【摘要】：近年來,由于我國土地資源稀缺的現(xiàn)狀以及土地成本不斷攀升的形勢,高層民用建筑在房屋工程建設領域內(nèi)越來越多地扮演著重要的角色,隨著國民經(jīng)濟的持續(xù)快速發(fā)展,高層建筑在數(shù)量、高度、結構復雜程度等方面都取得了不同程度的突破。與多層民用建筑相比較,高層民用建筑具有工程體量大、資金占用量多、資金周轉周期長的特點,因此,無論從宏觀還是微觀的層次工程造價管理工作對于其在決策、設計、建造、運營、維護等全壽命周期各個階段的系統(tǒng)運行都更加復雜、困難。本文以全生命造價管理的理論為基礎,通過對恒大地產(chǎn)集團有限公司造價管理工作的介紹,分析研究高層民用建筑造價管理方法在實踐當中的應用情況。從組織結構、制度設計、操作工具、工作流程、方案設計等方面深入說明企業(yè)的造價管理體系,并提出決策、設計、實施等階段的控制措施。通過剖析企業(yè)現(xiàn)狀,進一步提出有針對性的合理化建議,幫助改善整體管理水平。本文結合企業(yè)和具體案例的分析、論證,充分將理論運用于實際,力求管理措施具有可操作性,積極探索提高管理業(yè)績的有效路徑。本文通過對各階段高層民用建筑管理工作的優(yōu)化改進,希望能夠給領域內(nèi)的同行業(yè)者提供一些有價值的參考和借鑒。
[Abstract]:In recent years, due to the scarcity of land resources and the rising land cost in China, high-rise civil buildings are playing an increasingly important role in the field of housing construction, with the sustained and rapid development of the national economy. High-rise buildings have made some breakthroughs in terms of quantity, height, structural complexity and so on. Compared with multi-storey civil buildings, high-rise civil buildings have the characteristics of large amount of engineering, large amount of funds and long period of capital turnover. Therefore, whether from the macro or micro level of engineering cost management work in its decision-making, design, Construction, operation, maintenance and other life-cycle stages of systems are more complex and difficult. Based on the theory of whole life cost management, this paper introduces the cost management work of Evergrande Real Estate Group Co., Ltd., and analyzes the application of the cost management method of high-rise civil buildings in practice. From the aspects of organization structure, system design, operation tool, work flow, scheme design, etc., the cost management system of the enterprise is explained in depth, and the control measures of decision, design and implementation are put forward. By analyzing the present situation of enterprises, this paper puts forward some reasonable suggestions to help improve the overall management level. Based on the analysis and demonstration of enterprises and concrete cases, this paper fully applies the theory to practice, strives for the maneuverability of management measures, and actively explores the effective way to improve the management performance. By optimizing and improving the management of high-rise civil buildings in various stages, this paper hopes to provide some valuable reference and reference to the same industry in the field.
