河南省高校教職工家屬區(qū)物業(yè)管理模式研究

【摘要】:物業(yè)管理自二十世紀(jì)八十年代從香港引入到中國(guó)內(nèi)地,目前歷時(shí)較短,尤其是研究高校教職工家屬區(qū)物業(yè)管理模式的內(nèi)容非常有限,存在問(wèn)題也相對(duì)較多,嘗試性解決高校教職工家屬區(qū)物業(yè)管理在實(shí)踐中面臨的問(wèn)題及矛盾,研究發(fā)展趨勢(shì),選擇更加適合的物業(yè)管理模式,促進(jìn)河南省高校教職工家屬區(qū)物業(yè)管理的長(zhǎng)遠(yuǎn)發(fā)展,是本文研究的意義所在。本文采用文獻(xiàn)法、對(duì)比分析法、實(shí)證研究法,運(yùn)用經(jīng)濟(jì)學(xué)、法學(xué)等相關(guān)知識(shí),從基本的物業(yè)管理相關(guān)理論概念入手,剖析高校教職工家屬區(qū)物業(yè)管理的概念、模式、內(nèi)涵、特征和對(duì)相關(guān)主體范圍的界定,指出高校教職工家屬區(qū)物業(yè)管理的根本宗旨是服務(wù),目的是實(shí)現(xiàn)經(jīng)濟(jì)效益和社會(huì)效益的協(xié)調(diào)發(fā)展。在實(shí)證研究方面,通過(guò)調(diào)研河南省內(nèi)幾所高校,總結(jié)河南省高校教職工家屬區(qū)物業(yè)管理的三種模式,并對(duì)三種物業(yè)管理模式的概念進(jìn)行界定,優(yōu)點(diǎn)、缺點(diǎn)及存在問(wèn)題進(jìn)行分析,在借鑒英國(guó)、美國(guó)、新加坡、香港等國(guó)內(nèi)外物業(yè)管理和社會(huì)上物業(yè)公司優(yōu)秀管理經(jīng)驗(yàn)的基礎(chǔ)上,從宏觀和微觀角度嘗試性提出完善家屬區(qū)物業(yè)管理的對(duì)策及建議。通過(guò)研究國(guó)家的相關(guān)政策,認(rèn)為河南省高校教職工家屬區(qū)的物業(yè)管理,具有向社會(huì)化發(fā)展的必然趨勢(shì)。因此,在高校教職工家屬區(qū)物業(yè)管理模式上更加傾向于選擇完全市場(chǎng)化、社會(huì)化型的物業(yè)管理模式。通過(guò)引入社會(huì)上專業(yè)的物業(yè)公司,對(duì)高校教職工家屬區(qū)物業(yè)進(jìn)行服務(wù)和管理。建設(shè)具有高校特色的教職工家屬區(qū)物業(yè)管理模式。
[Abstract]:Property management was introduced from Hong Kong to the mainland of China in the 1980s. At present, it has a relatively short period of time. In particular, the contents of the research on the property management model in the family area of university faculty members are very limited, and there are relatively many problems. This paper tries to solve the problems and contradictions in the practice of the property management of the family area of college staff, study the development trend, choose a more suitable property management mode, and promote the long-term development of the property management in the family area of the college staff in Henan Province. Is the significance of this study. This article uses the literature method, the contrast analysis method, the demonstration research method, uses the economics, the law and so on correlation knowledge, from the basic property management correlation theory concept, the analysis university staff family area property management concept, the pattern, the connotation, The paper points out that the basic purpose of the property management in the family area of college staff is to serve, and the purpose is to achieve the coordinated development of economic and social benefits. In the aspect of empirical research, through investigating several colleges and universities in Henan Province, this paper summarizes the three kinds of models of property management in the family area of college staff in Henan Province, and analyzes the concepts, advantages, disadvantages and existing problems of the three kinds of real estate management models. Based on the experience of the UK, USA, Singapore, Hong Kong and other countries and the excellent management experience of the real estate companies in the society, this paper tries to put forward the countermeasures and suggestions to improve the property management in the family area from the macro and micro angles. By studying the relevant policies of the country, it is concluded that the property management of the family area of the faculty in Henan Province has an inevitable trend of socialized development. Therefore, it is more inclined to choose the completely market-oriented and socialized real estate management mode in the property management mode of the family area of the faculty in colleges and universities. Through the introduction of professional property companies, colleges and universities staff in the area of family property services and management. The construction has the university characteristic the faculty member's family area real estate management pattern.
