【摘要】:房地產(chǎn)投資具有需用資金量大,投資回收期長(zhǎng)、不確定因素多,風(fēng)險(xiǎn)大、投資回報(bào)率高等特點(diǎn),必然會(huì)受到投資地的經(jīng)濟(jì)、社會(huì)和文化等各方面的影響。房地產(chǎn)業(yè)健康有序的發(fā)展離不開(kāi)投資環(huán)境的改善,房地產(chǎn)投資的成敗與投資環(huán)境密切相關(guān),因而為了使投資者明晰擬建項(xiàng)目投資地的經(jīng)濟(jì)發(fā)展水平和房地產(chǎn)市場(chǎng)的供需狀況等投資環(huán)境,掌握擬建項(xiàng)目的區(qū)位需求和建設(shè)開(kāi)發(fā)的適合程度,必須要對(duì)房地產(chǎn)投資環(huán)境進(jìn)行評(píng)價(jià)和研究,做出科學(xué)合理的投資決策,以規(guī)避投資風(fēng)險(xiǎn)。 本文基于投資者的視角,闡述了房地產(chǎn)業(yè)投資環(huán)境研究的意義,綜述了國(guó)內(nèi)外的相關(guān)研究成果,根據(jù)房地產(chǎn)業(yè)投資環(huán)境理論,分析了影響房地產(chǎn)投資的主要環(huán)境因素,得出了房地產(chǎn)業(yè)投資環(huán)境的自然社會(huì)環(huán)境、市場(chǎng)環(huán)境、經(jīng)濟(jì)環(huán)境、金融環(huán)境、消費(fèi)環(huán)境、基礎(chǔ)設(shè)施環(huán)境六大因素,建立了較為科學(xué)合理的房地產(chǎn)業(yè)投資環(huán)境評(píng)價(jià)指標(biāo)體系,為全面評(píng)價(jià)城市房地產(chǎn)投資環(huán)境狀況提供了一個(gè)平臺(tái)和框架,進(jìn)而分析了常用的房地產(chǎn)業(yè)投資環(huán)境研究方法,選用統(tǒng)計(jì)學(xué)中的因子分析法、聚類(lèi)分析法來(lái)進(jìn)行定量分析與評(píng)價(jià),構(gòu)建了以因子分析法和聚類(lèi)分析法為主的房地產(chǎn)投資環(huán)境綜合評(píng)價(jià)模型,而后以全國(guó)30個(gè)省會(huì)(含直轄市)城市區(qū)域作為本文討論的平臺(tái),為了避免采用單一年份數(shù)據(jù),出現(xiàn)評(píng)價(jià)結(jié)果的偶然性、特殊性現(xiàn)象,以中國(guó)30個(gè)省會(huì)城市2010~2012年近3年的數(shù)據(jù)為研究對(duì)象,運(yùn)用因子分析法對(duì)全國(guó)30個(gè)省會(huì)城市(含直轄市)房地產(chǎn)投資環(huán)境進(jìn)行綜合評(píng)價(jià),得到各個(gè)城市的房地產(chǎn)業(yè)投資環(huán)境綜合得分及排名,還分析了各區(qū)域投資環(huán)境的特點(diǎn),為以后的改進(jìn)和提高指明了道路,接著又運(yùn)用聚類(lèi)分析法,進(jìn)行了房地產(chǎn)業(yè)投資環(huán)境評(píng)價(jià)指標(biāo)體系中的22個(gè)指標(biāo)分類(lèi)評(píng)價(jià),給出了全國(guó)30個(gè)省會(huì)(含直轄市)30個(gè)城市進(jìn)行等級(jí)劃分,最終將其劃分為五類(lèi)投資區(qū)域,深入的研究了各城市房地產(chǎn)投資環(huán)境的狀況,評(píng)價(jià)了我國(guó)各個(gè)省會(huì)城市房地產(chǎn)業(yè)投資環(huán)境,進(jìn)而提出了未來(lái)的努力發(fā)展方向,為全國(guó)各省會(huì)城市改善房地產(chǎn)投資環(huán)境提供決策信息,,也為房地產(chǎn)投資商的城市區(qū)域選擇提供理論依據(jù)。
[Abstract]:The real estate investment has a large amount of funds, long payback period, many uncertain factors, high risk, high return on investment, the investment will be the economy, affecting all aspects of society and culture. The healthy and orderly development of the real estate industry cannot do without the improvement of investment environment, the success of real estate investment closely related to the investment environment, so in order to make clear the investors investment level of economic development and the real estate market supply and demand situation of the investment environment, grasp the demand and development degree for the location of the proposed project, must carry on the evaluation and research of the real estate investment environment, to make reasonable investment decisions, to to avoid investment risk.
This paper from the perspective of investors, elaborated the real estate investment environment research significance, reviews the relevant research results at home and abroad, according to the real estate investment environment theory, analyzes the main environmental factors affecting the real estate investment, the real estate investment environment of the natural and social environment, market environment, economic environment, financial the environment, consumption environment, infrastructure environment six factors, established real estate investment environment evaluation index system more scientific and reasonable, provides a platform and framework for the comprehensive evaluation of city real estate investment environment, and then analyzed the investment environment of real estate research methods, analysis the factor in statistics the clustering analysis method to carry out quantitative analysis and evaluation, constructed by factor analysis and cluster analysis comprehensive evaluation model of real estate investment environment, and then to full 30 provincial capital city area (including municipalities) as the platform, in order to avoid the use of single year data, occasional evaluation results, the special phenomenon in Chinese, capital city of the 30 2010~2012 years of nearly 3 years of data for the study of the national capital city of 30 by using the method of factor analysis (including municipalities directly under the central government) for comprehensive evaluation of real estate investment environment, get the comprehensive score of each city's real estate investment environment and the place, also analyzes the characteristics of regional investment environment, pointing out the way for future improvements and improved, and then uses the method of cluster analysis, the 22 index classification evaluation evaluation index system of real estate the industrial investment environment, the country's 30 provincial capital (including municipalities) are 30 city classified, finally it can be divided into five types of investment areas, in-depth study of the city real estate investment environment This paper evaluates the investment environment of every provincial capital city's real estate industry, and then puts forward the future development direction, so as to provide decision-making information for all provincial capital cities to improve the real estate investment environment, and also provides a theoretical basis for the real estate investors' urban area selection.
