【摘要】:當(dāng)經(jīng)濟(jì)、社會(huì)、文化、科技發(fā)展到某個(gè)程度時(shí),便有了與之配套的現(xiàn)代城市商業(yè)綜合體的出現(xiàn)。社會(huì)背景的差異、經(jīng)濟(jì)環(huán)境的差異、城市發(fā)展的差異必然帶來現(xiàn)代城市商業(yè)綜合體的特色性和百般性。當(dāng)下,國(guó)內(nèi)現(xiàn)代化城市商業(yè)綜合體的建設(shè)可用“遍地開花”來形容,理論領(lǐng)域也百花齊放隨著電子商務(wù)的出現(xiàn),完全推翻了傳統(tǒng)的商業(yè)思維方式、管控方式和營(yíng)業(yè)形態(tài),電子商務(wù)對(duì)傳統(tǒng)商業(yè)的沖擊已經(jīng)日益凸顯,產(chǎn)業(yè)的變革同時(shí)意味著利益格局的重新調(diào)整。淘寶、京東等各色電商購(gòu)物網(wǎng)站的崛起躥紅,對(duì)傳統(tǒng)百貨模式影響巨大。雖然電商暫時(shí)還未與傳統(tǒng)商業(yè)中的一線高端品牌百貨形成正面碰撞,但壓力的傳導(dǎo),卻已讓行業(yè)感到了震顫。相比傳統(tǒng)企業(yè)的思維,電商思維是勢(shì)利而無情的,因此,傳統(tǒng)商業(yè)綜合體面臨的是升級(jí)轉(zhuǎn)型問題抑或者是生存問題,大量的學(xué)者針對(duì)商業(yè)綜合體的轉(zhuǎn)型展開了大量的研究。本文將迎合市場(chǎng)熱點(diǎn),選取鄭州DSHC商業(yè)綜合體作為研究對(duì)象,進(jìn)一步探討其轉(zhuǎn)型升級(jí)的策略。本文通過對(duì)商業(yè)綜合體相關(guān)理論背景分析的基礎(chǔ)上,進(jìn)一步結(jié)合商業(yè)綜合體轉(zhuǎn)型升級(jí)理論,對(duì)dshc商業(yè)綜合體的轉(zhuǎn)型升級(jí)進(jìn)行全面分析。其中,對(duì)于dshc商業(yè)綜合體的現(xiàn)狀分析主要包含業(yè)態(tài)、客流量及消費(fèi)者的情況進(jìn)行全面分析,基于現(xiàn)狀分析的基礎(chǔ)上,進(jìn)一步基于dshc商業(yè)綜合體的客戶經(jīng)營(yíng)需求分析的基礎(chǔ)上,構(gòu)建商業(yè)綜合體的商業(yè)模型,并進(jìn)一步提出商業(yè)綜合體的轉(zhuǎn)型升級(jí)策略。本文通過理論與實(shí)證分析相結(jié)合,并通過問卷調(diào)查,使得本文的結(jié)論變得更加科學(xué),有實(shí)踐意義,其理論依據(jù)也變得更加充分,總體而言,其研究結(jié)論對(duì)于類似dshc商業(yè)綜合體的轉(zhuǎn)型升級(jí)有重要的意義。本論文的主要研究結(jié)論包括:(1)商業(yè)綜合體的轉(zhuǎn)型升級(jí)理論,本文主要從基本概念,到升級(jí)模式的分類、功能、影響的全面分析,為后續(xù)的dshc商業(yè)綜合體的商業(yè)模式的實(shí)證分析提供分析依據(jù)。(2)dshc商業(yè)綜合體現(xiàn)狀分析,主要包含其背景、業(yè)態(tài)、客流及消費(fèi)者情況分析,通過現(xiàn)狀分析進(jìn)一步為下文的商業(yè)綜合體的商業(yè)模式實(shí)證分析提供依據(jù)。(3)dshc商業(yè)綜合體的商業(yè)模式實(shí)證分析,主要從客戶經(jīng)營(yíng)需求、商業(yè)模型的構(gòu)建兩個(gè)方面對(duì)該商業(yè)綜合體的商業(yè)模式進(jìn)行實(shí)證分析。(4)DSHC商業(yè)綜合體轉(zhuǎn)型升級(jí)策略,主要基于實(shí)證研究的結(jié)論,進(jìn)一步提出相應(yīng)的轉(zhuǎn)型升級(jí)的策略,主要包含從商業(yè)業(yè)態(tài)、線下線上融合發(fā)展、內(nèi)部管理優(yōu)化三個(gè)方面的策略。
[Abstract]:When the economy, society, culture, science and technology develop to a certain extent, there will be the emergence of modern urban commercial complexes, the differences in social backgrounds, the differences in the economic environment, The differences in urban development will inevitably lead to the characteristics and variety of modern urban commercial complexes. At present, the construction of modern urban commercial complexes in China can be described as "blooming everywhere". With the emergence of e-commerce, the theoretical field has completely overturned the traditional mode of business thinking, management and control, and business patterns. The impact of e-commerce on traditional commerce has become increasingly prominent. The transformation of the industry also means a readjustment of the pattern of interests. The rise of various e-commerce shopping websites, such as Taobao and JingDong, has gone viral. The impact on the traditional department store model is enormous. Although e-commerce has not yet formed a direct collision with the department stores of the top-end brands in the traditional business, the transmission of pressure has already made the industry feel shaken. Compared with the thinking of traditional enterprises, The thinking of e-commerce is snobbery and ruthless. Therefore, the traditional commercial complex is faced with the problem of upgrading, transformation or survival. A large number of scholars have carried out a lot of research on the transformation of the commercial complex. This paper will cater to the market hot spots. This paper selects Zhengzhou DSHC commercial complex as the research object, and further discusses the strategy of its transformation and upgrading. Based on the analysis of the relevant theoretical background of the commercial complex, this paper further combines the commercial complex transformation and upgrade theory. This paper makes a comprehensive analysis on the transformation and upgrading of the dshc commercial complex. Among them, the analysis of the current situation of the dshc commercial complex mainly includes the status quo, the passenger flow and the situation of the consumer, based on the analysis of the current situation. Based on the analysis of customer business demand of dshc commercial complex, this paper constructs the commercial model of commercial complex, and further puts forward the strategy of transformation and upgrading of commercial complex.
