【摘要】：促進商業(yè)地產(chǎn)企業(yè)與投資機構(gòu)的合作開發(fā)有利于實現(xiàn)商業(yè)地產(chǎn)企業(yè)輕資產(chǎn)運營.針對商業(yè)物業(yè)凈租金收益率難以覆蓋同期銀行貸款利率的問題,提出商業(yè)地產(chǎn)企業(yè)收益補貼策略,運用演化博弈的方法,探討了收益補貼量的大小對雙方合作開發(fā)演化博弈過程的影響,得出了隨著收益補貼量的增加,系統(tǒng)收斂于合作的決策域的面積將先增大再減小,并揭示了兩者合作開發(fā)行為的最佳收益補貼量.為實現(xiàn)商業(yè)地產(chǎn)企業(yè)資產(chǎn)輕型化和進一步促進雙方合作開發(fā)的途徑提供借鑒.
[Abstract]:Promoting the cooperation between commercial real estate enterprises and investment institutions is conducive to the realization of commercial real estate enterprises light assets operation. In view of the problem that the net rental rate of commercial property is difficult to cover the interest rate of bank loans in the same period, this paper puts forward the income subsidy strategy of commercial real estate enterprises and applies the evolutionary game method. The influence of the amount of income subsidy on the evolutionary game process of cooperative development between the two parties is discussed. It is concluded that with the increase of the amount of income subsidy, the area of decision domain converging to cooperation will first increase and then decrease. It also reveals the optimal amount of revenue subsidy of the two cooperative development behaviors. It provides reference for realizing the light assets of commercial real estate enterprises and further promoting the cooperative development of both sides.
