【摘要】:在投資管理的過(guò)程中,對(duì)于將要建項(xiàng)目有關(guān)的自然、社會(huì)、經(jīng)濟(jì)、技術(shù)等進(jìn)行的調(diào)研與分析比較以及預(yù)測(cè)建成后產(chǎn)生的社會(huì)經(jīng)濟(jì)效益被稱(chēng)作可行性研究。項(xiàng)目投資決策關(guān)系到企業(yè)的生存和發(fā)展,而房地產(chǎn)項(xiàng)目投資決策分析可以說(shuō)是房地產(chǎn)企業(yè)最重要的決策,對(duì)于企業(yè)的盈利能力、償債能力、營(yíng)運(yùn)能力都有著重要的影響。房地產(chǎn)投資金額巨大,收益和風(fēng)險(xiǎn)并存,為了了解項(xiàng)目可能的收益水平以及可能面臨的風(fēng)險(xiǎn),需要對(duì)項(xiàng)目進(jìn)行可行性研究,從而衡量項(xiàng)目是否值得投資以及規(guī)避相關(guān)風(fēng)險(xiǎn),獲取和提高利潤(rùn)。因此,房地產(chǎn)項(xiàng)目的投資決策需要進(jìn)行嚴(yán)密的可行性分析,從而為投資決策提供科學(xué)依據(jù)。當(dāng)前,我國(guó)房地產(chǎn)市場(chǎng)迅速發(fā)展,高速發(fā)展的同時(shí)也為房地產(chǎn)投資帶來(lái)了很多的不確定性。本文旨在運(yùn)用可行性分析的理論和方法,從市場(chǎng)、技術(shù)和經(jīng)濟(jì)三個(gè)方面就廣佛交界金沙洲項(xiàng)目的可行性進(jìn)行全面分析,從而得出結(jié)論并提出建議。本文運(yùn)用定性分析和定量分析相結(jié)合、靜態(tài)分析和動(dòng)態(tài)分析相結(jié)合等論證方法,對(duì)金沙洲項(xiàng)目的市場(chǎng)狀況、本身的優(yōu)劣進(jìn)行分析,并在此基礎(chǔ)上重點(diǎn)討論了項(xiàng)目的經(jīng)濟(jì)可行性,主要包括項(xiàng)目財(cái)務(wù)上的盈利性、不確定性和風(fēng)險(xiǎn)的可控性,最后得出項(xiàng)目的可行性結(jié)論。
[Abstract]:In the process of investment management, the natural, social, and economic aspects of the project will be built. Research, analysis and comparison of technology and prediction of the social and economic benefits after completion are called feasibility studies. Project investment decisions are related to the survival and development of enterprises. The investment decision analysis of real estate projects can be said to be the most important decision of real estate enterprises, which has an important impact on the profitability, solvency and operational ability of enterprises. The real estate investment amount is huge. In order to understand the possible income level and the possible risk of the project, it is necessary to carry out a feasibility study to measure whether the project is worth investing and to avoid the related risks. Therefore, the investment decision of the real estate project needs to carry on the rigorous feasibility analysis, thus provides the scientific basis for the investment decision. At present, the real estate market of our country develops rapidly. At the same time, the rapid development of real estate investment has brought a lot of uncertainty. The purpose of this paper is to use the theory and method of feasibility analysis from the market. From the three aspects of technology and economy, the feasibility of Jinsha project at the junction of Guangzhou and Buddha is comprehensively analyzed, and the conclusions and suggestions are put forward. This paper combines qualitative analysis with quantitative analysis. Combining static analysis and dynamic analysis, the paper analyzes the market situation and its own advantages and disadvantages of Jinsha Island project, and discusses the economic feasibility of the project. It mainly includes the financial profitability, uncertainty and risk controllability of the project, and finally draws the conclusion of the feasibility of the project.
