國(guó)內(nèi)奧特萊斯購(gòu)物中心外部公共空間設(shè)計(jì)探究

【摘要】:奧特萊斯作為一種新型的商業(yè)業(yè)態(tài)于2013年首次出現(xiàn)在中國(guó),隨后便在國(guó)內(nèi)興起了建設(shè)奧特萊斯的熱潮,現(xiàn)階段國(guó)內(nèi)已經(jīng)建成的奧特萊斯有250家之多,但是由于缺乏成熟的經(jīng)驗(yàn),一大部分奧特萊斯在短暫的經(jīng)營(yíng)過(guò)后都宣布倒閉,因而真正意義上成功的奧特萊斯并不多。但是一種新業(yè)態(tài)的出現(xiàn)必然會(huì)存在其特殊性,因此無(wú)論在空間上,還是功能上都有其不同于其他建筑類型的特點(diǎn)。在此背景下,對(duì)奧特萊斯的研究是個(gè)緊迫的課題。奧特萊斯在國(guó)內(nèi)的發(fā)展模式主要分為“倉(cāng)儲(chǔ)式”和“花園式”兩類,本文將研究方向定為“花園式”奧特萊斯,因此奧特萊斯的外部公共空間是串聯(lián)起整個(gè)商業(yè)流線的重要環(huán)節(jié),也是最能體現(xiàn)奧特萊斯特色的重要空間,因此結(jié)合業(yè)態(tài)的特殊性,研究奧特萊斯外部公共空間的特性,總結(jié)出其設(shè)計(jì)手法是本文研究的主要目的所在。文章開頭對(duì)相關(guān)問(wèn)題進(jìn)行了概括性總體研究,其中包括商業(yè)建筑、郊區(qū)購(gòu)物中心、奧特萊斯等,接著深入解析外部公共空間設(shè)計(jì)的宏觀影響因素。從第四章開始,調(diào)研國(guó)內(nèi)四個(gè)新建典型“街區(qū)式”奧特萊斯案例——分別為上海青浦奧特萊斯購(gòu)物中心、北京賽特奧特萊斯購(gòu)物中心、佛羅倫薩小鎮(zhèn)-京津名品奧特萊斯購(gòu)物中心、成都時(shí)代奧特萊斯購(gòu)物中心,從前期場(chǎng)地設(shè)計(jì)、步行外街公共空間設(shè)計(jì)、節(jié)點(diǎn)公共空間設(shè)計(jì)、外部公共空間界面設(shè)計(jì)等多方面進(jìn)行深入解析,接著通過(guò)對(duì)四個(gè)案例的橫向?qū)Ρ?探討與之相適應(yīng)的空間模式、空間尺度和空間界面。第六章分析奧特萊斯業(yè)態(tài)定位對(duì)其外部公共空間的整體影響,研究他們之間的相互關(guān)系,然后分別以消費(fèi)者行為和環(huán)境設(shè)計(jì)兩方面作為切入點(diǎn)探討外部公共空間商業(yè)氛圍的營(yíng)造策略。本文從案例中吸取各個(gè)奧特萊斯設(shè)計(jì)中成功的經(jīng)驗(yàn),嘗試分析總結(jié)其設(shè)計(jì)方法,可以為今后的奧特萊斯建筑設(shè)計(jì)實(shí)踐提供更多的參考和思考的著眼點(diǎn)。
[Abstract]:Otellis as a new business form first appeared in China in 2013, and then there was a boom in building Otellis in China. At this stage, there are 250 Otellis built in China. However, due to lack of mature experience, a large part of Otellis declared bankruptcy after a short period of operation, so it is true. There are not many successful Autellis in the right sense. But the emergence of a new type of business will inevitably have its particularity, so it is different from other types of architecture in space and function. In this context, the study of Autellis is an urgent topic. Autellis'development model in China is mainly divided into two parts. "Storage" and "Garden" are two types of research, this paper will focus on the "Garden" Otellis, so the external public space of Otellis is an important link linking up the entire business line, but also the most important space to reflect the characteristics of Otellis, therefore, combined with the particularity of the format, study the Otellis external public space. The main purpose of this study is to summarize the characteristics of the design method. At the beginning of this paper, the related issues are summarized, including commercial buildings, suburban shopping malls, Autres and so on. Then the macro-factors affecting the design of the external public space are analyzed in depth. T-type "block" OTRICE case - Shanghai Qingpu OTRICE Shopping Center, Beijing Seto OTRICE Shopping Center, Florence Town-Beijing-Tianjin Famous OTRICE Shopping Center, Chengdu Times OTRICE Shopping Center, from the early stage of venue design, pedestrian street public space design, node public space design, external space design Then, through the horizontal comparison of four cases, the corresponding spatial patterns, spatial scales and spatial interfaces are discussed. Chapter 6 analyzes the overall impact of Otellis'positioning on its external public space, studies the relationship between them, and then eliminates them respectively. This paper tries to analyze and summarize the design methods from the successful experiences of various Autellis designs, which can provide more references and thinking points for the future Autellis architectural design practice.
