【摘要】：隨著我國經(jīng)濟(jì)不斷發(fā)展與城鎮(zhèn)化進(jìn)程不斷深入,城市的住房問題越來越尖銳。我國的城市住房體系包括商品房、廉租房、經(jīng)濟(jì)適用房以及限價(jià)房等組成。后三者屬于保障性政策房的行列,用來解決中低收入家庭面對的住房問題。特別是限價(jià)房政策的出臺是針對在城市中大多數(shù)人的利益。限價(jià)房政策從出臺到全國普及應(yīng)用,短短的幾年時(shí)間內(nèi)在解決收入與住房矛盾方面做出了很大貢獻(xiàn),并且成為了城鎮(zhèn)化進(jìn)程中不可缺少的一部分。這一政策在實(shí)施時(shí)各個(gè)城市可根據(jù)自身的特點(diǎn)進(jìn)行細(xì)化。在實(shí)施的這段時(shí)間內(nèi)也發(fā)現(xiàn)了很多問題。如限價(jià)房定位不明確。說是針對中低收入,但很難對這一范圍進(jìn)行清晰界定。在很多城市政府只限定開發(fā)商開發(fā)限價(jià)房的數(shù)量,對選址和銷售沒有進(jìn)行有效監(jiān)督。地方政府對限價(jià)房價(jià)格應(yīng)該有一套明文的文件,統(tǒng)一標(biāo)準(zhǔn)。限價(jià)房政策最終的銷售對象與初衷有很大的不同。政策應(yīng)該建立一套公開透明的分配系統(tǒng),以及售后服務(wù)與退出管理機(jī)制。本文以成都市咨詢或申購限價(jià)房的人員作為實(shí)證研究對象。對被調(diào)查人員發(fā)放已經(jīng)定義完全,針對成都市限價(jià)房政策對購房者購買意愿影響的調(diào)查問卷。對收集到的數(shù)據(jù)做SPSS數(shù)據(jù)統(tǒng)計(jì)軟件分析,從簡單的統(tǒng)計(jì)分析到線性因素分析。本文的調(diào)查問卷分為五個(gè)部分：問答人員的個(gè)人信息、對限價(jià)房的需要、價(jià)格影響因素、政策影響因素和關(guān)注因素(購買動機(jī))。對政策因素與關(guān)注因素進(jìn)行線性分析,結(jié)果顯示戶籍、收入、優(yōu)先結(jié)婚等都對購買行為直接影響。同時(shí)本文還從數(shù)據(jù)中統(tǒng)計(jì)分析出申購人員群體分布情況和其他因素對政策實(shí)施狀況的影響。在本文的最后部分總結(jié)了研究成果,還提出針對成都市限價(jià)房政策的建議。
[Abstract]:With the development of our economy and the deepening of urbanization, the urban housing problem is becoming more and more acute. This article takes Chengdu consultation or requisition for limited price house as the empirical research object. The distribution of the investigated personnel has been fully defined. According to the questionnaire of the effect of the price limit policy on the buyers' willingness to buy, the data collected are analyzed by the SPSS statistical software. From simple statistical analysis to linear factor analysis, the questionnaire in this paper is divided into five parts: personal information of the Q & A personnel, the need for the price limit room, the factors affecting the price, Policy influencing factors and concerned factors (purchase motivation).
