【摘要】：近年來,大型房地產(chǎn)企業(yè)在全國各大城市的發(fā)展速度異常迅猛,隨著競爭不斷升級,已逐步擴展到二三線城市,地方房地產(chǎn)企業(yè)面臨較強的挑戰(zhàn)。因此,研究如何提高地方大型房地產(chǎn)企業(yè)開發(fā)項目的質(zhì)量管理水平具有重要的現(xiàn)實意義,也有利于推動建筑工程項目質(zhì)量管理水平的提高,更好地適應(yīng)房地產(chǎn)市場的競爭環(huán)境。通過對國內(nèi)外建筑工程項目質(zhì)量管理理論的梳理,分析影響我國建設(shè)工程項目施工質(zhì)量管理的主要因素,提出建立建設(shè)工程項目的質(zhì)量管理目標及原則,對項目進行質(zhì)量規(guī)劃、質(zhì)量保證和質(zhì)量控制,達到項目質(zhì)量管理目的。采取理論與實際相結(jié)合的方法,以金源一品工程項目質(zhì)量管理為例,闡述地方大型房地產(chǎn)企業(yè)建筑工程施工過程中的質(zhì)量控制方法,目的在于通過個案的研究,提高建筑企業(yè)質(zhì)量管理水平,優(yōu)化項目質(zhì)量管理,建立人性化質(zhì)量管理和信用保障機制,卓越績效與知識管理機制和信息管理機制,從而使項目質(zhì)量管理框架的運用得以保障,提高建筑工程的整體質(zhì)量水平。通過總結(jié)我國建筑工程項目質(zhì)量管理的發(fā)展,指出全面質(zhì)量管理是適合我國建筑質(zhì)量管理的理論,并提煉出目標管理、體系建設(shè)、投入管理、過程及驗收管理四個主要手段。通過對金源一品工程項目質(zhì)量管理的全面分析,驗證了全面質(zhì)量管理理論在解決建筑工程項目質(zhì)量問題方面具有高度的適用性和有效性。
[Abstract]:In recent years, the development of large real estate enterprises in the major cities in China is extremely rapid. With the continuous upgrading of competition, it has gradually expanded to the second and third tier cities, and the local real estate enterprises are facing a strong challenge. Therefore, it is of great practical significance to study how to improve the quality management level of the development projects of local large real estate enterprises. It is also helpful to promote the improvement of the quality management level of construction projects and to better adapt to the competitive environment of the real estate market. Through combing the theory of quality management of construction project at home and abroad, this paper analyzes the main factors that affect the quality management of construction project in our country, puts forward the goal and principle of establishing quality management of construction project, and carries on the quality planning of the project. Quality assurance and quality control to achieve project quality management purposes. By combining theory with practice, taking the quality management of Jinyuan Yiyi project as an example, this paper expounds the method of quality control in the construction process of local large real estate enterprises. The purpose of this paper is to study the quality control in the construction process of local large real estate enterprises by case study. Improve the quality management level of construction enterprises, optimize project quality management, establish humanized quality management and credit guarantee mechanism, excellent performance and knowledge management mechanism and information management mechanism, so that the application of project quality management framework can be guaranteed. Improve the overall quality of the construction project. Through summing up the development of construction project quality management in our country, this paper points out that total quality management is a theory suitable for construction quality management in our country, and abstracts four main means: objective management, system construction, input management, process management and acceptance management. Through the overall analysis of the quality management of Jinyuan Yiyi Project, it is proved that the TQM theory is highly applicable and effective in solving the quality problems of construction projects.
