【摘要】：通過(guò)系統(tǒng)聚類和距離判別對(duì)我國(guó)31個(gè)省份房地產(chǎn)市場(chǎng)發(fā)展水平進(jìn)行等級(jí)劃分,基于此對(duì)各區(qū)域人口老齡化、出生率以及房?jī)r(jià)之間的關(guān)系進(jìn)行定性描述和趨勢(shì)對(duì)比,并依據(jù)各地區(qū)面板數(shù)據(jù)展開實(shí)證研究,最終總結(jié)出人口老齡化、出生率及人口增長(zhǎng)與房?jī)r(jià)之間的"三角關(guān)系":人口老齡化總體上會(huì)抑制房?jī)r(jià)上漲,而人口出生率總體上則會(huì)助推房?jī)r(jià)上漲,且兩者均存在區(qū)域性"逆轉(zhuǎn)"現(xiàn)象;人口老齡化的加深與出生率的下降抑制了人口增長(zhǎng),兩者的綜合效應(yīng)使得房?jī)r(jià)從人口增長(zhǎng)角度來(lái)說(shuō)在可預(yù)見(jiàn)的未來(lái)存在下跌空間。因此,對(duì)房?jī)r(jià)的合理控制與引導(dǎo)需要關(guān)注人口結(jié)構(gòu)因素,包括鼓勵(lì)人口流動(dòng),調(diào)整住房需求;合理管控人口增長(zhǎng),改變房?jī)r(jià)預(yù)期。
[Abstract]:This paper classifies the development level of real estate market in 31 provinces of China by systematic clustering and distance discrimination. Based on this, the relationship among aging population, birth rate and house price in various regions is described qualitatively and the trend is compared. Based on the panel data of various regions, the paper concludes the "triangular relationship" between population aging, birth rate, population growth and house price. The birth rate, on the whole, contributes to the rise in house prices, and there is a regional "reversal" of both; the deepening aging of the population and the decline in the birth rate have dampened population growth. The combined effects of the two make it possible for house prices to fall in the foreseeable future from the point of view of population growth. Therefore, reasonable control and guidance of house prices need to pay attention to population structure factors, including encouraging population mobility and adjusting housing demand; Reasonable control of population growth, changing house price expectations.
