【摘要】:當(dāng)前中國(guó)房地產(chǎn)行業(yè)發(fā)生著深刻的變化,在房地產(chǎn)市場(chǎng)分化的嚴(yán)峻現(xiàn)實(shí)與去庫(kù)存的巨大壓力下,政策正向刺激開(kāi)啟,這為房地產(chǎn)企業(yè)進(jìn)一步發(fā)展提供了更多機(jī)遇。另一方面,由于房地產(chǎn)企業(yè)自身活動(dòng)復(fù)雜多變,其所處的宏觀經(jīng)濟(jì)環(huán)境具有極強(qiáng)的變動(dòng)性,導(dǎo)致房地產(chǎn)企業(yè)的財(cái)務(wù)風(fēng)險(xiǎn)貫穿于資金循環(huán)的各個(gè)環(huán)節(jié),這給房地產(chǎn)企業(yè)的長(zhǎng)遠(yuǎn)健康發(fā)展帶來(lái)了嚴(yán)峻的挑戰(zhàn),怎樣應(yīng)對(duì)挑戰(zhàn),規(guī)避風(fēng)險(xiǎn),已經(jīng)成為現(xiàn)代房地產(chǎn)企業(yè)管理和實(shí)踐工作中亟待解決的課題。首先介紹了論文的選題背景、意義以及相關(guān)理論基礎(chǔ),然后以TDY公司為研究對(duì)象,介紹了 TDY公司的整體概況、財(cái)務(wù)風(fēng)險(xiǎn)管理現(xiàn)狀以及存在問(wèn)題,然后對(duì)TDY公司的籌資風(fēng)險(xiǎn)、投資風(fēng)險(xiǎn)、營(yíng)運(yùn)風(fēng)險(xiǎn)和收益分配風(fēng)險(xiǎn)因素進(jìn)行識(shí)別,并重點(diǎn)分析其形成的根源,再結(jié)合國(guó)內(nèi)外學(xué)者的研究成果以及TDY公司的實(shí)際發(fā)展?fàn)顩r以此確定了包括反映企業(yè)盈利能力、成長(zhǎng)能力、營(yíng)運(yùn)能力、償債能力和現(xiàn)金流五大類(lèi)的十四個(gè)財(cái)務(wù)風(fēng)險(xiǎn)指標(biāo),構(gòu)建TDY公司的財(cái)務(wù)風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系,采用因子分析法建立TDY公司財(cái)務(wù)風(fēng)險(xiǎn)綜合評(píng)價(jià)因子分析模型,并以TDY公司財(cái)務(wù)數(shù)據(jù)為實(shí)證基礎(chǔ),然后計(jì)算出因子綜合得分來(lái)對(duì)TDY公司的財(cái)務(wù)風(fēng)險(xiǎn)進(jìn)行評(píng)價(jià),最后針對(duì)TDY房地產(chǎn)公司的財(cái)務(wù)風(fēng)險(xiǎn)防控展開(kāi)論述。以TDY公司的基本情況和財(cái)務(wù)風(fēng)險(xiǎn)管理現(xiàn)狀為基礎(chǔ),提出該公司為了更好控制規(guī)避財(cái)務(wù)風(fēng)險(xiǎn),就需要結(jié)合TDY公司的實(shí)際發(fā)展?fàn)顩r,從識(shí)別、評(píng)價(jià)、防控三個(gè)環(huán)節(jié)提出一套完整的財(cái)務(wù)風(fēng)險(xiǎn)管理體系,以期改善和提高TDY公司的財(cái)務(wù)質(zhì)量,希望對(duì)TDY公司財(cái)務(wù)風(fēng)險(xiǎn)管理有所指導(dǎo),同時(shí)為房地產(chǎn)業(yè)管理當(dāng)局進(jìn)行財(cái)務(wù)風(fēng)險(xiǎn)防范控制提供新的參考。
[Abstract]:At present, the real estate industry in China is undergoing profound changes. Under the severe reality of real estate market differentiation and the huge pressure of destocking, the policy is being stimulated, which provides more opportunities for the further development of real estate enterprises. On the other hand, because of the complex and changeable activities of the real estate enterprises themselves, the macroeconomic environment in which they are located is highly changeable, which leads to the financial risks of the real estate enterprises running through every link of the capital circulation. This has brought severe challenges to the long-term and healthy development of real estate enterprises. How to deal with the challenges and avoid risks has become an urgent task to be solved in the management and practice of modern real estate enterprises. This paper first introduces the background, significance and related theoretical basis of the thesis, then takes TDY Company as the research object, introduces the overall situation of TDY Company, the current situation of financial risk management and the existing problems, and then introduces the financing risk of TDY Company. The risk factors of investment risk, operation risk and income distribution are identified, and the root causes of their formation are analyzed emphatically. Then, combining with the research results of domestic and foreign scholars and the actual development of TDY Company, the author determines the factors that reflect the profitability of the enterprise. In this paper, fourteen financial risk indexes of five categories of growth ability, operating ability, solvency and cash flow are established, and the evaluation index system of financial risk of TDY company is constructed, and the comprehensive evaluation factor analysis model of financial risk of TDY company is established by factor analysis method. Based on the financial data of TDY company, this paper calculates the comprehensive score of factors to evaluate the financial risk of TDY company, and finally discusses the prevention and control of financial risk of TDY real estate company. Based on the basic situation of TDY Company and the current situation of financial risk management, this paper puts forward that in order to better control and avoid financial risk, the company needs to combine the actual development of TDY Company, from the identification, evaluation, This paper puts forward a set of complete financial risk management system in order to improve and improve the financial quality of TDY Company, hoping to guide the financial risk management of TDY Company. At the same time for the real estate management authorities to prevent and control financial risks to provide a new reference.
