【摘要】：當(dāng)前，我國(guó)的房地產(chǎn)行業(yè)尚未進(jìn)入成熟時(shí)期，仍處于發(fā)展階段，房地產(chǎn)投資者對(duì)市場(chǎng)風(fēng)險(xiǎn)的防范意識(shí)較差，不能有效識(shí)別市場(chǎng)風(fēng)險(xiǎn)，為了獲取高額的投資回報(bào)，決策過(guò)程往往不夠理智，此外，，有時(shí)不能全面理解國(guó)家的法律政策，導(dǎo)致房地產(chǎn)行業(yè)中的風(fēng)險(xiǎn)很大。房地產(chǎn)開(kāi)發(fā)工程項(xiàng)目風(fēng)險(xiǎn)盡管為房地產(chǎn)企業(yè)帶來(lái)巨大的威脅，但同時(shí)也為其提供了廣闊的發(fā)展機(jī)會(huì)，如果企業(yè)能全面了解開(kāi)發(fā)工程項(xiàng)目的風(fēng)險(xiǎn)，并積極采取有效措施應(yīng)對(duì)風(fēng)險(xiǎn)，那么不但能夠有效消除潛在風(fēng)險(xiǎn)，還能夠獲得更為客觀的投資回報(bào)，并有利于企業(yè)抓住之前認(rèn)為風(fēng)險(xiǎn)高而放棄的其他項(xiàng)目。所以，研究房地產(chǎn)開(kāi)發(fā)項(xiàng)目風(fēng)險(xiǎn)管理有重要意義。 本文收集房地產(chǎn)開(kāi)發(fā)項(xiàng)目風(fēng)險(xiǎn)管理的相關(guān)資料，進(jìn)行理論研究，分析出房地產(chǎn)風(fēng)險(xiǎn)的基本特征，總結(jié)風(fēng)險(xiǎn)管理的主要內(nèi)容，結(jié)合四川省內(nèi)江市某房地產(chǎn)項(xiàng)目案例，對(duì)項(xiàng)目從開(kāi)發(fā)投資決策階段、取得土地階段、到工程設(shè)計(jì)施工階段以及物業(yè)管理階段等整個(gè)過(guò)程中所面臨的風(fēng)險(xiǎn)進(jìn)行風(fēng)險(xiǎn)分析、風(fēng)險(xiǎn)識(shí)別、風(fēng)險(xiǎn)評(píng)估和風(fēng)險(xiǎn)應(yīng)對(duì)，將理論與案例緊密結(jié)合起來(lái)，總結(jié)項(xiàng)目風(fēng)險(xiǎn)管理的方法，期望可以得出房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理的相應(yīng)解決辦法。
[Abstract]:At present, China's real estate industry has not yet entered a mature period, is still in the development stage, real estate investors have poor awareness of market risks, can not effectively identify market risks, in order to obtain high return on investment. The decision-making process is often not rational and, in addition, there is sometimes a failure to fully understand the legal policies of the State. The risk of real estate development project brings great threat to real estate enterprises, but it also provides a broad development opportunity for real estate enterprises. If the enterprise can fully understand the risk of the development project and take effective measures to deal with the risk, it can not only effectively eliminate the potential risk, but also can obtain more objective return on investment. Therefore, it is of great significance to study the risk management of real estate development projects. This article collects the real estate development project risk management related information, carries on the theory research, analyzes the real estate risk basic characteristic, summarizes the risk management main content. Combined with a real estate project in Neijiang City, Sichuan Province, the project from the development and investment decision-making stage, land stage. The risk analysis, risk identification, risk assessment and risk response during the whole process of engineering design and construction and property management are closely combined with the theory and cases. Summarize the method of project risk management, expect to get the corresponding solution of real estate project risk management.
