教育資源對城市房價影響的實證研究

【摘要】:我國住房制度改革開始于1998年雖然起步較晚,但之后很快就進入房地產高速發(fā)展期,開始了房地產業(yè)真正意義上的發(fā)展。據國家統(tǒng)計局數據顯示全國住宅商品房銷售價格由2005年的2937元/平方米,上升到了2015年的6473元/平方米,增長了1.2倍,年平均增速達12.04%。房地產價格的過快上漲不僅會破壞房地產行業(yè)的健康發(fā)展,還會導致大量的資本從其他領域進入房地產行業(yè),影響經濟的健康發(fā)展。收入水平、土地成本、失業(yè)率等因素是影響房地產價格的諸多因素之一,除此以外還存在教育資源對房地產價格的影響。本文以我國34個主要城市為樣本,運用Stata軟件進行面板數據回歸,分析了教育資源對房價的影響,這種影響具體表現在兩方面:首先,不同類型的教育資源對房地產價格的影響程度不同,表現為基礎教育資源對房地產價格的影響程度要強于高等教育資源對房地產價格的影響程度;其次,教育資源對房地產價格的影響程度存在區(qū)域差異。表現為:在經濟發(fā)展水平較高的城市,中學教育資源的分布對房價的影響要強于經濟發(fā)達城市,中學教育資源對房價的影響。以上結果對于現實的指導意義在于:一是政府在對房地產市場調控,保證市場健康發(fā)展的同時也應關注教育資源對房價的影響;二是要促進教育資源的合理分配,實現教育資源的均衡分布,實現經濟發(fā)達城市和經濟落后城市擁有公平、均等的受教育機會,三是在涉及到房地產評估的實際案例中,應該重點區(qū)分房地產周邊教育資源的分布狀況、類型。區(qū)分基礎教育資源和非基礎教育資源;區(qū)分經濟發(fā)展水平存在差異的區(qū)域的教育資源。在房地產評估實務中給予不同的權重和分值,從而使得資產的評估價值更接近于公允價值。對于個人消費者來說,應該傾向于持有經濟較發(fā)達城市中靠近中學的房產。
[Abstract]:Although the reform of housing system in our country started late in 1998, it soon entered the period of rapid development of real estate, which began the real development of real estate industry.According to data from the National Bureau of Statistics, the national sales price of commercial residential housing rose from 2937 yuan per square meter in 2005 to 6473 yuan per square meter in 2015, an increase of 1.2 times, with an annual average growth rate of 12.04 yuan per square meter.The rapid rise of real estate prices will not only damage the healthy development of the real estate industry, but also lead to a large amount of capital from other areas into the real estate industry, affecting the healthy development of the economy.Income level, land cost, unemployment rate and other factors are one of the factors that affect the real estate price. In addition, there is the influence of educational resources on the real estate price.In this paper, 34 major cities in China are taken as samples and panel data regression is carried out by using Stata software to analyze the impact of educational resources on housing prices, which is manifested in two aspects: first,Different types of educational resources have different effects on real estate prices, which are shown by the fact that the impact of basic education resources on real estate prices is stronger than that of higher education resources on real estate prices. Secondly,There are regional differences in the influence of educational resources on real estate prices.In the cities with higher economic development level, the distribution of secondary school education resources has stronger influence on housing prices than that in economically developed cities, and secondary school education resources have influence on housing prices.The guiding significance of the above results lies in: first, the government should pay attention to the impact of educational resources on housing prices while regulating the real estate market to ensure the healthy development of the market; second, it is necessary to promote the rational distribution of educational resources.To realize the balanced distribution of educational resources and to realize that economically developed cities and economically backward cities have fair and equal access to education, third, in the actual cases involving real estate evaluation,Should distinguish the distribution of educational resources around real estate, type.Distinguish between the basic education resources and the non-basic education resources, and distinguish the educational resources of the regions where the economic development level is different.In the real estate appraisal practice gives different weight and the score, thus causes the asset appraisal value to be closer to the fair value.For individual consumers, they should tend to hold properties near secondary schools in more developed cities.
