【摘要】：自1981年我國第一家物業(yè)管理公司誕生以來,物業(yè)行業(yè)在我國已經(jīng)歷了 30多年的發(fā)展歷程。由于入行門檻相對較低,物業(yè)行業(yè)發(fā)展迅速。但隨著人們對物業(yè)服務(wù)的要求逐步提高,行業(yè)競爭也日趨激烈。近幾年,隨著人工成本的逐漸上漲,使得一些物業(yè)公司經(jīng)營十分困難,同時由于價格調(diào)控缺失、內(nèi)部控制不縝密、業(yè)務(wù)流程不科學以及缺少內(nèi)部監(jiān)督等因素,致使物業(yè)公司的健康發(fā)展受到嚴重影響。如何完善內(nèi)部控制制度?優(yōu)化業(yè)務(wù)流程?提高運營效率已成為企業(yè)發(fā)展的重要問題。本研究基于A物業(yè)公司的運營管理現(xiàn)狀,采用文獻研究、調(diào)查研究、文件檢索、系統(tǒng)分析及案例分析等方法,在對內(nèi)部控制基本概念和理論梳理的基礎(chǔ)上,運用內(nèi)部控制的框架理論對A物業(yè)公司內(nèi)部控制現(xiàn)狀、問題及產(chǎn)生原因進行剖析,結(jié)合A物業(yè)公司的實際情況從完善內(nèi)部控制環(huán)境、建立風險管理體系、梳理及優(yōu)化業(yè)務(wù)流程、加強信息與溝通以及內(nèi)部監(jiān)督執(zhí)行力方面對其內(nèi)部控制提出了具有可操作性的建議。將內(nèi)部控制及風險管理理論應用于公司的運營管理,為其優(yōu)化一套科學的業(yè)務(wù)流程,從而提高該公司的運營效率,實現(xiàn)優(yōu)質(zhì)、高效的服務(wù)目標,達到企業(yè)效益最大化。
[Abstract]:Since the birth of the first property management company in China in 1981, the property industry has experienced more than 30 years of development. Because the entry threshold is relatively low, the property industry is developing rapidly. However, with the demand for property services gradually improved, the industry competition is becoming increasingly fierce. In recent years, with the gradual rise in labor costs, some property companies have been very difficult to manage. At the same time, due to the lack of price control, inadequate internal control, unscientific business processes and lack of internal supervision, etc. The healthy development of property companies has been seriously affected. How to perfect the internal control system? Optimizing business processes? Improving operational efficiency has become an important issue in the development of enterprises. Based on the present situation of A property company's operation and management, this research adopts the methods of literature research, investigation and research, file retrieval, system analysis and case analysis, on the basis of combing the basic concepts and theories of internal control. By using the frame theory of internal control, this paper analyzes the present situation, problems and causes of internal control of A property company. Combining with the actual situation of A property company, it establishes the risk management system, combs and optimizes the business process from perfecting the internal control environment. In the aspect of strengthening information and communication and internal supervision and execution, some operable suggestions are put forward for its internal control. This paper applies the theory of internal control and risk management to the operation management of the company, optimizes a set of scientific business process for it, thus improves the operation efficiency of the company, realizes the high quality and efficient service goal, and achieves the maximum benefit of the enterprise.
