北京體育大學(xué)綜合館物業(yè)管理現(xiàn)狀與對(duì)策分析

【摘要】:國(guó)家提倡并積極推進(jìn)學(xué)校場(chǎng)地面向社會(huì)公眾開放,出臺(tái)了一些列政策。物業(yè)管理服務(wù)行業(yè)不斷發(fā)展,并有相應(yīng)法律法規(guī)支持,物業(yè)管理行業(yè)不斷健康發(fā)展,市場(chǎng)環(huán)境積極完善成型。目前國(guó)內(nèi)物業(yè)管理公司大部分都是規(guī)模較小,發(fā)展的集中度不夠。高校體育場(chǎng)館的主要任務(wù)就是保障學(xué)校的體育教學(xué)、訓(xùn)練、競(jìng)賽和課余體育活動(dòng),故而體育設(shè)施較齊全、集中。在我國(guó),高校體育場(chǎng)館都是學(xué)校的國(guó)有資產(chǎn),為學(xué)校服務(wù)的,因此,在管理上很難擺脫行政型和福利型管理模式的范疇。但是體育場(chǎng)館的發(fā)展也受制于學(xué)校的投入,學(xué)校的資金投入完全決定著體育場(chǎng)館各種設(shè)備設(shè)施的維護(hù)和更新周期,有些設(shè)備甚至超出了運(yùn)行周期還在使用。隨著體育場(chǎng)業(yè)的發(fā)展和快速成長(zhǎng),體育場(chǎng)館的運(yùn)營(yíng)管理也應(yīng)該走向市場(chǎng)化,轉(zhuǎn)變管理觀念,我國(guó)高校體育場(chǎng)館也在不斷嘗試新的管理模式,主要還是集中在物業(yè)管理和租賃承包等模式。本文通過對(duì)國(guó)內(nèi)體育場(chǎng)館物業(yè)管理相關(guān)概念及其相關(guān)管理模式的研究,分析與討論使用者滿意度分析北京體育大學(xué)綜合館物業(yè)管理情況,找出北京體育大學(xué)綜合館物業(yè)管理中存在的問題,并在此基礎(chǔ)上提出促進(jìn)北京體育大學(xué)綜合館物業(yè)管理發(fā)展的主要策略,旨在更好的促進(jìn)我國(guó)體育場(chǎng)館的科學(xué)化管理。本文主要包含5個(gè)部分。第一,研究目的與意義,分析了進(jìn)行高校場(chǎng)館物業(yè)管理研究的必要性以及重要作用;第二,文獻(xiàn)綜述,對(duì)物業(yè)、體育場(chǎng)館、物業(yè)管理、體育場(chǎng)館物業(yè)管理和使用者滿意度的概念及特點(diǎn)進(jìn)行闡述,以及對(duì)一般物業(yè)、高校物業(yè)、體育館物業(yè)和高校體育場(chǎng)館物業(yè)管理模式進(jìn)行研究;第三,研究對(duì)象及其研究方法;第四,分析與討論使用者滿意度分析北京體育大學(xué)綜合館物業(yè)管理現(xiàn)狀;第五,對(duì)北京體育大學(xué)綜合館存在的問題進(jìn)行分析,并在此基礎(chǔ)上為北京體育大學(xué)綜合館的物業(yè)管理發(fā)展方向提供建議。
[Abstract]:The state advocates and actively promotes the opening of school venues to the public, and has issued a number of policies. Property management service industry continues to develop, and has the corresponding laws and regulations to support, property management industry continues to develop healthily, the market environment is actively improved. At present, most of the domestic property management companies are small, the concentration of development is not enough. The main task of stadiums and gymnasiums in colleges and universities is to ensure the teaching, training, competition and extracurricular sports activities of the school, so the sports facilities are more complete and concentrated. In our country, all the stadiums and gymnasiums in colleges and universities are the state-owned assets of the school and serve the school. Therefore, it is difficult to get rid of the category of administrative and welfare management mode in management. However, the development of stadiums and gymnasiums is also restricted by the investment of schools, the investment of schools completely determines the maintenance and renewal cycle of various equipment and facilities of stadiums and gymnasiums, and some equipment is still in use beyond the operation cycle. With the development and rapid growth of stadiums and gymnasiums, the operation and management of stadiums and gymnasiums should also move towards marketization and change the concept of management. Colleges and universities in our country are also constantly trying new management models, mainly focusing on property management and lease contracting. Through the research on the related concepts and related management modes of the property management of stadiums and gymnasiums in China, this paper analyzes and discusses the user satisfaction and analyzes the property management situation of the comprehensive hall of Beijing University of physical Education, finds out the problems existing in the property management of the comprehensive hall of Beijing University of physical Education, and on this basis, puts forward the main strategies for promoting the development of the property management of the comprehensive hall of Beijing University of physical Education. The purpose of this paper is to promote the scientific management of stadiums and gymnasiums in China. This paper mainly consists of five parts. Firstly, the purpose and significance of the study are analyzed, and the necessity and important role of the research on the property management of university stadiums and gymnasiums are analyzed. Second, the concepts and characteristics of property, stadiums, property management, stadiums and gymnasiums property management and user satisfaction are expounded, and the general property, university property, gymnasium property and university stadiums and gymnasiums property management mode are studied. Third, the research object and its research methods; fourth, the analysis and discussion of user satisfaction analysis of the current situation of property management of Beijing University of physical Education; fifthly, the problems existing in the comprehensive hall of Beijing University of physical Education are analyzed, and on this basis, some suggestions are provided for the development direction of the comprehensive hall of Beijing University of physical Education.
