【摘要】：大型綜合建筑項(xiàng)目具有區(qū)域影響力大、建筑規(guī)模大、專業(yè)技術(shù)難度高,策劃、設(shè)計(jì)、施工等參與方多、項(xiàng)目實(shí)施周期長(zhǎng)、建筑結(jié)構(gòu)復(fù)雜等特點(diǎn),在項(xiàng)目實(shí)施過(guò)程中干擾因素多,容易對(duì)工程項(xiàng)目造成影響,由此也進(jìn)一步加大了項(xiàng)目設(shè)計(jì)管理的復(fù)雜性。大型綜合項(xiàng)目的設(shè)計(jì)質(zhì)量直接決定了項(xiàng)目最終能否達(dá)到開(kāi)發(fā)預(yù)期的功能要求和質(zhì)量標(biāo)準(zhǔn),直接影響到項(xiàng)目實(shí)施的整體進(jìn)度計(jì)劃,為此加強(qiáng)設(shè)計(jì)管理將為項(xiàng)目開(kāi)發(fā)帶來(lái)直接而重大的經(jīng)濟(jì)效益。本文從規(guī)劃設(shè)計(jì)管理角度對(duì)大型綜合建筑項(xiàng)目進(jìn)行較為系統(tǒng)地分析,分析總結(jié)出普遍性規(guī)律,為大型綜合項(xiàng)目設(shè)計(jì)管理提供決策指導(dǎo)。本文首先從建筑概念及分類入手,簡(jiǎn)要分析了建筑的發(fā)展以及大型綜合項(xiàng)目形成的過(guò)程和原因,介紹了建筑設(shè)計(jì)的過(guò)程要素,闡述了當(dāng)今建筑設(shè)計(jì)管理的概念、作用、內(nèi)容及管理要點(diǎn)。提出了建筑項(xiàng)目設(shè)計(jì)過(guò)程管理的科學(xué)合理是保證設(shè)計(jì)質(zhì)量與進(jìn)度的前提,分析了大型綜合建筑項(xiàng)目設(shè)計(jì)管理的過(guò)程、流程和相關(guān)特點(diǎn),總結(jié)了方案、初步設(shè)計(jì)到施工圖設(shè)計(jì)各個(gè)階段的設(shè)計(jì)管理內(nèi)容和要點(diǎn)。其次,從建設(shè)方和設(shè)計(jì)方不同角度出發(fā),對(duì)大型綜合建筑項(xiàng)目的設(shè)計(jì)管理進(jìn)行研究,重點(diǎn)從設(shè)計(jì)文件與設(shè)計(jì)成果的編制原則、設(shè)計(jì)管理中設(shè)計(jì)文件的編制依據(jù)、設(shè)計(jì)管理過(guò)程的階段劃分及專業(yè)構(gòu)成等方面分析總結(jié)大型綜合項(xiàng)目設(shè)計(jì)管理過(guò)程中存在的一些關(guān)鍵問(wèn)題,結(jié)合項(xiàng)目設(shè)計(jì)管理流程與要點(diǎn)、項(xiàng)目設(shè)計(jì)管理中不同階段的質(zhì)量管理和項(xiàng)目設(shè)計(jì)管理過(guò)程中的進(jìn)度控制等進(jìn)行對(duì)策研究,分析了設(shè)計(jì)管理的關(guān)鍵流程如何影響項(xiàng)目的投資成本控制,進(jìn)度計(jì)劃安排和質(zhì)量控制要素,并依據(jù)實(shí)施要點(diǎn),確定進(jìn)度和質(zhì)量的管理方法。最后以上海中環(huán)百聯(lián)購(gòu)物中心這一實(shí)際項(xiàng)目為例,結(jié)合大型綜合項(xiàng)目設(shè)計(jì)特點(diǎn)以及項(xiàng)目設(shè)計(jì)目標(biāo)要求,將設(shè)計(jì)管理策略運(yùn)用到實(shí)際項(xiàng)目的設(shè)計(jì)管理中,總結(jié)分析了項(xiàng)目設(shè)計(jì)管理的重點(diǎn)與難點(diǎn)。
[Abstract]:Large-scale comprehensive building projects have the characteristics of large regional influence, large building scale, high technical difficulty, more participants in planning, design and construction, long project implementation cycle, complex building structure, and many interfering factors in the process of project implementation. It is easy to affect the project, which further increases the complexity of the project design management. The design quality of the large-scale integrated project directly determines whether the project can finally meet the expected functional requirements and quality standards. It will directly affect the overall progress plan of the project implementation, so strengthening the design management will bring direct and significant economic benefits to the project development. This paper makes a systematic analysis of the large-scale comprehensive building project from the point of view of planning and design management. This paper analyzes and summarizes the general law and provides decision guidance for the design and management of large-scale integrated projects. Firstly, starting with the concept and classification of architecture, this paper briefly analyzes the development of architecture and the process and reasons for the formation of large-scale integrated projects. This paper introduces the process elements of architectural design, expounds the concept, function, content and management essentials of architectural design management, and points out that the scientific and reasonable management of architectural design process is the premise to guarantee the design quality and progress. This paper analyzes the process, process and related characteristics of the design management of large-scale comprehensive building projects, summarizes the design management contents and main points of each stage from the preliminary design to the construction drawing design. Secondly, from the different angles of the constructor and the designer, This paper studies the design management of large-scale comprehensive building projects, focusing on the principles of design documents and design results, and the basis of designing documents in design management. This paper analyzes and summarizes some key problems existing in the process of design management of large-scale integrated projects from the aspects of stage division and professional composition of the process of design management, and combines with the flow and key points of project design management. The countermeasures of quality management in different stages of project design management and progress control in the process of project design management are studied, and how the key processes of design management affect the investment cost control of the project are analyzed. Schedule arrangement and quality control elements, and according to the key points of implementation, determine the progress and quality management methods. Finally, take the actual project of Shanghai Central Bailian Shopping Center as an example. Combined with the characteristics of large-scale integrated project design and the requirements of project design objectives, the design management strategy is applied to the design management of practical projects, and the key points and difficulties of project design management are summarized and analyzed.
