【摘要】:組織管理體系對企業(yè)運營的意義特別重要,不管是社會市場大環(huán)境的變化無窮,還是企業(yè)生產(chǎn)運營環(huán)節(jié)的各種變化,都要求企業(yè)組織管理體系隨之而作相應(yīng)的變化,否則很難保持長久的發(fā)展。各個企業(yè)有各個企業(yè)的組織管理形式,每個企業(yè)的組織管理體系,是企業(yè)運營過程中重要的管理內(nèi)容部分。通常的說,首先企業(yè)管理者站在長遠企業(yè)發(fā)展的高度,對企業(yè)文化、戰(zhàn)略規(guī)劃和企業(yè)最終發(fā)展的目的方向進行周全的設(shè)計,組織管理體系的存在首先是領(lǐng)導者對其進行戰(zhàn)略規(guī)劃的設(shè)計;其次為實現(xiàn)這種目標,從企業(yè)內(nèi)部組織構(gòu)架和每個崗位的職能及他們之間的責權(quán)利的關(guān)系進行設(shè)計;最后是資金審批流程、文件流轉(zhuǎn)流程、蓋章流程、發(fā)文流程等各方面的流程設(shè)計。用規(guī)章制度使企業(yè)正常運營,用績效考核來激勵組織高效運行。并且組織在運營的過程中出現(xiàn)偏差矛盾等,領(lǐng)導者要以動態(tài)的形式進行必要的調(diào)整和變動,因此組織管理體系包含對組織構(gòu)架的規(guī)劃、運營、考評、變更等四個方面,其中特別重要的是組織的規(guī)劃管理。本文根據(jù)房地產(chǎn)開發(fā)公司的組織管理存在的不足與問題,以先進企業(yè)的組織管理為指導,結(jié)合中國房地產(chǎn)項目組織管理的現(xiàn)狀,通過天潤公司分析發(fā)達國家房地產(chǎn)企業(yè)項目組織管理特點;分析了其優(yōu)缺點,剖析國內(nèi)房地產(chǎn)大型標桿企業(yè)項目組織管理特點,提出了北京天潤房地產(chǎn)公司在組織管理體系中存在的問題,并提出整改方案意見,給北京天潤置地集團高層的領(lǐng)導對組織管理體系整改提出可借鑒建議。本文章節(jié)主要分六章內(nèi)容。首先是緒論,以項目組織管理體系研究背景及意義為開始,介紹了中國房地產(chǎn)項目組織管理歷史情況以及我國房地產(chǎn)企業(yè)的項目組織管理發(fā)展趨勢,闡述項目組織管理體系特性及變革的根本原因。闡述房地產(chǎn)企業(yè)中組織管理的定義與組成及房地產(chǎn)公司項目組織管理類型組織管理體系的概念和內(nèi)容,包括綜合管理設(shè)計、職能管理設(shè)計、組織結(jié)構(gòu)設(shè)計管理、組織管理職權(quán)設(shè)計管理等內(nèi)容。分析天潤房地產(chǎn)開發(fā)有限公司中國房地產(chǎn)項目組織管理的現(xiàn)狀,從職能、體系、流程、考核四個方面進行闡述;然后介紹天潤房產(chǎn)公司項目的進度、質(zhì)量、成本及合同管理情況,分析公司的項目組織管理的實施效果,為分析問題奠定了基礎(chǔ)。對北京天潤房地產(chǎn)企業(yè)現(xiàn)有的項目組織管理體系進行了對比分析,診斷天潤房地產(chǎn)開發(fā)有限公司項目組織管理中存在的問題及分析,指出了其項目組織管理體系中存在的問題,特別是組織的規(guī)模、經(jīng)驗、溝通、責權(quán)利、變更、發(fā)展空間等多方面進行分析。從北京天潤的發(fā)展所處的歷史階段出發(fā),剖析國內(nèi)房地產(chǎn)大型標桿企業(yè)項目組織管理特點,分析房地產(chǎn)項目組織管理體系動態(tài)調(diào)整與企業(yè)發(fā)展各個階段的相匹配各種情況。最后是對文章的總結(jié)。天潤房地產(chǎn)開發(fā)公司房因項目組織管理優(yōu)化及措施。
[Abstract]:The significance of the organizational management system to the operation of the enterprise is especially important. Whether it is the changing environment of the social market or the various changes in the production and operation of the enterprise, the organizational management system of the enterprise is required to make corresponding changes along with it. Otherwise, it is difficult to maintain long-term development. Each enterprise has each enterprise's organization management form, each enterprise's organization management system, is the enterprise operation process important management content part. Generally speaking, first of all, enterprise managers, standing at the height of long-term enterprise development, have a thorough design of corporate culture, strategic planning and the direction of the ultimate development of the enterprise. The existence of organizational management system is firstly the design of strategic planning by leaders, and secondly, the design of internal organizational structure, the functions of each post and the relationship between them. Finally, the process design of fund approval process, document flow process, seal process, document flow and so on. Use rules and regulations to make the enterprise normal operation, use performance appraisal to encourage the organization to run efficiently. And in the process of organization operation, there are deviation contradictions and so on. Leaders should make necessary adjustments and changes in the dynamic form. Therefore, the organizational management system includes four aspects: planning, operation, evaluation, change, etc. Of particular importance is the planning and management of the organization. According to the shortcomings and problems of the organization management of the real estate development company, this paper, under the guidance of the organization management of the advanced enterprises, combines the present situation of the organization and management of the real estate project in China. This paper analyzes the characteristics of project organization and management of real estate enterprises in developed countries through Tianrun Company, analyzes its advantages and disadvantages, and analyzes the characteristics of project organization and management of large benchmark real estate enterprises in China. This paper puts forward the problems existing in the organizational management system of Beijing Tianrun Real Estate Company, and puts forward some suggestions on the rectification scheme, and gives some suggestions to the senior leaders of Beijing Tianrun Land Group for the rectification and reform of the organizational management system. This section is divided into six chapters. The first part is the introduction, starting with the background and significance of the research on the project organization management system, introduces the historical situation of the real estate project organization management in China and the development trend of the project organization management of the real estate enterprises in China. This paper expounds the characteristics of the project organization and management system and the fundamental reasons for the change. This paper expounds the definition and composition of organization management in real estate enterprises and the concept and content of organization and management system of project organization and management in real estate companies, including comprehensive management design, function management design, organization structure design and management. The organization management authority design management and so on content. This paper analyzes the present situation of the real estate project organization and management in Tianrun Real Estate Development Co., Ltd. in China, and expounds it from four aspects: function, system, process and examination, and then introduces the progress and quality of the Tianrun Real Estate Project. Cost and contract management, analysis of the implementation of the company's project management, for the analysis of the problems laid the foundation. This paper makes a comparative analysis of the existing project organization and management system of Tianrun Real Estate Enterprise in Beijing, diagnoses and analyzes the problems existing in the project organization and management of Tianrun Real Estate Development Co., Ltd., and points out the problems existing in the project organization and management system of Tianrun Real Estate Development Co., Ltd. In particular, the size of the organization, experience, communication, accountability, change, development space and other aspects of the analysis. Starting from the historical stage of the development of Tianrun in Beijing, this paper analyzes the characteristics of the project organization and management of the domestic real estate large-scale benchmarking enterprises, and analyzes the dynamic adjustment of the real estate project organization and management system and the matching of each stage of the enterprise development. Finally is the summary of the article. Tianrun Real Estate Development Company because of the project organization and management optimization and measures.
