【摘要】:當(dāng)前,實(shí)體商業(yè)地產(chǎn)面臨兩個(gè)挑戰(zhàn):其一,實(shí)體商業(yè)地產(chǎn)銷售情況不良,空置率高;其二,電子商務(wù)和網(wǎng)絡(luò)交易市場越來越對(duì)實(shí)體商業(yè)地產(chǎn)帶來沖擊。實(shí)體商業(yè)地產(chǎn)企業(yè)主動(dòng)實(shí)施電子商務(wù)經(jīng)營是大勢所趨;依托其商業(yè)地產(chǎn)優(yōu)勢,實(shí)現(xiàn)協(xié)同經(jīng)營以整合資源、揚(yáng)長避短,便成為一個(gè)重要選擇。而目前部分實(shí)體商業(yè)地產(chǎn)企業(yè)在電子商務(wù)方面的成功實(shí)踐,O2O、體驗(yàn)式經(jīng)營等的涌現(xiàn),以及協(xié)同電子商務(wù)的發(fā)展,為實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營提供了參照與支撐。運(yùn)用系統(tǒng)論、協(xié)同論、協(xié)同電子商務(wù)理論,以及案例比較分析、跟蹤研究、深度訪談等研究方法,以及博弈論、系統(tǒng)動(dòng)力學(xué)等數(shù)學(xué)模型,對(duì)實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式的理論與實(shí)踐進(jìn)行了探討。本文凝練了實(shí)體商業(yè)地產(chǎn)電子商務(wù)經(jīng)營實(shí)踐中出現(xiàn)的業(yè)務(wù)整合模式、電商服務(wù)集聚模式、“社區(qū)化”電商服務(wù)模式、銷售平臺(tái)模式這四種代表模式,對(duì)每種模式進(jìn)行了SWOT分析并進(jìn)行了比較分析;運(yùn)用動(dòng)態(tài)博弈模型,分析了四種模式中的各主體間的博弈關(guān)系。論證了實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營的內(nèi)涵,提出了實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營的四大協(xié)同。分析了實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營的產(chǎn)業(yè)鏈以及四種具體方式的選擇。建立了實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營收益分?jǐn)偟牟┺恼撃P筒⑦M(jìn)行了算例分析;構(gòu)建了描述實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營的運(yùn)行機(jī)制的系統(tǒng)動(dòng)力學(xué)模型。提出了實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營的路徑;研究了實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式的發(fā)展策略。對(duì)實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式的風(fēng)險(xiǎn)進(jìn)行了研究,包括實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式的風(fēng)險(xiǎn)分析、實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式的風(fēng)險(xiǎn)評(píng)價(jià)。提出了實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營的的風(fēng)險(xiǎn)管理思路,對(duì)實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營的風(fēng)險(xiǎn)預(yù)警問題進(jìn)行了探討。同時(shí),以華地工貿(mào)為案例進(jìn)行分析并模擬,對(duì)其實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式創(chuàng)新進(jìn)行了實(shí)證分析。論文的創(chuàng)新點(diǎn)主要有:提出實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式的四大協(xié)同理念,即主體協(xié)同、客體協(xié)同、載體協(xié)同和信息協(xié)同;建立了實(shí)體商業(yè)地產(chǎn)電子商務(wù)實(shí)踐模式的主體博弈模型,以及實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式的合作博弈模型,并得出了一些有益的結(jié)論;構(gòu)建了實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式實(shí)現(xiàn)的幾種典型路徑;提出實(shí)體商業(yè)地產(chǎn)電子商務(wù)協(xié)同經(jīng)營模式的風(fēng)險(xiǎn)評(píng)價(jià)體系、PDECAL循環(huán)以及“三預(yù)結(jié)合”機(jī)制。
[Abstract]:At present, the real estate faces two challenges: first, the real estate sales situation is poor, the vacancy rate is high; Secondly, the electronic commerce and the network trade market bring the impact to the entity commercial real estate more and more, the entity commercial real estate enterprise takes the initiative to carry out the electronic commerce management is the trend of the times; Relying on its commercial real estate advantages, to achieve coordinated management in order to integrate resources, exploit the strengths and circumvent weaknesses, it becomes an important choice. At present, some commercial real estate enterprises in the successful practice of electronic commerce is O2O. The emergence of experiential management, as well as the development of collaborative e-commerce, provide reference and support for the collaborative management of real estate e-commerce. And case analysis, tracking research, in-depth interviews and other research methods, as well as game theory, system dynamics and other mathematical models. This paper probes into the theory and practice of the cooperative management mode of the E-commerce of the entity commercial real estate. This paper condenses the business integration mode which appears in the practice of the E-commerce of the entity commercial real estate, and the mode of the agglomeration of the e-commerce service. The four representative modes of "community" e-commerce service mode and sales platform mode are analyzed by SWOT and compared. By using the dynamic game model, this paper analyzes the game relations among the main bodies in the four models, and demonstrates the connotation of the cooperative management of the E-commerce in the entity commercial real estate. This paper puts forward four kinds of collaboration of E-commerce of entity commercial real estate, analyzes the industrial chain and the choice of four kinds of concrete ways of co-operation of E-commerce of entity commercial real estate, and establishes the E-commerce association of entity commercial real estate. The game theory model of sharing the operating income is given and an example is given. This paper constructs a system dynamic model to describe the operation mechanism of E-commerce cooperative operation of entity commercial real estate, and puts forward the path of E-business cooperative operation of entity commercial real estate. This paper studies the development strategy of E-commerce cooperative management model of entity commercial real estate, and studies the risk of E-business cooperative management mode of entity commercial real estate. Including the real commercial real estate e-commerce cooperative management model of risk analysis. The risk evaluation of E-commerce cooperative management mode of entity commercial real estate. The risk management thought of E-commerce cooperative operation of entity commercial real estate is put forward. At the same time, the paper analyzes and simulates the risk early warning of E-commerce cooperation in real commercial real estate, taking Huadi industry and trade as a case study. The paper analyzes the innovation of the collaborative management mode of the E-commerce of the entity commercial real estate. The main innovation points of this paper are as follows: put forward the four synergetic ideas of the E-commerce cooperative management mode of the entity commercial real estate, that is, the main body coordination. Object coordination, carrier coordination and information coordination; This paper sets up the main game model of the practice mode of the E-commerce of the entity commercial real estate, and the cooperative game model of the cooperative mode of the E-commerce of the entity commercial real estate, and draws some beneficial conclusions. This paper constructs several typical ways to realize the cooperative management mode of E-commerce in the entity commercial real estate. This paper puts forward the risk evaluation system of E-commerce cooperative management model of entity commercial real estate, which is called PDECAL cycle and "three preunion" mechanism.
