住房?jī)?chǔ)蓄模式及其在中國(guó)的應(yīng)用前景分析
[Abstract]:The development of housing savings in China for more than ten years, compared with the development and demand of the Chinese real estate market and the financing services for housing purchase and construction by residents in the same period, has shown that the growth rate of investment output is not fast, the scale of network layout is not large, and the government support is not strong. These results indicate that housing savings are developing slowly in China, but in theory, housing savings model should have a great prospect of development and application in China. So this paper attempts to analyze the main characteristics, advantages and disadvantages of the housing savings model, at the same time, explore the reasons for the slow development of housing savings in China, and analyze its application prospects in China and the feasible way to promote its development. On the basis of summarizing the existing literature, this paper first analyzes the characteristics of open housing savings model and closed housing savings model, and combines the advantages and disadvantages of housing savings model compared with accumulation fund model and commercial housing mortgage loan. The application prospect of housing savings model in China is analyzed from macro and micro perspectives. Then, based on the conclusion of theoretical analysis, this paper makes an empirical analysis on the application prospect of housing savings model in China, that is, questionnaire survey residents' willingness to accept housing savings model. And analyze which factors affect the residents' willingness to accept housing savings. The results show that: first, residents' cognition of housing savings and the importance of government incentives to housing savings have a significant positive impact on residents' willingness to accept housing savings; second, Housing savings model is more attractive to low- and middle-income people. It may be affected by the fixed low interest rate of housing savings model, and the low- and middle-income people are more willing to accept the housing savings model; third, There are also significant differences in the willingness to accept housing savings among the respondents with different housing purchase plans, and the residents with medium and long-term housing purchase plans are more willing to accept the housing savings model. This shows that the housing savings model in China there is room for development and application prospects. Based on the conclusion of empirical analysis, the author analyzes the only practice of housing savings model in China, that is, the development of housing savings banks in China and Germany, and the reasons for the slow development of housing savings banks. It is concluded that the housing savings model is not only conducive to ensuring the housing financing needs of the middle and low income groups, but also can meet the housing credit needs of residents with different housing purchase plans, and has a broad application prospect.
