空間功能視角下的公共服務(wù)對(duì)房?jī)r(jià)的影響——以成都市為例

【摘要】:房?jī)r(jià)的快速上漲和城市內(nèi)部房?jī)r(jià)的巨大差異引起社會(huì)廣泛關(guān)注,調(diào)控房?jī)r(jià),防止局部區(qū)域房?jī)r(jià)過(guò)熱勢(shì)在必行。本文從城市空間功能的視角出發(fā),以成都市2016年房?jī)r(jià)為例,基于地理探測(cè)器分析公共服務(wù)對(duì)房?jī)r(jià)的影響。結(jié)果表明:成都平均房?jī)r(jià)為8480元/m2,并從市中心沿交通環(huán)線和放射狀干線同時(shí)向郊區(qū)遞減,形成圈層加放射格局,總體上呈現(xiàn)西高東低、南高北低的特點(diǎn)。公共服務(wù)(主要包括醫(yī)療、金融和教育服務(wù))對(duì)房?jī)r(jià)的影響以第三圈層和西南方最為顯著,且高于城市層面上整體的影響。公共服務(wù)對(duì)房?jī)r(jià)的影響顯著受不同區(qū)域的空間功能差異的影響,公共服務(wù)和空間功能差異會(huì)加劇房?jī)r(jià)的分異格局,并推動(dòng)局部房?jī)r(jià)過(guò)熱。因此,顯著地受到在房?jī)r(jià)調(diào)控中,不僅要有傳統(tǒng)的金融、經(jīng)濟(jì)政策,還要注重空間功能和公共服務(wù)的優(yōu)化。
[Abstract]:The rapid rise of house price and the huge difference of the house price in the city cause widespread concern of the society. It is imperative to regulate the house price and prevent the local area housing price from overheating. From the perspective of urban spatial function, this paper takes the housing price of Chengdu in 2016 as an example, and analyzes the influence of public service on housing price based on geographical detector. The results show that the average housing price in Chengdu is 8480 yuan / m ~ (2), which decreases from the center of the city to the suburbs along the traffic ring line and radial trunk line, and forms a pattern of circle plus radiation, which shows the characteristics of high in west and low in east, high in south and low in north and south. The impact of public services (including medical, financial and educational services) on housing prices is most significant in the third tier and southwest, and higher than the overall impact at the urban level. The influence of public service on housing price is significantly affected by the spatial function difference of different regions. The difference of public service and spatial function will aggravate the differentiation pattern of house price and promote the overheating of local housing price. Therefore, in the regulation of house price, we should not only have the traditional financial and economic policies, but also pay attention to the optimization of space function and public service.
