【摘要】：隨著深圳市城市化建設(shè)進(jìn)程的快速發(fā)展,既有建設(shè)空間不足的現(xiàn)象愈加明顯,深圳市開(kāi)始將目光投向城市更新這片熱土,但深圳市城市更新的核心目的在于挖掘土地潛在經(jīng)濟(jì)價(jià)值,公共開(kāi)放空間等無(wú)法直接產(chǎn)生經(jīng)濟(jì)效益的公共利益空間,究竟在更新過(guò)程中控制的情況如何,尚有待深入探究。因此,本文通過(guò)對(duì)2012年以來(lái)深圳市的城市更新規(guī)劃實(shí)踐進(jìn)行總結(jié),試圖從整體層面和個(gè)案層面檢視城市更新,尤其是拆除重建類(lèi)城市更新項(xiàng)目中公共開(kāi)放空間控制的情況。本研究共分為七章,第一章為緒論,主要說(shuō)明研究背景及研究框架等;第二、三章為理論研究部分,主要闡述相關(guān)概念與理論綜述;第四至六章為實(shí)證研究部分,主要闡述城市更新中公共開(kāi)放空間的控制情況;第七章為思考與結(jié)語(yǔ)�，F(xiàn)將第二至六章的內(nèi)容總結(jié)如下:第二章:對(duì)城市更新、公共開(kāi)放空間以及城市更新中的公共開(kāi)放空間等概念和內(nèi)涵進(jìn)行辨析,明確城市更新中公共開(kāi)放空間的具體研究范圍;第三章:對(duì)前序列研究以及國(guó)內(nèi)外的相關(guān)研究動(dòng)態(tài)進(jìn)行梳理,進(jìn)一步說(shuō)明選題的角度;第四章:在概述深圳市城市更新中公共開(kāi)放空間規(guī)劃控制內(nèi)容的基礎(chǔ)上,探討其公共開(kāi)放空間的規(guī)劃控制特征;第五章:以人均公共開(kāi)放空間面積指標(biāo)作為整體層面上公共開(kāi)放空間規(guī)劃控制情況的評(píng)價(jià)指標(biāo),對(duì)比分析城市更新規(guī)劃與相對(duì)應(yīng)的法定圖則在人均公共開(kāi)放空間面積上的差異;第六章:在此基礎(chǔ)上,分別選取工業(yè)區(qū)改造和城中村改造的若干典型實(shí)踐案例,從空間公共性的視角,剖析其公共開(kāi)放空間是否真正起到作用并總結(jié)若干影響控制的因素。
[Abstract]:With the rapid development of urbanization construction in Shenzhen, the phenomenon of insufficient space for existing construction is becoming more and more obvious. Shenzhen has begun to focus on the urban renewal of this hot land. However, the core purpose of urban renewal in Shenzhen is to excavate the potential economic value of land, open public space and other public interest space which can not directly produce economic benefits. How to control the situation in the renewal process remains to be further explored. Therefore, this paper summarizes the practice of urban renewal planning in Shenzhen since 2012, and attempts to examine urban renewal from the overall level and case level, especially the situation of public open space control in urban renewal projects of demolition and reconstruction. This research is divided into seven chapters, the first chapter is the introduction, mainly explains the research background and the research framework; the second, the third chapter is the theoretical research part, mainly elaborates the related concepts and the theory summary; the fourth to the sixth chapter is the empirical research part. This paper mainly expounds the control of public open space in urban renewal; the seventh chapter is the thinking and conclusion. The contents of the second to sixth chapters are summarized as follows: chapter two: the concept and connotation of urban renewal, public open space and public open space in urban renewal are analyzed, and the specific research scope of public open space in urban renewal is clarified. Chapter three: combing the former sequence research and related research trends at home and abroad to further explain the angle of the topic. Chapter four: on the basis of summarizing the content of public open space planning control in the urban renewal of Shenzhen, The fifth chapter: take the per capita public open space area index as the overall evaluation index of the public open space planning control. Comparing and analyzing the difference between urban renewal planning and corresponding statutory plans in the area of public open space per capita. Chapter VI: on this basis, select several typical practical cases of industrial zone reconstruction and urban village reconstruction, respectively. From the perspective of spatial publicity, this paper analyzes whether the public open space really plays a role and summarizes some factors that influence the control.
