【摘要】:近年來(lái),廈門(mén)市保障性住房建設(shè)總量的不斷增加。但配套公共服務(wù)設(shè)施建設(shè)存在問(wèn)題,導(dǎo)致保障房居民滿(mǎn)意度較低。通過(guò)公共服務(wù)設(shè)施對(duì)保障房居民滿(mǎn)意度的影響機(jī)理研究,分析公共服務(wù)設(shè)施配置過(guò)程中的關(guān)鍵影響因素,為政府建設(shè)保障房提供一定的參考。本文對(duì)公共服務(wù)設(shè)施配置影響因素進(jìn)行分析,選取配置數(shù)量、配置質(zhì)量、交通便捷性、居民參與度及居民認(rèn)知感作為自變量。在此基礎(chǔ)上建立公共服務(wù)設(shè)施對(duì)保障房居民滿(mǎn)意度影響的結(jié)構(gòu)方程模型,提出10條路徑假設(shè)關(guān)系,根據(jù)配置數(shù)量、配置質(zhì)量等6個(gè)潛在變量識(shí)別出23個(gè)影響因素。其次,對(duì)初始模型檢驗(yàn)和修正,得到最優(yōu)模型。最后,計(jì)算各影響因素的總效應(yīng),然后排序并依據(jù)標(biāo)準(zhǔn)劃分影響級(jí)別。研究結(jié)論如下:(1)配套的停車(chē)位出現(xiàn)供給不足:保障房居民擁有汽車(chē)數(shù)量不斷增加,依靠汽車(chē)出行比例占總調(diào)查人群的21.46%。(2)公共服務(wù)設(shè)施配置質(zhì)量對(duì)保障房居民滿(mǎn)意度的影響最大。配置數(shù)量、配置質(zhì)量、參與度、居民認(rèn)知感對(duì)滿(mǎn)意度的影響路徑系數(shù)分別為:0.157、0.352、0.227、0.213。(3)參與度、居民認(rèn)知感對(duì)保障房居民滿(mǎn)意度的影響不可忽視。兩者的影響路徑系數(shù)分別為:0.227和0.213,在準(zhǔn)則層分別處于第2位和第3位。(4)保障房居民較為關(guān)心文娛休閑場(chǎng)所、醫(yī)療機(jī)構(gòu)、商業(yè)設(shè)施的交通便捷性和配置質(zhì)量。使用三類(lèi)設(shè)施的交通便捷性影響系數(shù)分別為:0.308、0.277、0.257,總效應(yīng)排名為:1、3、5;文娛場(chǎng)所的質(zhì)量、學(xué)校教育質(zhì)量、醫(yī)療機(jī)構(gòu)的水平影響系數(shù)分別為:0.301、0.259、0.248,總效應(yīng)排名為:2、4、6。(5)保障房小區(qū)物業(yè)管理不完善。存在設(shè)施維護(hù)不到位、汽車(chē)隨意停放、小區(qū)衛(wèi)生及物業(yè)服務(wù)態(tài)度較差等問(wèn)題,對(duì)保障房居民生活影響較大。根據(jù)研究結(jié)果,本文提出提升保障房公共服務(wù)水平的對(duì)策,解決廈門(mén)市保障性住房公共服務(wù)方面存在的問(wèn)題。
[Abstract]:In recent years, the total amount of affordable housing construction in Xiamen has been increasing, but there are some problems in the construction of supporting public service facilities. Through the study of the influence mechanism of public service facilities on indemnificatory apartment residents' satisfaction, the key influencing factors in the process of allocation of public service facilities are analyzed. This paper analyzes the influencing factors of the allocation of public service facilities, and selects the allocation quantity, allocation quality, traffic convenience. On the basis of this, the structural equation model of the influence of public service facilities on indemnificatory apartment's satisfaction degree was established, and 10 path hypotheses were put forward, according to the allocation quantity. Six potential variables, such as configuration quality, identify 23 influencing factors. Secondly, the optimal model is obtained by checking and modifying the initial model. Finally, the total effect of each factor is calculated. The study concluded that there was a shortage of parking spaces: the number of cars owned by indemnificatory apartment residents was increasing. The proportion of relying on automobile travel accounted for 21.46% of the total survey population.) the allocation quality of public service facilities has the greatest impact on the satisfaction of indemnificatory apartment residents. The quality of cultural and recreational places, the quality of school education and the level influence coefficient of medical institutions were 0.301 / 0.259 / 0.248, respectively, and the total effect was ranked as: 1 / 2 / 4. 6.5) the property management of indemnificatory apartment district is not perfect. There are some problems such as inadequate maintenance of facilities, random parking of cars, poor health and service attitude of residential areas and so on. According to the research results, this paper puts forward some countermeasures to improve indemnificatory apartment's public service level and solve the problems in the public service of public housing in Xiamen.
