蘇州高新區(qū)XSG地塊房地產(chǎn)項(xiàng)目投資決策分析

【摘要】:近年來(lái),我國(guó)房地產(chǎn)市場(chǎng)發(fā)展迅速且市場(chǎng)競(jìng)爭(zhēng)日趨激烈,且成為國(guó)家政策調(diào)控的重點(diǎn)對(duì)象。而房地產(chǎn)項(xiàng)目開發(fā)建設(shè)工期長(zhǎng)、建造難度大、涉及面廣、資金流量大、回收期長(zhǎng)等特點(diǎn)影響著房地產(chǎn)項(xiàng)目的開發(fā)建設(shè)。不僅如此,房地產(chǎn)項(xiàng)目建設(shè)開發(fā)還面臨著一系列無(wú)法預(yù)測(cè)的風(fēng)險(xiǎn)。在這種形勢(shì)下,房地產(chǎn)項(xiàng)目建設(shè)前期的經(jīng)濟(jì)分析工作就顯得十分重要。本論文以蘇州市高新區(qū)XSG地塊為研究對(duì)象,在文獻(xiàn)研究和理論綜述的基礎(chǔ)上,重點(diǎn)分析蘇州市高新區(qū)XSG地塊房地產(chǎn)開發(fā)項(xiàng)目的可行性,結(jié)合項(xiàng)目的實(shí)際情況和所在地的宏觀環(huán)境,以市場(chǎng)調(diào)查為基礎(chǔ),著重分析了項(xiàng)目的財(cái)務(wù)能力和抗風(fēng)險(xiǎn)能力。首先研究市場(chǎng),在大的宏觀背景下對(duì)房地產(chǎn)市場(chǎng)大環(huán)境進(jìn)行分析,且對(duì)蘇州市的宏觀經(jīng)濟(jì)環(huán)境及房地產(chǎn)市場(chǎng)競(jìng)爭(zhēng)環(huán)境進(jìn)行了具體分析,在SWOT分析的基礎(chǔ)上得出項(xiàng)目市場(chǎng)定位,并對(duì)項(xiàng)目的開發(fā)設(shè)計(jì)理念進(jìn)行確定,針對(duì)確定的項(xiàng)目規(guī)劃方案,編排項(xiàng)目的開發(fā)進(jìn)度安排;其次,基于市場(chǎng)調(diào)查和數(shù)據(jù)分析,對(duì)項(xiàng)目的投資進(jìn)行估算,通過(guò)對(duì)項(xiàng)目的收入投資估算、項(xiàng)目資金籌措安排、財(cái)務(wù)評(píng)價(jià)以及不確定性分析明確了項(xiàng)目的盈利能力和開發(fā)經(jīng)營(yíng)風(fēng)險(xiǎn)。最后,對(duì)項(xiàng)目開發(fā)存在的風(fēng)險(xiǎn)進(jìn)行識(shí)別并提出應(yīng)對(duì)對(duì)策。在以上分析的基礎(chǔ)上,得出了項(xiàng)目經(jīng)濟(jì)性的結(jié)論,同時(shí),有針對(duì)性地提出一些建議,企業(yè)能夠在當(dāng)前大環(huán)境下做出正確決策提供幫助和參考。
[Abstract]:In recent years, China's real estate market has developed rapidly and the market competition has become increasingly fierce, and has become the key object of national policy regulation and control, while the real estate project development and construction period is long, the construction is difficult, involving a wide range, and the flow of funds is large. The characteristics of long payback period affect the development and construction of real estate projects. Moreover, the construction and development of real estate projects also face a series of unpredictable risks. The economic analysis work in the early stage of the real estate project construction is very important. This paper takes the XSG plot of Suzhou High-tech Zone as the research object, on the basis of the literature research and the theory summary, Focusing on the analysis of the feasibility of the real estate development project of XSG plot in Suzhou High-tech Zone, combining with the actual situation of the project and the macro environment of the location, based on the market investigation, The financial ability and risk resistance of the project are analyzed. Firstly, the market is studied, and the real estate market environment is analyzed under the macro background. This paper also analyzes the macro economic environment and real estate market competition environment of Suzhou City, obtains the market orientation of the project on the basis of SWOT analysis, and determines the concept of development and design of the project, aiming at the determined project planning scheme. Secondly, based on market research and data analysis, the investment of the project is estimated, and the project financing is arranged through the estimation of the income investment of the project. Financial evaluation and uncertainty analysis make clear the profitability of the project and the risk of development and management. Finally, the risk of project development is identified and countermeasures are put forward. On the basis of the above analysis, the conclusion of project economy is drawn. At the same time, some suggestions are put forward so that enterprises can make correct decisions in the current environment to provide help and reference.
