家居建材賣場(chǎng)開發(fā)的問題反思與建議

【摘要】:文章緊扣“市場(chǎng)→運(yùn)營(yíng)商→開發(fā)商→投資商”的研究脈絡(luò)。 首先,總結(jié)當(dāng)前家居建材賣場(chǎng)的現(xiàn)狀、發(fā)展趨勢(shì)和存在的問題。并對(duì)近十幾年的文獻(xiàn)進(jìn)行查閱,發(fā)現(xiàn)尚未有針對(duì)出售型開發(fā)模式的家居建材地產(chǎn)開發(fā)問題的研究。于是結(jié)合相關(guān)的理論基礎(chǔ)和研究方法,制定研究框架。 然后,通過了解我國(guó)家居建材賣場(chǎng)的發(fā)展過程,總結(jié)其發(fā)生的主要變化。并對(duì)當(dāng)前知名的家居建材企業(yè)進(jìn)行分析,根據(jù)其不同的特點(diǎn)進(jìn)行歸納分類,發(fā)現(xiàn)shopping mall模式是當(dāng)前家居建材賣場(chǎng)主流的開發(fā)經(jīng)營(yíng)模式。 浙江億豐家居建材城就是一個(gè)典型案例。本文通過對(duì)該項(xiàng)目的區(qū)位選擇、前期規(guī)劃分析、功能定位以及建筑設(shè)計(jì)進(jìn)行詳細(xì)論述,并對(duì)當(dāng)前該項(xiàng)目運(yùn)營(yíng)的進(jìn)行投出產(chǎn)出分析,發(fā)現(xiàn)項(xiàng)目無(wú)法達(dá)到預(yù)期的收益,其核心的原因就是開發(fā)商采取“重開發(fā)、輕經(jīng)營(yíng)”的出售型開發(fā)模式。 最后,結(jié)合多年家居建材賣場(chǎng)的開發(fā)運(yùn)營(yíng)經(jīng)驗(yàn),對(duì)該項(xiàng)目存在的問題進(jìn)行歸納總結(jié),并進(jìn)行深入的分析,總結(jié)其中的經(jīng)驗(yàn)教訓(xùn),并對(duì)未來(lái)家居建材賣場(chǎng)開發(fā)提出一些建議。
[Abstract]:The article clings closely to the research context of "market operators, developers and investors".First of all, summarize the current situation, development trend and existing problems of domestic building materials stores.In the last ten years of literature review, it is found that there has not been any research on the development of domestic building materials and real estate based on the model of sale.Therefore, combined with the relevant theoretical basis and research methods, to develop a research framework.Then, through understanding the development process of domestic building materials stores, summarize its main changes.Based on the analysis of the current well-known household building materials enterprises, according to their different characteristics, it is found that shopping mall mode is the mainstream of the current household building materials market development and management mode.Zhejiang Yifeng home building materials city is a typical case.In this paper, the location selection, pre-planning analysis, function orientation and architectural design of the project are discussed in detail, and the output analysis of the current project operation shows that the project can not achieve the expected benefits.Its core reason is the developer adopts the "heavy development, the light management" the sale type development pattern.Finally, combined with many years of experience in the development and operation of home building materials stores, the problems existing in the project are summarized, and in-depth analysis is carried out, the experience and lessons are summarized, and some suggestions for the future development of home building materials stores are put forward.
