夏河旅游地產(chǎn)項(xiàng)目可行性研究

【摘要】:項(xiàng)目的可行性研究是項(xiàng)目科學(xué)決策的依據(jù),通過(guò)可行性研究,可以分析擬建項(xiàng)目所需各類支持程度和可能性,及早明確和防范風(fēng)險(xiǎn),避免決策失誤。本文以旅游地產(chǎn)開(kāi)發(fā)項(xiàng)目的可行性為研究對(duì)象,對(duì)旅游地產(chǎn)和項(xiàng)目可行性研究的相關(guān)理論進(jìn)行了梳理,并依次為主要理論基礎(chǔ),對(duì)夏河旅游地產(chǎn)項(xiàng)目開(kāi)發(fā)可行性進(jìn)行了研究,為項(xiàng)目單位旅游地產(chǎn)項(xiàng)目開(kāi)發(fā)提供了科學(xué)決策的依據(jù),為項(xiàng)目的實(shí)施提供理論基礎(chǔ)、開(kāi)發(fā)方向和管控標(biāo)準(zhǔn)。 本文通過(guò)對(duì)旅游地產(chǎn)開(kāi)發(fā)相關(guān)理論的分析,結(jié)合國(guó)內(nèi)外旅游地產(chǎn)研究和項(xiàng)目可行性研究的發(fā)展和現(xiàn)狀,總結(jié)了旅游地產(chǎn)的類型、特征及旅游地產(chǎn)市場(chǎng)的概念分析,研究了項(xiàng)目可行性研究的概念、內(nèi)容、基本原理、主要步驟、評(píng)價(jià)方法和依據(jù)。通過(guò)夏河旅游地產(chǎn)項(xiàng)目開(kāi)發(fā)的項(xiàng)目背景、項(xiàng)目定位、市場(chǎng)分析、規(guī)劃設(shè)計(jì)、實(shí)施計(jì)劃、運(yùn)營(yíng)模式、經(jīng)濟(jì)評(píng)估、風(fēng)險(xiǎn)管控等方面研究分析,提出夏河旅游地產(chǎn)項(xiàng)目開(kāi)發(fā)的思路和建議,運(yùn)用科學(xué)的研究方法,力求論證經(jīng)濟(jì)利益的最大化,對(duì)實(shí)現(xiàn)社會(huì)效益、經(jīng)濟(jì)效益、環(huán)境保護(hù)和可持續(xù)發(fā)展的全面發(fā)展‘目標(biāo),做一全方位的考量和分析。 本文通過(guò)對(duì)旅游地產(chǎn)業(yè)項(xiàng)目的開(kāi)發(fā)進(jìn)行全面系統(tǒng)的分析和論證,結(jié)合實(shí)例項(xiàng)目的特點(diǎn)和項(xiàng)目開(kāi)發(fā)中經(jīng)營(yíng)、策劃、管理的實(shí)際情況,運(yùn)用經(jīng)濟(jì)分析的方法為項(xiàng)目的實(shí)施做出合理的正確論證,為類似項(xiàng)目的可行性研究提供可借鑒的經(jīng)驗(yàn)。
[Abstract]:The feasibility study of the project is the basis of the scientific decision of the project. Through the feasibility study, the degree and possibility of all kinds of support needed for the proposed project can be analyzed, and the risk can be identified and prevented as soon as possible, and the decision error can be avoided. This paper takes the feasibility of tourism real estate development project as the research object, combs the related theories of tourism real estate and project feasibility study, and in turn as the main theoretical basis, studies the feasibility of Xia River tourism real estate project development. It provides the scientific decision basis for the development of the tourism real estate project of the project unit, and provides the theoretical basis, the development direction and the control standard for the implementation of the project. By analyzing the related theories of tourism real estate development, combining the development and present situation of domestic and foreign tourism real estate research and project feasibility study, this paper summarizes the types, characteristics and concept analysis of tourism real estate market. The concept, content, basic principle, main steps, evaluation method and basis of project feasibility study are studied. Through the project background, project positioning, market analysis, planning and design, implementation plan, operation mode, economic evaluation, risk management and control of Xihe tourism real estate project, This paper puts forward the ideas and suggestions for the development of Xiahhe tourism real estate project, and makes every effort to demonstrate the maximization of economic benefits and the overall development of social benefit, economic benefit, environmental protection and sustainable development by means of scientific research methods. Do an all-round consideration and analysis. Based on the comprehensive and systematic analysis and demonstration of the development of tourism real estate projects, this paper combines the characteristics of the project and the actual situation of management, planning and management in the development of the project. The method of economic analysis is used to make a reasonable and correct demonstration for the implementation of the project and to provide the experience for the feasibility study of similar projects.
