【摘要】:房地產(chǎn)業(yè)伴隨著中國(guó)社會(huì)主義市場(chǎng)經(jīng)濟(jì)的發(fā)展,以及人民生活水平的提高,已經(jīng)成功的走出了醞釀和探索階段,進(jìn)入了快速發(fā)展階段,并且在拉動(dòng)相關(guān)產(chǎn)業(yè)不斷進(jìn)步的同時(shí),帶動(dòng)著國(guó)民經(jīng)濟(jì)的發(fā)展,以先導(dǎo)的形象成為了一個(gè)群體性的產(chǎn)業(yè),并且在國(guó)民經(jīng)濟(jì)收入來源中占有重要的位置。隨著1998年終結(jié)福利分房,中國(guó)房地產(chǎn)經(jīng)歷了十八年從起步、發(fā)展到反復(fù)調(diào)控的過程,也見證了無數(shù)人的“酸甜苦辣”。本文的寫作目標(biāo)是在通過工程項(xiàng)目管理和房地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)管理的相關(guān)理論知識(shí)的基礎(chǔ)上,運(yùn)用評(píng)估與識(shí)別、定性與定量以及微觀與宏觀相結(jié)合的方法,討論其在實(shí)踐中的具體應(yīng)用問題,對(duì)以下幾個(gè)方面作了深入的研究:首先,本文對(duì)房地產(chǎn)開發(fā)項(xiàng)目風(fēng)險(xiǎn)控制的相關(guān)文獻(xiàn)進(jìn)行了大量研究,并闡述了在房地產(chǎn)項(xiàng)目開發(fā)階段中,從投資決策、土地獲取以及項(xiàng)目建設(shè)和銷售等各個(gè)項(xiàng)目階段可能遇到的風(fēng)險(xiǎn);其次,對(duì)北京GFML房地產(chǎn)開發(fā)項(xiàng)目的內(nèi)外部環(huán)境進(jìn)行了深入的分析,并且根據(jù)項(xiàng)目特點(diǎn)分析了項(xiàng)目的各個(gè)階段的風(fēng)險(xiǎn),分析風(fēng)險(xiǎn)因素,找出主要風(fēng)險(xiǎn),并借助如專家打分法、不確定性分析方法對(duì)其進(jìn)行評(píng)估;最后,在以上各個(gè)階段的基礎(chǔ)上,提出風(fēng)險(xiǎn)控制的措施,加強(qiáng)項(xiàng)目管理,減少損失,從而提高企業(yè)的效益以及社會(huì)效益。
[Abstract]:With the development of China's socialist market economy and the improvement of people's living standards, the real estate industry has successfully stepped out of the stage of brewing and exploration and entered the stage of rapid development.Driving the development of national economy, it has become a group industry with the image of forerunner, and occupies an important position in the source of national economy income.With the end of welfare housing division in 1998, China's real estate has experienced 18 years from the start, development to the process of repeated regulation, but also witnessed countless people's "ups and downs".The writing goal of this paper is to apply the methods of evaluation and identification, qualitative and quantitative analysis, microcosmic and macroscopic combination on the basis of the relevant theoretical knowledge of engineering project management and real estate project risk management.This paper discusses its application in practice, and makes a deep research on the following aspects: first, this paper makes a lot of research on the risk control of real estate development projects, and expounds the development stage of real estate projects.From the investment decision, land acquisition, project construction and sales and other project stages of the risks that may be encountered; secondly, to Beijing GFML real estate development project internal and external environment in-depth analysis,And according to the characteristics of the project to analyze the risk of each stage of the project, analyze the risk factors, find out the main risks, and with the help of expert scoring method, uncertainty analysis method to evaluate it; finally, on the basis of the above stages,The measures of risk control are put forward to strengthen the project management and reduce the loss so as to improve the benefit and social benefit of the enterprise.
