【摘要】:人口老齡化成為了世界性難題,我國(guó)亦是如此,為解決老齡化的養(yǎng)老難題,我國(guó)開展了一系列住房反向抵押貸款試點(diǎn)工作,然而多項(xiàng)試點(diǎn)工作遇冷。究竟是何原因?qū)е伦》糠聪虻盅嘿J款市場(chǎng)推行緩慢,學(xué)界眾說(shuō)紛紜。有學(xué)者從現(xiàn)實(shí)角度提出遺贈(zèng)動(dòng)機(jī)是影響住房反向抵押貸款的重要因素,但對(duì)遺贈(zèng)動(dòng)機(jī)的研究多停留于理論階段。遺贈(zèng)動(dòng)機(jī)對(duì)住房反向抵押貸款市場(chǎng)發(fā)展的影響程度多深?又該采取何種方式有效減輕遺贈(zèng)動(dòng)機(jī)對(duì)住房反向抵押貸款市場(chǎng)的反作用?本文將對(duì)此進(jìn)行深入研究和探討。本文對(duì)住房反向抵押貸款理論基礎(chǔ)及市場(chǎng)現(xiàn)狀進(jìn)行了理論分析,并研究遺贈(zèng)動(dòng)機(jī)對(duì)住房反向抵押貸款市場(chǎng)的影響。利用家庭生命周期模型,對(duì)廣州地區(qū)住房反向抵押貸款需求意愿數(shù)據(jù)進(jìn)行回歸分析,分析發(fā)現(xiàn)遺贈(zèng)動(dòng)機(jī)很大程度上影響老年人的住房財(cái)富效應(yīng),從而對(duì)住房反向抵押貸款市場(chǎng)需求產(chǎn)生反向影響。通過(guò)個(gè)體生命周期模型,運(yùn)用仿真數(shù)值模擬兩種方法探究五種狀態(tài)下個(gè)體的總效用變動(dòng)情況,并進(jìn)行對(duì)比分析,據(jù)此來(lái)探究房屋遺贈(zèng)動(dòng)機(jī)的具體影響大小,以探索解決方案。研究發(fā)現(xiàn):其一,房屋遺贈(zèng)動(dòng)機(jī)是住房反向抵押貸款需求的重要影響因素;其二,貸款需求受貸款價(jià)值比(LTV)的影響較大;其三,嵌入“贖回權(quán)”的反向抵押貸款既可提高老年人口的養(yǎng)老收入又能滿足他們的遺贈(zèng)動(dòng)機(jī);其四,開征遺產(chǎn)稅能有效提升老年人的參與意愿。根據(jù)研究結(jié)論,提出了應(yīng)逐步引導(dǎo),循序漸進(jìn);開發(fā)貸款新產(chǎn)品;穩(wěn)定房?jī)r(jià),降低風(fēng)險(xiǎn);試點(diǎn)開征遺產(chǎn)稅等政策建議。
[Abstract]:The aging of the population has become a worldwide problem, and so has China. In order to solve the problem of aging for the aged, China has carried out a series of housing reverse mortgage pilot work, but many of the pilot work is not as expected.What is the reason for the slow implementation of the housing reverse mortgage market, academic opinions vary.Some scholars put forward that the bequest motivation is an important factor to affect the housing reverse mortgage loan, but the research on the bequest motivation mostly stays in the theoretical stage.How deeply does the bequest motivation affect the development of the housing reverse mortgage market?What measures should be taken to effectively mitigate the adverse effects of legacy incentives on the housing reverse mortgage market?This article will carry on the thorough research and the discussion to this.This paper makes a theoretical analysis of the theoretical basis and market situation of housing reverse mortgage, and studies the influence of bequest motivation on the housing reverse mortgage market.Based on the family life cycle model, this paper makes a regression analysis on the demand willingness data of housing reverse mortgage in Guangzhou area, and finds that the bequest motivation has a great influence on the housing wealth effect of the elderly to a great extent.Thus the reverse housing mortgage market demand has a reverse impact.Based on the individual life cycle model, two methods of simulation numerical simulation are used to explore the total utility changes of individuals under five states, and the comparative analysis is carried out. Based on this, the specific influence of the house bequest motivation is explored to explore the solutions.The research found that: first, the housing legacy motivation is an important factor in the demand for housing reverse mortgage; second, loan demand is more affected by the value of loans than LTV; third,The reverse mortgage embedded in "redemption" can not only increase the old-age income of the elderly population but also satisfy their bequest motivation; fourthly, levying inheritance tax can effectively enhance the participation intention of the elderly.According to the conclusion of the study, the paper puts forward some policy suggestions, such as gradually leading, step by step, developing new loan products, stabilizing house prices, reducing risks, and levying inheritance tax on pilot projects.
