基于全壽命周期的世紀(jì)花園房地產(chǎn)項(xiàng)目成本控制研究

【摘要】:近年來(lái),國(guó)家加強(qiáng)了對(duì)房地產(chǎn)業(yè)的調(diào)控力度,這對(duì)房地產(chǎn)企業(yè)來(lái)說(shuō)既是機(jī)遇也是挑戰(zhàn)。全壽命周期成本(Life Cycle Cost, LCC)控制理論及其理念正日益受到人們的關(guān)注和重視。在西方國(guó)家,全壽命周期成本管理理論廣泛地應(yīng)用于建設(shè)項(xiàng)目的成本控制,它對(duì)房地產(chǎn)企業(yè)降低投資成本,提高核心競(jìng)爭(zhēng)力,有著重要的意義。作為一種全面控制成本的理論,國(guó)內(nèi)不少學(xué)者和房地產(chǎn)企業(yè)正積極對(duì)其進(jìn)行研究和嘗試應(yīng)用。本文引入LCC理論,嘗試用一個(gè)新的視角來(lái)分析和解決困擾房地產(chǎn)項(xiàng)目成本控制的一些問(wèn)題。在介紹基本理論的基礎(chǔ)上,構(gòu)建了世紀(jì)花園房地產(chǎn)項(xiàng)目全壽命周期成本控制體系,科學(xué)地劃分了全壽命周期的階段,探討了全壽命周期各個(gè)階段成本控制的方法,并構(gòu)建了房地產(chǎn)項(xiàng)目全壽命周期成本控制模型。首先介紹了本文的選題背景以及近幾年國(guó)內(nèi)外在房地產(chǎn)項(xiàng)目成本控制方面取得的研究成果,并且進(jìn)行了對(duì)比評(píng)述,指出了全壽命周期成本管理理論與方法應(yīng)用于房地產(chǎn)項(xiàng)目成本控制的意義。然后介紹了項(xiàng)目全壽命周期和全壽命周期成本的概念,從不同的角度分析全壽命周期成本構(gòu)成,進(jìn)一步闡述全壽命周期成本控制的內(nèi)涵和控制的理論基礎(chǔ)以及方法。再次介紹了世紀(jì)花園房地產(chǎn)項(xiàng)目的整理規(guī)劃和開竣計(jì)劃等基本信息,從不同的角度分析了世紀(jì)花園項(xiàng)目全壽命周期成本構(gòu)成。基于掙值法分析了其成本控制現(xiàn)狀以及存在的問(wèn)題,并分析了世紀(jì)花園項(xiàng)目其問(wèn)題存在的原因。然后構(gòu)建了世紀(jì)花園項(xiàng)目的全壽命周期成本控制方案,將世紀(jì)花園項(xiàng)目的全壽命周期分為決策階段、設(shè)計(jì)階段、建設(shè)階段、竣工階段和營(yíng)運(yùn)階段五個(gè)階段,并針對(duì)每個(gè)階段提出了相應(yīng)的成本控制策略,可以從全過(guò)程上大大的降低項(xiàng)目成本。為了更加科學(xué)的控制成本,將供應(yīng)鏈管理方法引入了世紀(jì)花園房地產(chǎn)項(xiàng)目的成本控制之中。這樣使得世紀(jì)花園房地產(chǎn)項(xiàng)目的成本控制不僅僅限于房地產(chǎn)企業(yè)內(nèi)部,成本控制的范圍更加廣泛,將上下游合作企業(yè)也納入了成本控制的范疇,增加了成本控制的效果。為了成本控制措施更好的發(fā)揮其作用,并從三個(gè)方面建立了成本控制的保障措施。
[Abstract]:In recent years, the countries to strengthen the regulation of the real estate industry, which is both an opportunity and a challenge for real estate enterprises. The whole life cycle cost (Life Cycle, Cost, LCC) control theory and its concept is increasingly attracting more and more attention. In western countries, the theory of cost management of the whole life cycle is widely used in the construction project cost control, which reduce the cost of investment of real estate enterprises, improve the core competitiveness, has important significance. As a comprehensive cost control theory, many domestic scholars and real estate enterprises are actively to carry on the research and application. This paper introduces the LCC theory, try to analyze and solve some problems the troubled real estate project cost control with a new perspective. Based on the basic theory, construction of the whole life cycle cost control system of Century Garden real estate project, Science Division The life cycle stage, discusses the method of each stage of life cycle cost control, and establishes the model of life cycle cost control of real estate project. First introduced the research achievements of the background and the recent years outside the domestic real estate project cost control, and were compared and commented, pointed out. The theory and method of life cycle cost management in real estate project cost control. And then introduces the concept of project life cycle and life cycle cost, from a different point of view of the whole life cycle cost structure, theoretical basis and method further elaborates the connotation and control of life cycle cost control in the introduction again. The century garden real estate project planning and completion plan consolidation and other basic information, from a different point of view of the project life cycle of Century Garden The cost structure. The actuality and problems of cost control based on earned value analysis method, and analyzes the causes of existing problems. The century garden project and the construction of the whole life cycle cost control project of century garden plan, the entire project life cycle century garden is divided into the decision-making stage, design stage, construction stage, completion the operation stage and the five stage, and in each stage, and put forward the corresponding cost control strategy, can greatly reduce the whole process from the project cost. In order to control the cost of more scientific, the supply chain management method introduced the Century Garden real estate project cost control. This makes the cost control of Century Garden real estate the project is not limited to the real estate enterprise, cost control scope is more extensive, the upstream and downstream cooperation enterprises are also included in the cost control category, add a The effect of this control. For cost control measures to play its role better, and from three aspects of the establishment of the cost control protection measures.
