【摘要】:本文通過分析我國(guó)北方地區(qū)70-80年代所建居民住宅在空間、功能和室內(nèi)外物理環(huán)境三方面所存在問題,提出改善住宅現(xiàn)狀的可行性策略,并分析既有住宅改造的價(jià)值因素。住宅空間和功能的主要問題凸顯于面積小、戶型不合理、空間設(shè)計(jì)不舒適、缺乏無障礙和適老化設(shè)施、缺乏人文環(huán)境意識(shí)幾個(gè)方面;室內(nèi)外物理環(huán)境的問題主要反映在室內(nèi)物理環(huán)境缺陷和結(jié)構(gòu)設(shè)備老化方面。對(duì)應(yīng)的策略主要有,空間擴(kuò)大、功能豐富、物理環(huán)境改善和人文環(huán)境思考四個(gè)方面。通過以上幾個(gè)方面的討論,最終得出結(jié)論,70-80年代所建居民住宅有較大市場(chǎng)潛力,根據(jù)住宅的實(shí)際情況考慮改造可行性,并選擇最佳改造方案,按照國(guó)家標(biāo)準(zhǔn)和政策導(dǎo)向,對(duì)既有住宅進(jìn)行改造,形成高性價(jià)滿足需求者、節(jié)省建設(shè)者投資、保護(hù)環(huán)境資源等多方面助益。本文主要通過文獻(xiàn)和實(shí)例研究,參考國(guó)內(nèi)外的改造實(shí)例以及相關(guān)理論,以對(duì)北方七、八十年代住宅的考察為分析基礎(chǔ),對(duì)該階段我國(guó)住房工程中出現(xiàn)的問題進(jìn)行評(píng)價(jià)以及權(quán)衡,并探索這些問題的解決方案,為未來舊房改造方法及模式提供可參考的思路。
[Abstract]:Based on the analysis of the existing problems in space, function and indoor and outdoor physical environment of residential houses built in the north of China in the 1970s and 1980s, this paper puts forward feasible strategies to improve the present situation of housing, and analyzes the value factors of existing residential renovation.The main problems of the residential space and function are the small area, the unreasonable household type, the uncomfortable space design, the lack of barrier-free and suitable aging facilities, and the lack of humanistic environmental consciousness.Indoor and outdoor physical environment problems are mainly reflected in indoor physical environment defects and structural equipment aging.The corresponding strategies include four aspects: space expansion, rich function, physical environment improvement and humanistic environment thinking.Through the discussion of the above several aspects, it is concluded that the residential houses built in the 1970s and 1980s have great market potential, considering the feasibility of the renovation according to the actual conditions of the housing, and choosing the best transformation scheme, guided by the national standards and policies.The reconstruction of the existing residential buildings, the formation of high price to meet the needs of the constructor investment, environmental protection and other aspects of the help.This paper mainly through the literature and case study, referring to the domestic and foreign reconstruction examples and related theories, based on the investigation of housing in the 1970s and 1980s in the north as the analysis basis, to evaluate and weigh the problems in the housing projects in China at this stage.And to explore the solutions to these problems, for the future old house transformation methods and models to provide reference ideas.
