基于客戶價(jià)值分析的G物流園區(qū)盈利模式研究

【摘要】:隨著我國(guó)經(jīng)濟(jì)發(fā)展進(jìn)入“新常態(tài)”,短短的幾年中,全國(guó)的物流園區(qū)總量迅速上漲,平均投資額約20.1億,然而真正能夠吸引供應(yīng)鏈相關(guān)客戶集聚,達(dá)到物流資源共享,物流成本最小化,物流盈利水平最大化的綜合型物流園區(qū)并不多,更值得關(guān)注的是全國(guó)物流園區(qū)的空置率達(dá)到60%,遠(yuǎn)遠(yuǎn)落后于德國(guó)與日本的物流園區(qū)發(fā)展。艾瑞網(wǎng)資料表明,如果企業(yè)降低5%客戶流失率,企業(yè)的利潤(rùn)就可以增加25%~85%。在現(xiàn)代企業(yè)包括物流園區(qū)競(jìng)爭(zhēng)中,客戶價(jià)值逐步被發(fā)現(xiàn)與挖掘,成為稀缺性資源和企業(yè)利潤(rùn)的不竭源泉,成為競(jìng)爭(zhēng)的焦點(diǎn)問(wèn)題。但并不是所有的客戶都能為園區(qū)帶來(lái)效益,如何高效分析客戶價(jià)值、使得客戶價(jià)值最大化成為當(dāng)今園區(qū)追求的目標(biāo)。因此,借助客戶價(jià)值分析,結(jié)合自身盈利發(fā)展現(xiàn)狀,探索創(chuàng)新盈利模式,對(duì)現(xiàn)階段面臨轉(zhuǎn)型升級(jí)的綜合型物流園區(qū)具有重要的理論和實(shí)踐指導(dǎo)意義。G物流園區(qū)雖然是省重點(diǎn)扶持項(xiàng)目,但是其盈利模式還較為單一,園區(qū)的經(jīng)營(yíng)還在很大程度上依然停留在基礎(chǔ)設(shè)施的建設(shè)、出租倉(cāng)庫(kù)和廠房等方面,缺乏較為新型的業(yè)務(wù),轉(zhuǎn)型理念不足,跟其他傳統(tǒng)的綜合性物流園區(qū)沒(méi)有太大區(qū)別。因此,需要盡快尋找出G物流園區(qū)盈利方式上存在問(wèn)題的原因,并結(jié)合入駐客戶的價(jià)值分析,設(shè)計(jì)適合其發(fā)展的盈利模式,為其他類似的綜合性物流園區(qū)盈利模式的創(chuàng)新提供方向。本文擬在研究物流園區(qū)的盈利模式時(shí),運(yùn)用與物流園區(qū)發(fā)展盈利相關(guān)的理論,通過(guò)借助對(duì)物流園區(qū)的客戶價(jià)值分析,對(duì)G物流園區(qū)的盈利現(xiàn)狀與存在問(wèn)題分析,找出導(dǎo)致G物流園區(qū)現(xiàn)存盈利問(wèn)題的原因,并選擇影響園區(qū)盈利的客戶價(jià)值指標(biāo),對(duì)客戶價(jià)值分析,對(duì)客戶類型分類,探索創(chuàng)新物流園區(qū)盈利模式,提高物流園區(qū)盈利能力。
[Abstract]:With the economic development of our country entering the "new normal", the total amount of logistics parks in China has risen rapidly in a few short years, with an average investment of about 2.01 billion. However, it can really attract relevant customers in the supply chain to gather and achieve logistics resource sharing. There are not many integrated logistics parks with minimized logistics cost and maximized logistics profit level. The vacancy rate of the national logistics parks is 60% which lags far behind the development of Germany and Japan. If companies reduce customer turnover by 5%, profits could increase by 25%, according to Erie. In the competition of modern enterprises, including logistics parks, customer value is gradually discovered and excavated, becoming the inexhaustible source of scarce resources and enterprise profits, and becoming the focus of competition. However, not all customers can bring benefits to the park. How to efficiently analyze customer value and maximize customer value becomes the goal of the park. Therefore, with the help of customer value analysis, combined with its own profit development status, explore innovative profit model, It has important theoretical and practical guiding significance for the comprehensive logistics park which is facing the transformation and upgrading at the present stage. Although G logistics park is a provincial key support project, its profit model is still relatively single. The management of the park is still in the construction of infrastructure, rental warehouse and factory building to a large extent, lack of relatively new business, insufficient concept of transformation, and other traditional comprehensive logistics park is not much different. Therefore, it is necessary to find out as soon as possible the reasons for the problems in the profit mode of G logistics park, and to design a profit model suitable for the development of G logistics park by analyzing the value of the customers. For other similar integrated logistics park profit model innovation direction. When studying the profit model of logistics park, this paper applies the theory related to the development of profit of logistics park, through the analysis of customer value of logistics park, analyzes the profit status and existing problems of G logistics park. To find out the causes of the existing profit problems in G logistics park, and select the customer value index that affects the profit of the park, analyze the customer value, classify the customer type, explore the innovation of the profit model of logistics park, improve the profitability of logistics park.
