城市綜合體項目風險管理研究

【摘要】:論文基于國內(nèi)外關于城市綜合體項目風險管理的現(xiàn)有研究成果,結(jié)合城市綜合體項目固有特點,采用文獻分析法、定量與定性結(jié)合的方法對城市綜合體項目進行風險管理研究,與此同時,將風險管理理論應用于“ICON·云端”項目風險管理實踐中,充分驗證了風險管理理論在城市綜合體項目中的實踐價值。本文主要研究內(nèi)容與成果如下:1.系統(tǒng)回顧城市綜合體項目風險管理理論在國內(nèi)外的發(fā)展狀況,探討了城市綜合體項目在國內(nèi)外發(fā)展歷程的差異性,發(fā)現(xiàn)了目前研究所存在的問題,以此為基礎提出作者的研究方向:與此同時,對研究概念、范圍進行界定,為研究奠定基礎。2.針對目前城市綜合體項目風險管理理論不夠成熟、管理效果不佳的局面,提出全過程風險管理思路,該思路既強調(diào)宏觀上服從項目整體利益,又深入研究項目各開發(fā)階段風險因素的識別與應對,保證了城市綜合體項目風險管理的系統(tǒng)性與針對性。3.對風險識別方法進行了深入探討。為解決風險識別過程中經(jīng)常出現(xiàn)的風險因素遺漏或重復的問題,提出運用二維分解結(jié)構(gòu)進行風險識別方案,該方案可從兩個角度進行風險因素的識別。通過在實際案例中使用發(fā)現(xiàn),這一方法對于解決上述風險識別問題是有效的。4.運用層次分析法和模糊綜合評價法進行風險分析與評價。首先通過層次分析法得出各因素的相對重要性權(quán)重,然后運用模糊綜合評價方法得出項目的風險等級為“較高風險”。5.以項目開發(fā)階段為單位進行風險應對。以風險分析與評價結(jié)果為基礎,以開發(fā)階段為劃分依據(jù),充分考慮風險識別成本,選取各階段對城市綜合體項目威脅程度較高的風險因素進行應對策略的開發(fā)。
[Abstract]:Based on the existing research results of urban complex project risk management at home and abroad, combined with the inherent characteristics of urban complex project, the paper uses the literature analysis method, quantitative and qualitative methods to study the risk management of urban complex project. At the same time, the application of risk management theory to the risk management practice of "ICON cloud" project fully verifies the practical value of risk management theory in urban complex project. The main contents and results of this paper are as follows: 1. This paper systematically reviews the development of urban complex project risk management theory at home and abroad, probes into the differences in the development process of urban complex project at home and abroad, and finds out the problems existing in the present research. On this basis, the author's research direction is put forward: at the same time, the concept and scope of the research are defined to lay the foundation for the research. In view of the situation that the risk management theory of urban complex project is not mature enough and the effect of management is not good at present, the whole process risk management thought is put forward. Furthermore, the identification and response of risk factors in various stages of development of the project are studied in order to ensure the systematization and pertinence of risk management in urban complex projects. The method of risk identification is discussed. In order to solve the problem of omission or repetition of risk factors in the process of risk identification, a two-dimensional decomposition structure is proposed for risk identification, which can be used to identify risk factors from two angles. By using the method in practical cases, this method is effective to solve the above risk identification problem. 4. AHP and fuzzy comprehensive evaluation are used to analyze and evaluate the risk. Firstly, the relative importance weight of each factor is obtained by AHP, and then the risk grade of the project is "higher risk" .5.The fuzzy comprehensive evaluation method is used. Take the project development phase as the unit to deal with the risks. Based on the results of risk analysis and evaluation, taking the development stage as the basis, and fully considering the cost of risk identification, this paper selects the risk factors that threaten the urban complex project in each stage to develop the coping strategy.
