【摘要】:近年來,隨著我國房地產(chǎn)制度的改革和城鎮(zhèn)化進(jìn)程的快速推進(jìn),和應(yīng)對(duì)國際金融危機(jī)沖擊的一系列宏觀刺激政策的展開,我國房地產(chǎn)業(yè)經(jīng)歷了前所未有的迅猛發(fā)展,為國民經(jīng)濟(jì)持續(xù)快速發(fā)展及補(bǔ)充地方政府收入做出了其他行業(yè)難以企及的突出貢獻(xiàn),所以,當(dāng)前房地產(chǎn)業(yè)的一個(gè)重要特點(diǎn)正是它對(duì)國民經(jīng)濟(jì)主導(dǎo)作用。但是,我們也看到,房地產(chǎn)業(yè)所需資金量非常大,無論開發(fā)商,還是消費(fèi)者,其資金來源都嚴(yán)重依賴商業(yè)銀行的信貸支持,這與我國資本市場不發(fā)達(dá),房地產(chǎn)直接融資渠道非常有限有一定關(guān)聯(lián),長期以來,銀行的貸款選擇也熱衷于房地產(chǎn)業(yè),尤其是地方政府引導(dǎo)或鼓勵(lì)的開發(fā)項(xiàng)目,其收益和風(fēng)險(xiǎn)與房地產(chǎn)業(yè)及其相關(guān)產(chǎn)業(yè)的關(guān)聯(lián)度很高;這樣一來,,房地產(chǎn)業(yè)也常常被人們視為“準(zhǔn)金融行業(yè)”或稱為“第二金融”,這也是當(dāng)前我國房地產(chǎn)業(yè)的又一突出特點(diǎn)。但是,我國目前商業(yè)銀行對(duì)房地產(chǎn)的信貸風(fēng)險(xiǎn)度量工具及其風(fēng)險(xiǎn)控制體系的手段相對(duì)落后,無法適應(yīng)當(dāng)前銀行健康發(fā)展的迫切需要。本文正是基于上述房地產(chǎn)業(yè)的兩大特點(diǎn)我國商業(yè)銀行的現(xiàn)實(shí)狀況來展開“房地產(chǎn)業(yè)與商業(yè)銀行信貸風(fēng)險(xiǎn)管理”的研究。
[Abstract]:In recent years, with the reform of China's real estate system and the rapid progress of urbanization, and a series of macro-stimulus policies to deal with the impact of the international financial crisis. China's real estate industry has experienced unprecedented rapid development, for the sustained and rapid development of the national economy and supplement local government revenue to make outstanding contributions to other industries, so. An important feature of the real estate industry is that it plays a leading role in the national economy. However, we also see that the real estate industry needs a very large amount of funds, whether developers or consumers. Its sources of funds are heavily dependent on the credit support of commercial banks, which is related to the underdevelopment of the capital market and the very limited direct financing channels of real estate in China for a long time. The bank's loan choice is also keen on the real estate industry, especially the development project guided or encouraged by the local government, its income and risk are highly related to the real estate industry and its related industries. As a result, the real estate industry is often regarded as "quasi-financial industry" or "second finance", which is another outstanding feature of China's real estate industry. At present, the commercial banks' credit risk measurement tools and their risk control system are relatively backward. This paper is based on the two characteristics of the real estate industry in our country to carry out the research of "real estate industry and commercial bank credit risk management" based on the two characteristics of the real estate industry.
