【摘要】：住房問題關(guān)乎民生建設(shè),是每一個家庭的基本需求。當下,蟻族不斷演變?yōu)榛鶖?shù)龐大的社會群體,學(xué)歷高收入低,處于社會“夾心層”的特征日益凸顯,蟻族的住房難的問題引起社會與政府的關(guān)注。首先,本研究選取鄭州市蟻族群體為研究對象,在現(xiàn)有經(jīng)驗與成熟理論的基礎(chǔ)上進行系統(tǒng)梳理,闡明論文的選題背景與意義、研究現(xiàn)狀與相關(guān)理論、研究思路與創(chuàng)新點。其次,一方面通過實地調(diào)研了解到蟻族群體真實的收支和居住狀況,歸納出蟻族的住房需求特征,進行租購需求對比分析;另一方面搜集宏觀數(shù)據(jù)從用地供應(yīng)的角度分析住房供給規(guī)模。綜合宏觀和微觀數(shù)據(jù),發(fā)現(xiàn)存在租金上漲導(dǎo)致住房租賃市場有效供給嚴重不足,社會公共租賃住房供應(yīng)規(guī)模小,蟻族群租現(xiàn)象嚴重等住房問題。再次,建立結(jié)構(gòu)方程模型對鄭州市蟻族群體住房需求進行實證研究。分析住房需求影響因素家庭基本狀況、房價承受能力、住房現(xiàn)狀、購房意愿間在結(jié)構(gòu)上存在的關(guān)系。借鑒國內(nèi)外公共住房制度的經(jīng)驗,參照英國、美國、瑞典、荷蘭、新加坡、香港在公共住房政策上的演變與創(chuàng)新,意識到住房制度的核心是在市場機制的基礎(chǔ)上提供行之有效的住房保障,政府的決策對解決蟻族群體的住房問題起至關(guān)重要的作用。最后,主要從政府主導(dǎo)、市場推動的角度提出擴大住房有效供給的思路及具體的實現(xiàn)路徑。在結(jié)論與展望部分,簡明扼要對研究觀點進行小結(jié),以供參考,研究的局限性及不足之處仍需改善。
[Abstract]:Housing problem is related to people's livelihood construction, is the basic needs of every family. At present, the ant tribe has evolved into a huge social group with high academic background and low income, and the characteristics of being in the "sandwich layer" of the society are increasingly prominent. The problem of the housing difficulties of the ant tribe has attracted the attention of the society and the government. First of all, this study selects the ant group of Zhengzhou as the research object, on the basis of the existing experience and mature theory to systematically comb, to clarify the background and significance of the topic, research status and related theories, research ideas and innovative points. Secondly, on the one hand, through field research to understand the real income and expenditure of ant groups and living conditions, summed up the characteristics of housing demand of ant tribe, rent purchase demand comparative analysis; On the other hand, collect macro data from the point of view of land supply analysis of housing supply scale. Based on the macro and micro data, it is found that there are some housing problems such as the shortage of effective supply in the rental market, the small supply of public rental housing and the serious phenomenon of the ant tribe rent. Thirdly, a structural equation model is established to study the housing demand of ant population in Zhengzhou. This paper analyzes the influence factors of housing demand, such as the basic condition of the family, the affordability of the house price, the present situation of housing, and the relationship between the structure of the family and the willingness to purchase the house. Referring to the experience of the public housing system at home and abroad, and referring to the evolution and innovation of the public housing policy in the United Kingdom, the United States, Sweden, the Netherlands, Singapore and Hong Kong, It is realized that the core of housing system is to provide effective housing security on the basis of market mechanism, and the government's decision plays an important role in solving the housing problem of ant tribe. Finally, from the angle of government-leading and market-driven, this paper puts forward the idea and the concrete way to expand the effective supply of housing. In the part of conclusion and prospect, the research point of view is summarized briefly for reference. The limitations and shortcomings of the research still need to be improved.
