“醫(yī)護(hù)養(yǎng)休”一體化養(yǎng)老地產(chǎn)開發(fā)模式研究

【摘要】:隨著人口老齡化的加劇,養(yǎng)老問題被提上日程,而身患疾病的老人的養(yǎng)老更是重中之重。綜合醫(yī)院缺乏長期康復(fù)護(hù)理服務(wù);福利養(yǎng)老機(jī)構(gòu)缺乏醫(yī)療條件;老年公寓又無法滿足中國人不離家的心理需要,缺乏人文氣息。所以急需探索一種既能使老人居能安身,病可醫(yī)治,又可以享受到日常照料等護(hù)理服務(wù)的養(yǎng)老地產(chǎn)。 本文首先對養(yǎng)老地產(chǎn)國內(nèi)外研究現(xiàn)狀以及國內(nèi)養(yǎng)老地產(chǎn)開發(fā)現(xiàn)狀分析,提出了一種集醫(yī)療、護(hù)理、養(yǎng)老、休憩一體化的新型養(yǎng)老地產(chǎn)開發(fā)模式,然后在某地區(qū)開展了實(shí)地調(diào)研,,并通過設(shè)置老年人的主觀意愿、老年人的成本費(fèi)用、養(yǎng)老模式服務(wù)質(zhì)量以及政府財政投入這四項評價指標(biāo)體系,將福利機(jī)構(gòu)(如養(yǎng)老院、敬老院、老年福利院等)、老年公寓以及“醫(yī)護(hù)養(yǎng)休”一體化新型養(yǎng)老地產(chǎn)三種養(yǎng)老模式進(jìn)行了對比分析。隨之運(yùn)用優(yōu)化決策理論模型對這種大型多功能養(yǎng)老綜合體的投資開發(fā)規(guī)模予以測定。接著從功能模式、融資模式、運(yùn)營管理模式、銷售盈利模式四個方面對“醫(yī)護(hù)養(yǎng)休”一體化養(yǎng)老地產(chǎn)的開發(fā)模式進(jìn)行構(gòu)建。最后結(jié)合寧波市北侖區(qū)某一實(shí)際項目對“醫(yī)護(hù)養(yǎng)休”一體化養(yǎng)老地產(chǎn)的投資開發(fā)規(guī)模及其功能模式、融資模式、運(yùn)營管理模式、銷售盈利模式進(jìn)行實(shí)證分析,并將其運(yùn)用到實(shí)際開發(fā)建設(shè)過程中。 “醫(yī)護(hù)養(yǎng)休”一體化新型養(yǎng)老模式不論從老年人認(rèn)可度還是從企業(yè)實(shí)際投資開發(fā)角度都具有可行性,尤其值得注意的是“醫(yī)護(hù)養(yǎng)休”一體化只是本文提出的一種開發(fā)理念,在實(shí)際運(yùn)用中須根據(jù)當(dāng)?shù)貙?shí)際情況進(jìn)行適當(dāng)變換,以尋求當(dāng)?shù)丨h(huán)境資源情況最佳協(xié)調(diào)配合。且其作為一種大型醫(yī)療護(hù)理養(yǎng)老保健綜合體投資開發(fā)規(guī)模不宜過大,其開發(fā)模式也應(yīng)結(jié)合實(shí)際情況在本文構(gòu)建的開發(fā)模式中擇優(yōu)選擇。 本文提出了一種集醫(yī)療、護(hù)理、養(yǎng)老、休憩四位一體的全新養(yǎng)老地產(chǎn)開發(fā)理念,并對其投資開發(fā)規(guī)模和開發(fā)模式進(jìn)行研究,最后結(jié)合某個實(shí)際項目對該全新開發(fā)理念進(jìn)行大膽實(shí)踐,為我國養(yǎng)老地產(chǎn)開發(fā)建設(shè)提供了具有可操作性的開發(fā)路線。
[Abstract]:With the aggravation of the aging population, the problem of old-age support has been put on the agenda, and the old people suffering from diseases are the most important care, the general hospital lacks long-term rehabilitation and nursing services, the welfare pension institutions lack medical conditions; The elderly apartment can not meet the psychological needs of Chinese people not leaving home and lack of humanistic atmosphere. Therefore, it is urgent to explore a kind of old-age real estate which can not only make the elderly settle down, cure their illness, but also enjoy the nursing services such as daily care. Firstly, this paper analyzes the present situation of the research on the endowment real estate at home and abroad and the present situation of the development of the endowment real estate at home and abroad, and puts forward a new pattern of the development of the old-age real estate which integrates medical treatment, nursing, old-age care and rest. Then a field study was carried out in a certain area, and through setting up the subjective will of the elderly, the cost of the elderly, the service quality of the old-age model and the government financial input, the four evaluation index systems, such as nursing home, were put forward. Homes for the elderly, This paper makes a comparative analysis of three kinds of pension models, such as welfare home for the elderly, apartment for the aged and the new type of old-age real estate, which are integrated with "nursing care and rest". Then, the investment of this large-scale multi-function pension complex is carried out by using the optimization decision theory model. The scale of the development is measured. Financing mode, operation management mode, The development model of "medical care and rest" integrated pension real estate is constructed from four aspects of sales and profit model. Finally, the investment and development rules of "nursing care and rest" integrated pension real estate are combined with a practical project in Beilun district of Ningbo. Model and its functional mode, The financing mode, operation management model and sales profit model are empirically analyzed and applied to the process of actual development and construction. The integration of "nursing care and rest" is feasible in terms of the recognition of the elderly and the actual investment and development of the enterprise. It is worth noting that the integration of "nursing care and rest" is only a kind of development idea proposed in this paper. In order to find out the best coordination and cooperation of local environment and resources, it is necessary to make appropriate changes according to the local actual conditions in practical application, and the scale of investment and development as a large medical care and old-age care complex should not be too large. The development mode should also be selected according to the actual situation in the development model constructed in this paper. This paper puts forward a new concept of the development of endowment real estate, which integrates medical treatment, nursing, old-age care and rest, and studies the scale and mode of investment and development. Finally, combining with a practical project, this paper carries out bold practice of the new development idea, which provides an operable development route for the development and construction of the endowment real estate in our country.
