價值工程在房屋建筑工程設(shè)計方案優(yōu)選中的應(yīng)用研究

【摘要】:隨著改革開放的迅速發(fā)展,國民經(jīng)濟的突飛猛進,我國的大型工程項目也隨之發(fā)展起來,由于工程施工是一個龐大、復雜、作用時間長、對項目的投資金額數(shù)目大、所參與的人員數(shù)目多,為了能夠很好地對工程項目的實施和管理就必須采用合理地科學管理制度。為了能夠使項目工程投資成本減少,獲取利益最大化,以及滿足工程項目的各種功能要求,就必須采用經(jīng)濟和技術(shù)相結(jié)合的方法,即價值工程理論。鑒于我國建筑行業(yè)為了實現(xiàn)項目功能與成本的最優(yōu)化,則加強了對價值工程的利用和需求,從而使價值進一步得到了發(fā)展。目前現(xiàn)有的價值工程在對項目的方案創(chuàng)造與評價、進行對象的選擇、對主要信息進行收集、對功能進行評價和分析、對項目的達成情況進行匯報,為了提高項目的價值,減少投資成本,對項目的經(jīng)濟效益和社會效益獲得更高,就是依據(jù)價值工程為分析導向,使多個相關(guān)領(lǐng)域進行協(xié)作,來快速地尋找出項目的投入和產(chǎn)出情況。對項目進行成本和功能的分析,進行持續(xù)創(chuàng)新,這是進行價值工程應(yīng)用提高價值的主要目的。論文緊密結(jié)合工程實際,在簡要敘述了價值工程相關(guān)理論之后,緊密聯(lián)系案例,運用價值工程理論對案例進行研究與分析。首先是對房地產(chǎn)項目設(shè)計階段的內(nèi)容進行分析,其目的是確定價值工程活動中的功能評價指標;然后用層次分析法(AHP)來計算各功能的指標權(quán)重值,并在確定各功能指標權(quán)重后,采用專家打分法計算出功能評價系數(shù);再結(jié)合成本系數(shù),得到各方案的價值系數(shù),并進行了設(shè)計方案價值的評價,選擇出最優(yōu)方案。最后得出結(jié)論,價值工程作為一種技術(shù)與經(jīng)濟相結(jié)合的方法正好迎合了降低成本,提高性能的目標追求,在建筑設(shè)計階段中優(yōu)選中發(fā)揮了很大的效能,對設(shè)計方案進行優(yōu)化,從而提高其功能效果,減少投入,使項目的價值得到提高。
[Abstract]:With the rapid development of reform and opening up and the rapid development of the national economy, the large-scale engineering projects in our country have also developed. Because the engineering construction is a huge, complex, long working time, the amount of investment in the project is large. In order to implement and manage the project well, a reasonable scientific management system must be adopted in order to participate in a large number of personnel. In order to reduce the investment cost of the project, maximize the benefit and meet the various functional requirements of the project, it is necessary to adopt the method of combining economy and technology, that is, the value engineering theory. In view of the fact that in order to optimize the function and cost of the project, the construction industry in our country strengthens the utilization and demand of the value engineering, so that the value has been further developed. At present, the existing value engineering is in the creation and evaluation of the project, the selection of the object, the collection of the main information, the evaluation and analysis of the function, and the reporting of the achievement of the project in order to improve the value of the project. To reduce the investment cost and obtain higher economic and social benefits of the project is to make many related fields cooperate according to the analysis of value engineering to find out the input and output of the project quickly. It is the main purpose of value engineering application to analyze the cost and function of the project and carry on the continuous innovation. Combined with the engineering practice, this paper briefly describes the relevant theories of value engineering, closely links with the case, and uses the value engineering theory to study and analyze the case. First of all, the content of real estate project design stage is analyzed, the purpose of which is to determine the functional evaluation index in value engineering activities. Then the analytic hierarchy process (AHP) is used to calculate the index weight value of each function, and after determining the weight of each function index, the function evaluation coefficient is calculated by expert scoring method. Combined with the cost coefficient, the value coefficient of each scheme is obtained, and the value of the design scheme is evaluated, and the optimal scheme is selected. Finally, it is concluded that value engineering, as a combination of technology and economy, caters to the goal pursuit of reducing cost and improving performance, and plays a great role in the optimization of architectural design stage, and optimizes the design scheme. So as to improve its functional effect, reduce investment, so that the value of the project has been improved.
