利于鄰里交往的單位社區(qū)更新模式與對策研究

【摘要】:隨著住房體制改革,單位社區(qū),即我們俗稱的“單位大院”出現(xiàn)了老化和治理上的真空。改革的同時,傳統(tǒng)社區(qū)中普遍存在的親密的首屬關(guān)系削弱了,當代社區(qū)居民開始對單位社區(qū)的鄰里交往懷念。在城市社區(qū)重構(gòu)的過程中,我們是在原有單位社區(qū)的規(guī)劃方式基礎(chǔ)上進行提升,還是推翻重建、與市場化的住區(qū)并軌,是本文的研究意義所在。論文首先對鄰里交往、單位社區(qū)以及單位社區(qū)的模式進行了相關(guān)基礎(chǔ)研究,通過文獻查閱、歸納驗證、問卷調(diào)查等研究方法對單位社區(qū)的鄰里交往行為進行了研究分析。并從調(diào)研著手,對工廠社區(qū)、學(xué)校社區(qū)以及行政單位社區(qū)進行了調(diào)研,總結(jié)單位社區(qū)的共性及特性,分析單位社區(qū)存在的問題。基于鄰里交往理論和新城市主義理論提出了單位社區(qū)更新改造的“N+1”模式,在此模式下演繹出了4種空間組織策略:功能集中式、功能互補式、綠化紐帶式、活動關(guān)聯(lián)式,并在物質(zhì)環(huán)境、社區(qū)安全性和可達性、經(jīng)濟和政策方面加以引導(dǎo)。在此基礎(chǔ)上,以哈爾濱的城市背景為依托,選擇最具代表性的單位社區(qū)—哈爾濱電氣集團社區(qū)為研究對象,進行了實地調(diào)研,查閱有關(guān)政策、法規(guī),結(jié)合“N+1”模式提出了對該地段改造模式及改造對策的探討,以期對今后單位社區(qū)的發(fā)展提供參考。
[Abstract]:With the reform of housing system, unit community, commonly known as "unit compound", appears aging and governance vacuum. At the same time, the close first-family relationship in the traditional community was weakened, and the contemporary community began to miss the neighborhood communication of the unit community. In the process of urban community reconstruction, the significance of this paper lies in whether we should upgrade on the basis of the planning mode of the original unit community, or overthrow the reconstruction, and merge with the market-oriented residential area. At first, the paper carries on the related basic research to the neighborhood communication, the unit community and the unit community pattern, through the literature consult, the induction validation, the questionnaire investigation and so on research method has carried on the research analysis to the unit community neighborhood communication behavior. Based on the investigation, the author investigates the factory community, the school community and the administrative unit community, summarizes the commonness and characteristics of the unit community, and analyzes the problems existing in the unit community. Based on the theory of neighborhood communication and new urbanism, this paper puts forward the "N 1" model of unit community renewal and transformation, and deduces four kinds of spatial organization strategies under this model: function centralization, functional complementation, greening tie, activity correlation. And in the physical environment, community safety and accessibility, economic and policy guidance. On this basis, based on the urban background of Harbin, the most representative unit community, Harbin Electric Group Community, was selected as the research object, and the relevant policies, laws and regulations were consulted. Combined with "N1" model, this paper puts forward a discussion on the transformation mode and countermeasures of the site, in order to provide a reference for the development of the unit community in the future.
