基于縣域尺度的中國(guó)住宅用地市場(chǎng)健康度研究

【摘要】:為科學(xué)分析當(dāng)前中國(guó)住宅用地市場(chǎng)健康狀態(tài)和空間格局特征,基于2009-2013年全國(guó)住宅用地出讓數(shù)據(jù),以縣域?yàn)檠芯繂卧?提出地價(jià)—經(jīng)濟(jì)協(xié)調(diào)度、地價(jià)收入比、土地財(cái)政貢獻(xiàn)度、土地市場(chǎng)化交易率和土地市場(chǎng)交易活躍度等5項(xiàng)評(píng)價(jià)指標(biāo),采用Ward系統(tǒng)聚類法,對(duì)中國(guó)住宅市場(chǎng)健康度進(jìn)行綜合分區(qū),并以長(zhǎng)三角、珠三角和京津冀地區(qū)為重點(diǎn)區(qū),探究區(qū)內(nèi)不同城市住宅市場(chǎng)健康度的空間分異特征。研究表明:1研究期內(nèi)中國(guó)住宅市場(chǎng)的總體健康狀態(tài)有待提高,處于合理區(qū)間的研究單元占比為34.48%,影響住宅市場(chǎng)健康度的主要指標(biāo)表現(xiàn)為地價(jià)—經(jīng)濟(jì)協(xié)調(diào)度、地價(jià)收入比和土地財(cái)政貢獻(xiàn)度失衡。2綜合各類評(píng)價(jià)指標(biāo),研究期內(nèi)中國(guó)住宅市場(chǎng)健康度可分為協(xié)調(diào)發(fā)展型(Ⅰ類)、需求旺盛型(Ⅱ類)、經(jīng)濟(jì)偏離型(Ⅲ類)、財(cái)政依托型(Ⅳ類)和結(jié)構(gòu)失調(diào)型(Ⅴ類)等五類,各類研究單元占比分別為34.48%、22.90%、23.06%、10.07%和9.49%。3長(zhǎng)三角、珠三角和京津冀三大城市群(地區(qū))在住宅市場(chǎng)健康度的表現(xiàn)上存在顯著的空間分異,主要體現(xiàn)在地價(jià)—經(jīng)濟(jì)協(xié)調(diào)性、地價(jià)—收入匹配度和土地市場(chǎng)交易活躍度等方面。結(jié)合當(dāng)前中央城鎮(zhèn)化工作會(huì)議的要求,應(yīng)針對(duì)各地區(qū)的特點(diǎn)制定差別化的住宅市場(chǎng)調(diào)控政策,以促進(jìn)住宅市場(chǎng)健康有序發(fā)展。
[Abstract]:In order to scientifically analyze the healthy state and spatial pattern characteristics of the current residential land market in China, based on the data of residential land sale in China from 2009 to 2013, taking the county area as the research unit, the paper puts forward the land price and economic coordination degree, the ratio of land price to income, and the contribution of land finance. Five evaluation indexes, land market transaction rate and land market transaction activity, are used to classify the health degree of Chinese housing market by using Ward system clustering method, with the Yangtze River Delta, Pearl River Delta and Beijing-Tianjin-Hebei region as the key areas, and the land market health is divided into three areas: the Yangtze River Delta, the Pearl River Delta and the Beijing-Tianjin-Hebei region. This paper explores the spatial differentiation characteristics of the health degree of different urban housing markets in the region. The study shows that the overall health status of China's housing market needs to be improved during the study period of 1: 1. The proportion of research units in a reasonable range is 34.48.
