Y物業(yè)公司多項目管理中的人力資源配置優(yōu)化研究

【摘要】:近年來,我國社會服務(wù)行業(yè)快速發(fā)展,物業(yè)管理在其中發(fā)揮著積極作用,承擔(dān)著非常重要的責(zé)任。隨著物業(yè)管理行業(yè)需求日益提升,物業(yè)項目也開始朝著多元化方向發(fā)展,對物業(yè)公司發(fā)展提出了更大的挑戰(zhàn)。人力資源作為物業(yè)公司發(fā)展中最為關(guān)鍵的一環(huán),在實現(xiàn)企業(yè)戰(zhàn)略目標(biāo)、提升多項目管理等方面發(fā)揮著積極作用。Y物業(yè)公司,1998年成立的國有獨資公司,主要負(fù)責(zé)技術(shù)、生活后勤等工作,同時,新時代的到來,物業(yè)公司單純依靠物業(yè)工作遠(yuǎn)遠(yuǎn)不夠,積極向外延伸,主要向物業(yè)項目咨詢服務(wù)、物業(yè)管理及運營三個方向拓展。對于正處于高速發(fā)展的物業(yè)公司來說,要想更好地協(xié)調(diào)多個項目,如何高效地配合人力資源是成為物業(yè)公司發(fā)展亟待解決的問題。本文以Y物業(yè)公司為研究對象,將物業(yè)管理、多項目管理、人力資源配置管理等理論作為基礎(chǔ),對當(dāng)前Y物業(yè)公司項目管理概況進(jìn)行分析,分析當(dāng)前公司多項目管理中的人力資源配置存在的問題,如員工離職率高,員工流動較為頻繁,缺少完善的管理制度給予支持,且結(jié)構(gòu)不夠科學(xué)、合理,最后提出相應(yīng)的解決措施,通過分析需求預(yù)測方案,制定完善的人力資源配置分級管理方案,提高人力資源配置有效性,促進(jìn)物業(yè)公司多項目管理工作持續(xù)發(fā)展。此外,為了確保上述措施得到有效落實,從隊伍建設(shè)、員工培訓(xùn)等多個方面予以保障,從而為我國物業(yè)企業(yè)持續(xù)發(fā)展提供更多支持。
[Abstract]:In recent years, with the rapid development of social service industry in China, property management plays an active role in it and bears a very important responsibility. With the increasing demand of the property management industry, the property project has started to develop in the direction of diversification, which poses a greater challenge to the development of the property company. As the most critical link in the development of property companies, human resources play an active role in realizing the strategic objectives of enterprises and promoting multi-project management. The wholly state-owned company, established in 1998, is mainly responsible for technology. At the same time, with the arrival of the new era, the property companies rely on the property work is far from enough, actively extension, mainly to the property project consulting services, property management and operation in three directions. For the property companies which are developing at a high speed, how to coordinate the human resources efficiently is the urgent problem to be solved in the development of the property companies if they want to coordinate many projects better. Based on the theory of property management, multi-project management and human resource allocation management, this paper analyzes the general situation of project management of Y property company. This paper analyzes the problems existing in the human resource allocation in the multi-project management of the company, such as the high turnover rate of employees, the frequent turnover of staff, the lack of support from the perfect management system, and the lack of scientific and reasonable structure. Finally, the corresponding solutions are put forward. Through the analysis of the demand forecasting scheme, a perfect human resource allocation management scheme is formulated to improve the effectiveness of human resource allocation, and to promote the sustainable development of multi-project management of property companies. In addition, in order to ensure the above measures to be effectively implemented, from the team building, staff training and other aspects of protection, so as to provide more support for the sustainable development of property enterprises in China.
