鄭州電影文化小鎮(zhèn)項(xiàng)目開發(fā)與運(yùn)營問題研究

【摘要】:近年來,隨著我國國民經(jīng)濟(jì)的快速發(fā)展,房地產(chǎn)市場的發(fā)展發(fā)揮了重要作用,而作為房地產(chǎn)重要的組成部分文化旅游地產(chǎn)也得到了社會(huì)各方的普遍關(guān)注。但文化旅游地產(chǎn)在我國是個(gè)新興的行業(yè),發(fā)展起步晚、起點(diǎn)較低,所以房地產(chǎn)市場中還存在很多的問題需要分析解決。通過對(duì)鄭州電影文化小鎮(zhèn)項(xiàng)目開發(fā)及運(yùn)營的研究發(fā)現(xiàn),目前文化旅游地產(chǎn)開發(fā)過程中主要存在兩個(gè)問題:第一,開發(fā)商與當(dāng)?shù)卣睦骊P(guān)系解決問題;第二,開發(fā)商文化定位和開發(fā)節(jié)奏問題。結(jié)合項(xiàng)目的開發(fā)提出了解決以上問題的方法,為鄭州國際文化創(chuàng)意產(chǎn)業(yè)園區(qū)內(nèi)其它文化地產(chǎn)項(xiàng)目的開發(fā)運(yùn)營提供借鑒。本文對(duì)鄭州電影文化小鎮(zhèn)開發(fā)及運(yùn)營問題研究主要采用對(duì)比分析法和定性、定量分析法。在對(duì)項(xiàng)目的客流量、一期開發(fā)體量及開發(fā)節(jié)奏等方面的研究時(shí)運(yùn)用了對(duì)比分析法,選擇項(xiàng)目對(duì)標(biāo)的典型案例,各項(xiàng)取值也參考了對(duì)標(biāo)案例的參數(shù)。在對(duì)項(xiàng)目文化定位分析時(shí)采取了定性分析的研究方法,在項(xiàng)目的投資估算時(shí)運(yùn)用了定量分析的方法。通過科學(xué)的研究方法進(jìn)行研究目的是為了使電影文化小鎮(zhèn)的分析結(jié)果更加嚴(yán)謹(jǐn),更加符合實(shí)際情況。文章通過對(duì)鄭州電影文化小鎮(zhèn)項(xiàng)目的開發(fā)與運(yùn)營問題的研究,總結(jié)了當(dāng)開發(fā)商與政府之間利益產(chǎn)生沖突時(shí),雙方考慮到自身利益的最大化問題最終會(huì)選擇以下博弈策略組合:政府降低土地出讓價(jià)格,并給予開發(fā)商土地和政策補(bǔ)償,開發(fā)商會(huì)按照城市規(guī)劃的要求保質(zhì)保量完成文化旅游地產(chǎn)項(xiàng)目;當(dāng)開發(fā)商在遇到項(xiàng)目土地開發(fā)節(jié)奏問題時(shí)要從實(shí)際出發(fā),考慮市場的供需關(guān)系,選擇最優(yōu)的開發(fā)策略。同時(shí)開發(fā)商一定要注重文化的挖掘,只有提升項(xiàng)目的歷史文化軟實(shí)力才能使得項(xiàng)目在激烈的市場競爭中占有一席之地,才能達(dá)到開發(fā)商與政府的利益最大化。本文的創(chuàng)新在于:第一,運(yùn)用了最新的官方數(shù)據(jù),大大提升了理論研究的真實(shí)性;第二,研究課題新,目前鄭州市此類項(xiàng)目處于空白期,與此同時(shí)項(xiàng)目對(duì)本土人文、歷史、傳統(tǒng)民俗、非物質(zhì)文化遺產(chǎn)等方面深耕細(xì)作,發(fā)掘了很多可利用的文化標(biāo)簽,對(duì)文化創(chuàng)意產(chǎn)業(yè)園區(qū)內(nèi)其他文化旅游地產(chǎn)項(xiàng)目的開發(fā)提供了經(jīng)驗(yàn)和教訓(xùn)。不足在于:目前鄭州電影文化小鎮(zhèn)處于一期建設(shè)階段,還沒有建成運(yùn)營,文章中對(duì)產(chǎn)品開發(fā)和運(yùn)行模式的分析參照以往類似案例,但是實(shí)際操作時(shí)可能會(huì)產(chǎn)生偏差。
[Abstract]:In recent years, with the rapid development of our national economy, the development of the real estate market has played an important role. As an important part of the real estate industry, cultural tourism real estate has also received widespread attention from all sides of the society. However, cultural tourism real estate is a new industry in China, with a late start and a low starting point. Therefore, there are still many problems in the real estate market that need to be analyzed and solved. Through the research on the project development and operation of Zhengzhou Movie Culture Town, it is found that there are two main problems in the process of the development of cultural tourism real estate at present: first, The interests of developers and local governments to solve the problem; second, developers cultural positioning and development rhythm. Combined with the development of the project proposed solutions to the above problems, To provide reference for the development and operation of other cultural real estate projects in Zhengzhou International Cultural and Creative Industry Park. This paper mainly uses comparative analysis and qualitative analysis to study the development and operation of Zhengzhou Film Culture Town. Quantitative analysis method. In the study of the project's passenger flow, the first stage development volume and the development rhythm, the comparative analysis method was used to select the typical case of the project for the target. The values also refer to the parameters of the standard case. The qualitative analysis method is adopted in the analysis of the cultural orientation of the project. The quantitative analysis method is used in the investment estimation of the project. The purpose of the scientific research method is to make the analysis result of the movie culture town more rigorous. Through the research on the development and operation of Zhengzhou Film Culture Town Project, this paper summarizes the conflict of interests between the developer and the government. Considering the maximization of their own interests, the two sides will eventually choose the following game strategy combination: the government reduces the land transfer price and gives land and policy compensation to the developers. Developers will complete cultural tourism real estate projects in accordance with the requirements of urban planning, quality and quantity. When developers encounter problems with the pace of land development of projects, they should proceed from the actual situation and consider the relationship between supply and demand in the market. Choose the best development strategy. At the same time, developers must pay attention to the excavation of culture. Only by enhancing the historical and cultural soft power of the project can the project have a place in the fierce market competition. In order to maximize the interests of developers and the government, the innovation of this paper lies in: first, the use of the latest official data has greatly enhanced the authenticity of theoretical research; second, the research topic is new. At present, such projects in Zhengzhou City are in a blank period. At the same time, the project has explored a lot of cultural labels that can be used in such aspects as local humanities, history, traditional folklore, intangible cultural heritage, and so on. It has provided experience and lessons for the development of other cultural tourism real estate projects in the Cultural and Creative Industry Park. The deficiency lies in: at present, Zhengzhou Movie Culture Town is in the first stage of construction and has not yet been completed and operated. The analysis of product development and operation mode in this paper refers to similar cases in the past, but deviation may occur in actual operation.
