裝配式保障性住房的發(fā)展動因及推進策略研究
[Abstract]:During the Thirteenth Five-Year Plan period, the construction of affordable housing will still maintain a certain number. Development of prefabricated buildings is an important measure to promote supply-side structural reform and new-type urbanization. Indemnificatory apartment Huxing small, simple design and other characteristics are very suitable for the construction of prefabricated buildings. The development of prefabricated indemnificatory apartment is helpful to improve the quality and performance of indemnificatory apartment, shorten the construction period, dilute the construction cost and save resources and energy. The prefabricated building can also be promoted quickly by the opportunity of indemnificatory apartment's large-scale construction. However, at present, the proportion of indemnificatory apartment using prefabricated architecture is very low. Therefore, this paper studies the status quo, existing problems, reasons, successful experiences at home and abroad, development motivation and promotion strategy of the prefabricated indemnificatory apartment as a starting point. With a view to promoting the rapid development of prefabricated indemnificatory apartment to provide advice. First of all, this paper comprehensively combs the present situation of the prefabricated indemnificatory apartment, summarizes the existing problems through expert interviews and literature review, and analyzes the reasons for the lack of government support by using causality analysis method. The technical support system is not perfect, the supervision mechanism is lacking and the market main body ability is weak. Secondly, draw lessons from the successful experience of the development of assembled indemnificatory apartment at home and abroad, sum up the three revelations of setting up special government agencies, formulating perfect laws and regulations, and establishing strong technical support. According to the relevant theories of social behavior, the authors identify the driving forces of the development of prefabricated indemnificatory apartment, and use the structural equation model to empirically analyze the driving force and the relationship between the drivers and each other. The empirical results show that government policy is the dominant factor. It is an important way to encourage the development of assemblage indemnificatory apartment to make supportive policies for production and consumption of prefabricated indemnificatory apartment. Although technological progress does not directly affect the development of assembly indemnificatory apartment, but the indirect effect is significant. Finally, from the three aspects of policy support, technical support and market promotion, this paper puts forward the strategies to promote the development of prefabricated affordable housing.
