【摘要】：由于區(qū)域的巨大差異,中國樓市出現(xiàn)了冰火兩重天的局面,其中一線城市如北上廣深及部分二線城市如天津、武漢、成都等地的庫存率迅速下降,部分城市一房難求,而絕大部分的三線四線城市卻面臨房產(chǎn)過剩無人問津的情況。作為一個基地在三線城市的房地產(chǎn)企業(yè),如何抓住機遇,面臨挑戰(zhàn),如何制定有效的發(fā)展戰(zhàn)略,成為公司高層思考的核心,這也是本文思考的出發(fā)點和研究的重點。本文以發(fā)展戰(zhàn)略管理理論作為出發(fā)點,在深入研究理論發(fā)展脈絡(luò)的基礎(chǔ)上,通過對戰(zhàn)略管理的內(nèi)涵、戰(zhàn)略管理的特征、戰(zhàn)略管理的過程、發(fā)展戰(zhàn)略基本理論、橫向一化和縱向一體化、競爭戰(zhàn)略、五力模型、價值鏈等理論深入分析,結(jié)合DG股份房地產(chǎn)板塊的發(fā)展現(xiàn)狀,機遇、挑戰(zhàn)、優(yōu)勢和劣勢,提出了未來DG股份房地產(chǎn)板塊的發(fā)展思路、基本戰(zhàn)略、路徑選擇,并從產(chǎn)品的差異化、智慧建設(shè)進行了分析。同時也從管理的優(yōu)化、資源整合、組織結(jié)構(gòu)的優(yōu)化等方面研究如何進行戰(zhàn)略執(zhí)行實施。
[Abstract]:Due to the huge regional differences, China's property market has a situation of ice and fire, including first-tier cities such as the north of Guangzhou-Shenzhen and parts of second-tier cities such as Tianjin, Wuhan, Chengdu and other places, the stock ratio declined rapidly. Part of the city is difficult to obtain a house, but most of the third-tier and fourth-tier cities are faced with the situation that there is no real estate oversupply. As a real estate enterprise based in the third-tier city, how to seize the opportunity and face the challenge. How to formulate an effective development strategy becomes the core of the company's high-level thinking, which is also the starting point and research focus of this paper. This paper takes the development strategy management theory as the starting point. On the basis of in-depth study of the development of the theory, through the connotation of strategic management, the characteristics of strategic management, the process of strategic management, the development of the basic theory of strategy, horizontal integration and vertical integration, competitive strategy. Five forces model, value chain theory in-depth analysis, combined with DG stock real estate development status, opportunities, challenges, strengths and weaknesses, put forward the future DG shares real estate plate development ideas, basic strategies. At the same time, it also studies how to carry out the strategy implementation from the aspects of management optimization, resource integration, organizational structure optimization and so on.
