【摘要】:當(dāng)前我國(guó)住宅房地產(chǎn)開(kāi)發(fā)經(jīng)營(yíng)市場(chǎng)起伏跌宕,中央政府、地方政府對(duì)住宅開(kāi)發(fā)經(jīng)營(yíng)市場(chǎng)進(jìn)行限購(gòu)、限價(jià)等多種措施調(diào)控,促使房地產(chǎn)開(kāi)發(fā)商由單一住宅房地產(chǎn)開(kāi)發(fā)經(jīng)營(yíng)向收益較高的城市商業(yè)綜合體開(kāi)發(fā)經(jīng)營(yíng)轉(zhuǎn)型。在各路地產(chǎn)英豪紛紛角逐城市商業(yè)綜合體的時(shí)代,以阿里巴巴為代表的電子商務(wù)異軍突起,創(chuàng)造出了“雙十一”購(gòu)物節(jié)這一特殊的節(jié)日,網(wǎng)絡(luò)購(gòu)物鋪天蓋地席卷而來(lái),使得傳統(tǒng)的城市商業(yè)綜合體開(kāi)發(fā)經(jīng)營(yíng)的模式受到巨大挑戰(zhàn)。 本文從開(kāi)發(fā)商的角度出發(fā),系統(tǒng)性的探討整個(gè)城市商業(yè)綜合體開(kāi)發(fā)經(jīng)營(yíng)鏈條,依托城市商業(yè)綜合體開(kāi)發(fā)的五個(gè)步驟,即市場(chǎng)定位、融資、土地獲取、施工、營(yíng)銷(xiāo),構(gòu)建出城市商業(yè)綜合體影響因素的層次模型,利用層次分析法,計(jì)算出各風(fēng)險(xiǎn)因素的權(quán)重,最后應(yīng)用模糊綜合評(píng)價(jià)模型,計(jì)算出整個(gè)城市商業(yè)綜合體的開(kāi)發(fā)經(jīng)營(yíng)風(fēng)險(xiǎn)系數(shù)。在此基礎(chǔ)之上,結(jié)合網(wǎng)絡(luò)購(gòu)物對(duì)商業(yè)綜合體的開(kāi)發(fā)、經(jīng)營(yíng)整體影響,系統(tǒng)分析城市商業(yè)綜合體全過(guò)程開(kāi)發(fā)經(jīng)營(yíng)的風(fēng)險(xiǎn)。 城市商業(yè)綜合體的開(kāi)發(fā)經(jīng)營(yíng)風(fēng)險(xiǎn)長(zhǎng)期、客觀、持續(xù)存在,本文通過(guò)對(duì)商業(yè)綜合體開(kāi)發(fā)經(jīng)營(yíng)風(fēng)險(xiǎn)的分析,考慮多種因素影響下,提出商業(yè)綜合體的開(kāi)發(fā)經(jīng)營(yíng)風(fēng)險(xiǎn)應(yīng)對(duì)策略。即在城市商業(yè)綜合體一定的規(guī)模下,調(diào)整城市商業(yè)綜合體中持有物業(yè)和銷(xiāo)售物業(yè)的比例,在銷(xiāo)售物業(yè)的收益遠(yuǎn)遠(yuǎn)大于持有物業(yè)的投入的背景下;保障銷(xiāo)售物業(yè)和持有物業(yè)的良好互動(dòng),將持有物業(yè)限定在特定的規(guī)模內(nèi),并且調(diào)整持有物業(yè)的業(yè)態(tài)類(lèi)型,降低如網(wǎng)絡(luò)購(gòu)物等影響因素的干擾,提高城市商業(yè)綜合體的應(yīng)對(duì)風(fēng)險(xiǎn)的能力。
[Abstract]:At present, the housing real estate development and operation market in our country has experienced ups and downs. The central government and local governments regulate the housing development and operation market by restricting purchases and limiting prices, etc. Promoting the transformation of real estate developers from a single residential real estate development operation to a high-yielding urban commercial complex development and management. Taking Alibaba as the representative of electronic commerce, created the "double Eleven" shopping festival this special festival, the network shopping rolling in, making the traditional mode of development and management of urban commercial complex has been greatly challenged. From the angle of developers, this paper systematically discusses the whole urban commercial complex development and management chain, relying on the five steps of urban commercial complex development, that is, market positioning, financing, land acquisition, construction, marketing, The hierarchical model of the influencing factors of urban commercial complex is constructed, and the weight of each risk factor is calculated by AHP. Finally, the fuzzy comprehensive evaluation model is applied. Based on the calculation of the risk coefficient of the development and management of the whole city commercial complex, the risk of the whole process of the development and management of the urban commercial complex is analyzed systematically by combining the network shopping with the development of the commercial complex and the overall impact of the management. The risk of development and management of urban commercial complex is long-term, objective and persistent. This paper analyzes the risk of development and management of commercial complex, considering the influence of many factors. This paper puts forward the strategy to deal with the risk of development and management of commercial complex, that is, under the certain scale of urban commercial complex, adjusting the proportion of property holding and selling property in urban commercial complex, Under the background that the income from selling property is far greater than the investment in holding property, the good interaction between selling property and holding property can limit the property holding to a specific scale, and adjust the type of business of holding property. To reduce the interference of factors such as online shopping and improve the ability of urban commercial complex to deal with risks.
