【摘要】：近30年來我國房地產(chǎn)業(yè)的發(fā)展十分迅速,但就整體形式來看,房地產(chǎn)也仍呈現(xiàn)了一些弊病,例如規(guī)模發(fā)展緩慢,管理比較混亂,不能抵抗風(fēng)險(xiǎn),整個(gè)行業(yè)缺乏強(qiáng)有力的競(jìng)爭(zhēng)力,因此,在房地產(chǎn)行業(yè)的實(shí)施應(yīng)用中項(xiàng)目管理的理論方法起到了關(guān)鍵性的作用。要管理好一個(gè)房地產(chǎn)項(xiàng)目,就必須首先通過某種方式對(duì)項(xiàng)目進(jìn)行分解,制定一個(gè)合理的進(jìn)度計(jì)劃,這是項(xiàng)目管理的核心內(nèi)容,也是在管理項(xiàng)目過程中的一大難點(diǎn)。只有這樣,才能確保項(xiàng)目能夠如期執(zhí)行,通過跟蹤項(xiàng)目實(shí)際進(jìn)度調(diào)整控制方案,這將直接關(guān)系到項(xiàng)目的成敗�；诖�,本文結(jié)合重慶本土房地產(chǎn)企業(yè)的實(shí)際情況,研究探討了LBHCLJ房地產(chǎn)項(xiàng)目的計(jì)劃和控制管理,給出了開發(fā)項(xiàng)目管理可操作的方法。將項(xiàng)目管理方法應(yīng)用于蘭波公司的開發(fā)實(shí)際,對(duì)其他開發(fā)項(xiàng)目管理實(shí)踐具有一定借鑒價(jià)值,可用以指導(dǎo)其他項(xiàng)目的管理實(shí)踐。全文共分為五個(gè)部分,第一部分為緒論,簡(jiǎn)要闡述了論文進(jìn)行研究的背景和研究意義,介紹了國內(nèi)外目前對(duì)此領(lǐng)域的相關(guān)研究情況,并說明了本文主要的研究?jī)?nèi)容。第二部分對(duì)項(xiàng)目進(jìn)度管理的基本概念進(jìn)行了詳細(xì)介紹,從項(xiàng)目進(jìn)度計(jì)劃原理到進(jìn)度計(jì)劃的編制,再到進(jìn)度控制及最后到進(jìn)度控制的基本方法,通過這些內(nèi)容的提煉及陳述,為下文研究做下了鋪墊,同時(shí)也針對(duì)房地產(chǎn)領(lǐng)域的進(jìn)度管理與控制做了特別說明,闡述并分析了了房地產(chǎn)企業(yè)在生產(chǎn)過程遇到的各種矛盾及房地產(chǎn)企業(yè)內(nèi)進(jìn)度計(jì)劃編制與計(jì)劃控制體系。第三部分通過分析LBHCLJ房地產(chǎn)項(xiàng)目的具體情況,決定首先用工作分解結(jié)構(gòu)法將項(xiàng)目分解,然后再繪制網(wǎng)絡(luò)計(jì)劃圖。為了能高質(zhì)量的實(shí)現(xiàn)預(yù)定目標(biāo),還要對(duì)工期進(jìn)行必要的優(yōu)化。第四部分主要是進(jìn)度計(jì)劃在實(shí)施過程中的控制,首先介紹了LBHCLJ房地產(chǎn)項(xiàng)目如何進(jìn)行進(jìn)度控制,以及在具體執(zhí)行時(shí)所采用的方法;最后從組織、授權(quán)、資金三方面闡述了LBHCLJ房地產(chǎn)項(xiàng)目具體采用的項(xiàng)目的保障措施。第五部分得出本文的研究結(jié)論:通過深入了解項(xiàng)目進(jìn)度管理的理論方法及合理運(yùn)用于實(shí)踐,可顯著提高企業(yè)的管理水平。
[Abstract]:China's real estate industry has developed very rapidly in the past 30 years, but in terms of its overall form, the real estate industry still presents some drawbacks, such as slow scale development, chaotic management, inability to resist risks, and the lack of strong competitiveness of the entire industry. Therefore, the theory and method of project management plays a key role in the application of real estate industry. In order to manage a real estate project well, it is necessary to decompose the project in a certain way and make a reasonable progress plan. This is the core content of project management, and is also a major difficulty in the process of managing the project. Only in this way, can we ensure that the project can be carried out on schedule and adjust the control scheme by tracking the actual progress of the project. This will be directly related to the success or failure of the project. Based on this, this paper studies and discusses the planning and control management of LBHCLJ real estate project according to the actual situation of local real estate enterprises in Chongqing. The operational method of development project management is given. The application of project management method to the development practice of Rambo Company has certain reference value for other development project management practice. The paper is divided into five parts. The first part is the introduction, which briefly describes the background and significance of the research, and introduces the current research situation in this field at home and abroad. In the second part, the basic concept of project schedule management is introduced in detail, from the principle of project schedule to the preparation of schedule plan, to the basic method of schedule control and finally to schedule control. Through the extraction and presentation of these contents, this paper lays the groundwork for the following research, and also makes a special explanation for the progress management and control in the field of real estate. This paper expounds and analyzes various contradictions encountered by real estate enterprises in the process of production, and the scheduling and control system within real estate enterprises. The third part analyzes the specific situation of LBHCLJ real estate projects. It is decided that the project will be decomposed by the method of work breakdown structure first, and then the network plan will be drawn. In order to achieve the predetermined goal with high quality, the necessary optimization of the time limit should be carried out. Part 4th is mainly about the control of the schedule plan in the process of implementation. This paper first introduces how to control the progress of LBHCLJ real estate project, and how to implement it. In the 5th part, the research conclusion of this paper is drawn: through the deep understanding of the theory and method of project schedule management and the reasonable application in practice, It can significantly improve the management level of enterprises.
