【摘要】：連鎖租賃青年公寓是近年來住房租賃市場上產(chǎn)生的一種新型產(chǎn)品。它面向特定的青年居住群體,在特定公司的運營方式下,且基于既有建筑利用的特定建設(shè)模式。因出現(xiàn)時間較短,相關(guān)理論與實踐尚處在探索階段,發(fā)展過程中存在諸多弊病。然而市場需求強大,且已表現(xiàn)出良好的發(fā)展勢頭。本文在實地調(diào)研實踐項目的基礎(chǔ)上,通過相關(guān)理論分析研究,試圖總結(jié)歸納出青年公寓空間配置的標準以及標準框架,為將來連鎖租賃型青年公寓大規(guī)模的發(fā)展建設(shè)提供專業(yè)的設(shè)計參考。緒論部分主要闡明研究目的及意義,明確研究對象。說明基于既有建筑利用的連鎖租賃青年公寓空間配置這一研究的緣起。對國內(nèi)外相關(guān)研究成果進行總結(jié)。提出研究方法及研究框架；第一章對影響連鎖租賃青年公寓空間配置的因素進行剖析,關(guān)鍵影響因素有特定居住人群、特定的市場化運營模式、以及既有建筑利用的建設(shè)方式。采用理論研究、問卷調(diào)查以及實地調(diào)研的研究方法,從三條線索出發(fā)對各個影響因素進行分析。分別得到不同影響要素對空間配置的啟示,為空間配置的研究奠定基礎(chǔ)；第二章、第三章分別從外部和內(nèi)部兩個方面,對空間配置進行分析闡述。外部空間配置包括景觀環(huán)境空間、停車空間、交通聯(lián)系空間和建筑形象。內(nèi)部空間配置包括居住單元空間、公共服務(wù)空間以及交通聯(lián)系空間等。針對每個方面的內(nèi)容,運用建筑學專業(yè)理論,綜合問卷調(diào)查、實地調(diào)研的分析成果和運營方式等相關(guān)影響因素,分析得出空間配置標準,并利用具體案例對既有建筑利用方法進行簡要舉例說明；第四章是對整篇論文研究成果的總結(jié)及對青年公寓未來發(fā)展趨勢的展望。
[Abstract]:Chain-Lease Youth apartment is a new type of product produced in the housing rental market in recent years. It is aimed at the specific young people living group and under the operation mode of the specific company. And based on the existing building use of the specific construction model. Because of the short time, the relevant theory and practice is still in the exploration stage, there are many shortcomings in the development process. However, the market demand is strong. And has shown a good momentum of development. This paper based on the field research and practice projects, through the relevant theoretical analysis and research, try to sum up the youth apartment space allocation standards and standard framework. It will provide professional design reference for the large-scale development and construction of the chain leasing youth apartment. The introduction part mainly expounds the purpose and significance of the research. Make clear the research object, explain the origin of the research on the space allocation of the chain lease youth apartment based on the existing building, summarize the related research results at home and abroad, and put forward the research methods and research framework; The first chapter analyzes the factors that affect the space allocation of the chain leasing youth apartment, the key factors are specific residents, a specific market-oriented operation model. As well as the existing construction methods of building use. The use of theoretical research, questionnaires and field research methods. From three clues, this paper analyzes the influence factors, and gets the inspiration of different factors to space allocation, which lays a foundation for the study of space allocation. The second chapter, the third chapter, respectively from the external and internal aspects of the analysis of space allocation. External space allocation includes landscape space, parking space. Transportation connection space and building image. Internal space allocation includes living unit space, public service space and transportation connection space. For each aspect of the content, the use of architectural theory, comprehensive questionnaire survey. The analysis results and operation methods of field investigation and other related factors, the analysis of space allocation standards, and use of specific cases to use the existing building to briefly illustrate the use of methods; Chapter 4th is a summary of the research results of the whole paper and the prospect of the future development of youth apartments.
