基于價值工程和AHP法的施工階段變更方案比選研究

【摘要】:隨著經(jīng)濟的繁榮和技術的進步,大型建筑工程項目的數(shù)量不斷增多。由于這些項目投資巨大、功能多樣、組成復雜、建設周期長,在施工過程中工程變更不可避免會發(fā)生,這些變更都會對項目的投資、進度、質(zhì)量等方面產(chǎn)生不可忽視的影響。由于變更時間緊、缺乏規(guī)范的變更方案評價依據(jù)等原因,較少有業(yè)主方在施工階段對變更進行多方案比選,也缺乏對變更方案進行質(zhì)量、進度、費用等全方位的綜合評價。缺乏對變更方案比選或評價極有可能既浪費了投資,又造成了工期損失。因此,對于業(yè)主方來說,強化施工階段工程變更的多方案比選是目前迫切需要解決的問題。本文基于業(yè)主方角度對建筑工程項目在施工階段的工程變更方案比選進行了研究。首先,對國內(nèi)外的相關文獻和資料進行了系統(tǒng)的研究,找到了以往工程變更方案比選研究的不足,主要是對工程變更方案比選重視不足,變更方案比選指標體系不夠合理和完善。本文對已完工程的變更數(shù)據(jù)進行了統(tǒng)計分析,得到了需要重點研究的變更形式—設計方案變更和施工措施方案變更。本文在現(xiàn)有文獻研究的基礎上對現(xiàn)有的影響工程變更多方案比選的因素指標進行了總結(jié)和歸納,根據(jù)指標體系的建立原則找出了現(xiàn)有的影響因素指標體系的不足并進行了改進,建立了初步的影響因素指標體系;然后運用主成分分析法篩選出相互無關聯(lián)的主要影響因素,對工程變更方案比選指標體系進行了優(yōu)化;再次,構建了基于改進的價值工程的變更方案比選模型,通過層次分析法來確定功能指標的權重,采用熵權技術來計算功能系數(shù),通過計算價值系數(shù)的大小來選擇最優(yōu)方案,最后,本文結(jié)合案例進行了實證分析,對變更方案比選模型的科學性和合理性進行了驗證。
[Abstract]:With the economic prosperity and technological progress, the number of large construction projects is increasing. Because these projects have huge investment, diverse functions, complex composition and long construction cycle, engineering changes will inevitably occur in the construction process, and these changes will have a significant impact on the investment, schedule and quality of the projects. Because of the tight time of the change and the lack of standard evaluation basis of the change scheme, there are few owners to compare and select the change in the construction stage, and also lack of comprehensive evaluation of the quality, schedule and cost of the change scheme. The lack of comparison or evaluation of change schemes may not only waste investment, but also cause time loss. Therefore, for the owner, it is urgent to solve the problem of strengthening the multi-scheme selection of engineering change in construction stage. Based on the owner-side view, this paper studies the comparison and selection of the project change scheme in the construction stage. First of all, the domestic and foreign related literature and materials are systematically studied, and the shortcomings of the previous research on the comparison and selection of engineering change schemes are found, mainly due to the lack of attention to the comparison and selection of engineering change schemes. It is not reasonable and perfect to change the scheme than to select the index system. In this paper, the change data of the completed project are statistically analyzed, and the design scheme change and the construction measure scheme change are obtained which need to be studied emphatically. On the basis of the existing literature research, this paper summarizes and induces the factors that affect the multi-scheme selection of engineering change, finds out the deficiency of the existing index system of influencing factors according to the establishment principle of the index system, and improves the index system. Established a preliminary impact factor index system, and then used principal component analysis method to screen out the main factors that are not related to each other, and optimized the index system of project change scheme comparison. Based on the improved value engineering change scheme comparison model is constructed, the weight of the function index is determined by AHP, the function coefficient is calculated by entropy weight technology, the optimal scheme is selected by calculating the value coefficient. Finally, In this paper, a case study is carried out to verify the rationality and scientificalness of the model.
