【摘要】:本論文分為六個(gè)部分,分別為緒論、相關(guān)理論概述、Y地產(chǎn)公司環(huán)境分析、Y地產(chǎn)公司企業(yè)現(xiàn)行發(fā)展戰(zhàn)略介紹、Y地產(chǎn)公司戰(zhàn)略問(wèn)題診斷及調(diào)整的必要性及企業(yè)戰(zhàn)略調(diào)整策略及實(shí)施。 本論文結(jié)合地產(chǎn)行業(yè)的環(huán)境分析,就Y地產(chǎn)公司的組織、經(jīng)營(yíng)、競(jìng)爭(zhēng)、業(yè)務(wù)、資源、產(chǎn)品、人力資源、行業(yè)地位等方面內(nèi)容進(jìn)行分析,同時(shí)對(duì)其現(xiàn)行發(fā)展戰(zhàn)略進(jìn)行介紹及診斷,突出該企業(yè)戰(zhàn)略的問(wèn)題。 在對(duì)企業(yè)多方面分析的基礎(chǔ)上,利用波特競(jìng)爭(zhēng)戰(zhàn)略等多種模型,識(shí)別出目前該企業(yè)發(fā)展戰(zhàn)略的問(wèn)題及所帶來(lái)的風(fēng)險(xiǎn),并根據(jù)行業(yè)發(fā)展分析及企業(yè)自身資源條件,提出不能走以住宅開發(fā)為主要發(fā)展戰(zhàn)略的方向,而應(yīng)該進(jìn)行提高商業(yè)地產(chǎn)發(fā)展,商住并行的差異化戰(zhàn)略,在眾多以住宅為主要發(fā)展方向的地產(chǎn)企業(yè)中,走出一條適合自身情況、契合行業(yè)發(fā)展趨勢(shì)的道路。 為此,本文就商業(yè)地產(chǎn)的發(fā)展及多個(gè)改善企業(yè)運(yùn)營(yíng)方式進(jìn)行分析研究及建議,以及對(duì)調(diào)整后的戰(zhàn)略策略執(zhí)行提出具體執(zhí)行要點(diǎn)。
[Abstract]:This paper is divided into six parts, respectively, the introduction, the related theory summarizes the environment analysis of Y real estate company and the current development strategy of Y real estate company introduces the necessity of the strategic problem diagnosis and adjustment of Y real estate company, and the strategy adjustment strategy and implementation of the enterprise strategy. This paper analyzes the organization, management, competition, business, resources, products, human resources, industry status of Y real estate company based on the environmental analysis of the real estate industry. At the same time, the current development strategy is introduced and diagnosed to highlight the problems of the enterprise strategy. On the basis of the analysis of various aspects of the enterprise, using various models such as Porter's competitive strategy, the problems and risks of the present enterprise's development strategy are identified, and according to the industry development analysis and the enterprise's own resource conditions, It is suggested that we should not take residential development as the main development strategy, but should improve the development of commercial real estate. The differentiation strategy of commercial and residential development should be carried out. Among the many real estate enterprises with residential development as their main development direction, they should go out of a way suitable for their own conditions. In line with the development of the industry trend of the road. Therefore, this paper analyzes the development of commercial real estate and several ways to improve the operation of enterprises, and puts forward specific implementation points for the implementation of the adjusted strategic strategy.
