【摘要】：房地產(chǎn)價格對于一個國家、地區(qū)的社會經(jīng)濟(jì)發(fā)展意義重大,是涉及國計民生且敏感性較強(qiáng)的因素。而隨著人民幣匯率制度的調(diào)整,匯率在房地產(chǎn)市場的影響力也日趨加強(qiáng)。本文運用經(jīng)濟(jì)學(xué)理論,結(jié)合計量經(jīng)濟(jì)學(xué)相關(guān)模型,選取1998年7月到2010年12月的匯率和房地產(chǎn)銷售價格指數(shù)月度數(shù)據(jù),對我國人民幣匯率和房地產(chǎn)價格的關(guān)聯(lián)效應(yīng)進(jìn)行實證研究,得出了匯改后人民幣匯率與房地產(chǎn)價格之間呈現(xiàn)正向關(guān)系的結(jié)論。并以此為基礎(chǔ),為我國外匯市場和房地產(chǎn)市場的健康發(fā)展提出了相應(yīng)的政策建議。
[Abstract]:The price of real estate is of great significance to the social and economic development of a country and region. It is a factor involving the national economy and the people's livelihood and strong sensitivity. With the adjustment of the RMB exchange rate system, the influence of the exchange rate in the real estate market is becoming more and more strong. The monthly data of the exchange rate and the real estate sales price index in December of 10 years, make an empirical study on the relationship between the RMB exchange rate and the real estate price, and draw a conclusion that the RMB exchange rate has a positive relationship between the RMB exchange rate and the real estate price. Based on this, it is the basis for the healthy development of the foreign exchange market and the real estate market. A corresponding policy proposal was made.
