基于多因素影響下的綠色建筑技術(shù)經(jīng)濟(jì)評(píng)價(jià)模型研究

【摘要】:近10年,我國(guó)的城市建設(shè),尤其是城鎮(zhèn)化處于快速發(fā)展階段。據(jù)不完全統(tǒng)計(jì),中國(guó)的能源資源消耗和碳排放,與發(fā)達(dá)國(guó)家相比,在住宅建筑方面,單位面積的能耗是發(fā)達(dá)國(guó)家的2~3倍。在未來(lái)10年,實(shí)現(xiàn)“十三五”節(jié)能減排的低碳發(fā)展目標(biāo)、推進(jìn)綠色城鎮(zhèn)建設(shè)的任務(wù)將十分艱巨。目前,我國(guó)現(xiàn)有住宅建筑總面積已有500多億平方米,到2020年將新增建筑面積約200億平方米。作為大量消耗能源和資源的建筑業(yè),急需改變高投入、高消耗、高污染、低效率的建設(shè)模式。因此,綠色建筑是未來(lái)住宅可持續(xù)發(fā)展的方向,對(duì)實(shí)現(xiàn)生態(tài)住宅,具有重大而深遠(yuǎn)的意義。本文在分析國(guó)內(nèi)外綠色住宅建筑技術(shù)特點(diǎn)的基礎(chǔ)上,通過與非綠色建筑項(xiàng)目對(duì)比,探究影響綠色住宅建筑“節(jié)地”、“節(jié)水”、“節(jié)能”、“節(jié)材”的技術(shù)經(jīng)濟(jì)因素,構(gòu)建綠色住宅建筑技術(shù)經(jīng)濟(jì)的評(píng)價(jià)模型。實(shí)例分析表明,基于多因素分析的綠色住宅建筑技術(shù)經(jīng)濟(jì)評(píng)價(jià)模型,不僅能客觀評(píng)價(jià)住宅項(xiàng)目綠色建筑的技術(shù)經(jīng)濟(jì)特點(diǎn),還可為綠色住宅建筑的技術(shù)方案比選提供科學(xué)的依據(jù),具有較強(qiáng)的工程意義。本文主要研究工作和成果如下:(1)以湖北地區(qū)綠色住宅建筑住宅項(xiàng)目為依托,基于綠色住宅建筑的技術(shù)經(jīng)濟(jì)指標(biāo)分析,探究綠色住宅建筑的影響因素。(2)通過研究綠色建筑項(xiàng)目技術(shù)指標(biāo)與非綠色住宅建筑的技術(shù)經(jīng)濟(jì)指標(biāo)特點(diǎn),研究各影響因素與綠建成本之間的相關(guān)性。(3)采用SPSS統(tǒng)計(jì)軟件,通過與非綠色建筑項(xiàng)目技術(shù)經(jīng)濟(jì)指標(biāo)對(duì)比,確定影響因子權(quán)重系數(shù),構(gòu)建綠色住宅建筑技術(shù)經(jīng)濟(jì)評(píng)價(jià)模型。(4)借助綠色住宅建筑的經(jīng)濟(jì)評(píng)價(jià)模型,實(shí)例證明模型的有效性,為綠色住宅建筑評(píng)價(jià)提供科學(xué)依據(jù)。
[Abstract]:Nearly 10 years, our country's city construction, especially the urbanization is in the fast development stage. According to incomplete statistics, compared with the developed countries, the energy consumption per unit area of China's energy resources and carbon emissions is three times that of the developed countries. In the next 10 years, the task of realizing the low-carbon development target of energy saving and emission reduction in the 13th Five-Year Plan and promoting the construction of green cities and towns will be very arduous. At present, China's existing residential building area has more than 50 billion square meters, 2020 will increase the building area of about 20 billion square meters. The construction industry, which consumes a lot of energy and resources, urgently needs to change the construction mode of high input, high consumption, high pollution and low efficiency. Therefore, green building is the direction of sustainable development of housing in the future, which is of great and far-reaching significance to the realization of ecological housing. Based on the analysis of the technical characteristics of green residential buildings at home and abroad, this paper explores the technical and economic factors that affect green residential buildings, such as "saving land", "saving water", "saving energy" and "saving materials" by comparing with non-green building projects. The evaluation model of green residential building technology and economy is constructed. The example analysis shows that the technical and economic evaluation model of green residential building based on multi-factor analysis can not only objectively evaluate the technical and economic characteristics of green building, but also provide a scientific basis for the technical scheme selection of green residential building. It has strong engineering significance. The main research work and results of this paper are as follows: (1) based on the green residential building project in Hubei, the technical and economic indexes of green residential building are analyzed. By studying the technical index of green building project and the characteristics of technical and economic index of non-green residential building, and studying the correlation between each influencing factor and green building cost, the author adopts SPSS statistical software. By comparing with the technical and economic indexes of the non-green building project, the weight coefficient of the influence factor is determined, and the technical and economic evaluation model of the green house building is constructed. The example proves the validity of the model by means of the economic evaluation model of the green house building. To provide scientific basis for green residential building evaluation.
