城市群土地價(jià)格影響因素差異性研究

【摘要】:通過(guò)構(gòu)建地理加權(quán)回歸模型,得出GWR模型計(jì)算結(jié)果表和GWR模型影響因素分布圖,兩者結(jié)合分析了5個(gè)國(guó)家級(jí)城市群土地價(jià)格影響因素的差異。結(jié)果發(fā)現(xiàn),各影響因素在一定程度上對(duì)城市地價(jià)均有推動(dòng)作用,但每個(gè)城市群主要影響因素不同:長(zhǎng)三角城市群地價(jià)受資本投入、產(chǎn)業(yè)結(jié)構(gòu)升級(jí)和"外向帶動(dòng)"共同作用;珠三角是典型的政府帶動(dòng)下的外向型經(jīng)濟(jì);京津冀是由北京帶動(dòng)產(chǎn)業(yè)結(jié)構(gòu)升級(jí)、增加資本投入等的共同發(fā)展,地價(jià)影響因素較復(fù)雜;長(zhǎng)江中游和成渝城市群地價(jià)變化和國(guó)家政策密不可分。
[Abstract]:Through the construction of geographical weighted regression model, the GWR model results table and the GWR model influence factor distribution map are obtained, and the difference of the five national urban agglomeration land price influencing factors is analyzed by the combination of the two models. The results show that, to a certain extent, each influencing factor has a driving effect on urban land price, but each urban agglomeration has different main influencing factors: land price of Yangtze River Delta urban agglomeration is influenced by capital input, upgrading of industrial structure and "outward driving"; Pearl River Delta is a typical export-oriented economy driven by government, Beijing-Tianjin-Hebei is driven by Beijing to upgrade industrial structure and increase capital input, and so on. Land price changes in the middle reaches of the Yangtze River and Chengdu-Chongqing urban agglomeration are closely related to national policies.
