【摘要】:當(dāng)前的績效評價研究已經(jīng)非常豐富,績效評價的方法也種類多樣,但針對我國物業(yè)管理企業(yè),專業(yè)、完善的績效評價體系少之又少,整個行業(yè)的績效評價還處于探索階段。加強(qiáng)物業(yè)管理行業(yè)的績效評價研究,構(gòu)建出一套適合于我國物業(yè)管理行業(yè)的規(guī)范化、科學(xué)、完善的績效評價體系,已成為促進(jìn)我國物業(yè)管理行業(yè)的快速發(fā)展的重要課題。 平衡計分卡是一種重要的管理工具,對企業(yè)在財務(wù)、客戶、內(nèi)部流程、學(xué)習(xí)成長維度進(jìn)行綜合評價,并引入非財務(wù)等定性指標(biāo)來彌補(bǔ)財務(wù)指標(biāo)的不足:與以往的績效評價方法相比具有明顯優(yōu)勢。本文研究目的是通過借鑒平衡計分卡理論以及其在應(yīng)用中的經(jīng)驗,并結(jié)合我國物業(yè)管理企業(yè)的實際情況,為其構(gòu)建一套切實可行的績效評價體系。一套切實可行的績效評價體系能幫助物業(yè)管理企業(yè)實現(xiàn)戰(zhàn)略目標(biāo),增強(qiáng)核心競爭力,從而提高其經(jīng)營管理能力,,與此同時也為我國服務(wù)行業(yè)領(lǐng)域績效評價提供了參考。 理論研究和案例分析是本文的主要研究方法。首先,在研究中外平衡計分卡的理論的基礎(chǔ)上,并結(jié)合我國物業(yè)管理行業(yè)的具體實際,為其構(gòu)建出一套較為科學(xué)完整的物業(yè)管理企業(yè)績效評價體系。為了檢驗該體系的可行性,并闡述該體系的具體實施過程,本文選取了ZD物業(yè)管理服務(wù)有限公司進(jìn)行案例分析,對該套物業(yè)管理企業(yè)平衡計分卡的績效評價體系的構(gòu)建、實施進(jìn)行詳細(xì)闡述。在對物業(yè)管理企業(yè)戰(zhàn)略分析過程中,本文引用了SWOT方法,從企業(yè)自身的優(yōu)勢、劣勢,外部環(huán)境的機(jī)遇、風(fēng)險,對企業(yè)環(huán)境進(jìn)行分析,并據(jù)此制定符合企業(yè)自身情況的戰(zhàn)略。在對指標(biāo)體系權(quán)重的分配上,本文引用了層次分析法,通過數(shù)學(xué)計算,得出各指標(biāo)之間的權(quán)重關(guān)系,使得指標(biāo)間邏輯性更強(qiáng),最終評價結(jié)果也更為合理。 案例的順利實施,驗證了本文構(gòu)建出來的物業(yè)管理企業(yè)的平衡計分卡績效評價體系的可行性。在ZD物業(yè)管理服務(wù)有限公司績效評價結(jié)果的分析后得出結(jié)論:本文設(shè)計的平衡計分卡績效評價體系,指標(biāo)具有更高的層次性,更全面的信息量,更準(zhǔn)確的結(jié)論以及更高實際運用價值。這能促進(jìn)物業(yè)管理行業(yè)的規(guī)范化發(fā)展,切實提高我國物業(yè)管理行業(yè)整體的發(fā)展水平。
[Abstract]:The current performance evaluation research has been very rich, performance evaluation methods are also diverse, but for our property management enterprises, professional, perfect performance evaluation system is very few. The performance evaluation of the whole industry is still in the exploratory stage. Strengthen the property management industry performance evaluation research, and build a set of standardized, scientific and perfect performance evaluation system suitable for the property management industry of our country. It has become an important subject to promote the rapid development of property management industry in China. Balanced Scorecard is an important management tool to evaluate the financial, customer, internal process and learning and growth dimensions of an enterprise. And the introduction of non-financial qualitative indicators to make up for the lack of financial indicators: compared with the previous performance evaluation method has obvious advantages. The purpose of this study is to learn from the balanced Scorecard theory and its application experience. Combined with the actual situation of the property management enterprises in China, a set of practical performance evaluation system and a set of practical performance evaluation system can help the property management enterprises to achieve the strategic objectives. It also provides a reference for the performance evaluation of service industry in China. Theoretical research and case analysis are the main research methods of this paper. First of all, on the basis of studying the theory of Chinese and foreign balanced scorecard, and combined with the real estate management industry in China. In order to test the feasibility of the system and explain the implementation process of the system, a set of scientific and complete performance evaluation system of property management enterprises is constructed. This paper selects ZD property Management Service Co., Ltd. to analyze the case, and constructs the performance evaluation system of the balanced Scorecard of the property management enterprise. In the process of strategic analysis of property management enterprises, this paper cited the SWOT method, from their own strengths, weaknesses, external environment opportunities, risks, analysis of the enterprise environment. On the basis of this, the paper makes the strategy according to the enterprise's own situation. In the distribution of the weight of the index system, this paper quotes the Analytic hierarchy process (AHP), and obtains the weight relationship between the indicators by mathematical calculation. Make the logic between the indicators more strong, the final evaluation results are more reasonable. The successful implementation of the case. This paper verifies the feasibility of the performance evaluation system of the balanced Scorecard in the property management enterprises, and draws a conclusion after analyzing the performance evaluation results of ZD property Management Services Co., Ltd. This paper designs a balanced scorecard performance evaluation system. Indicators have higher levels, more comprehensive information, more accurate conclusions and higher practical application value, which can promote the development of property management industry standardization. Real estate management industry in China as a whole to improve the level of development.
